This aluminum guy gave me 1245000 for 17 windows.
I didn’t bother to call him back . He texted me on WhatsApp again , and gave me 1.1m last.
Well I told him my total budget is 800k
..

I priced welded double platted door yesterday, it doesn’t make sound , 110k for 4ft and 80k for 3ft X 2 total 260k

I want to check out the prices of imported doors too.

Pls which one strong pass?

Hello sir, good morning , since yours is 92 meters, You should be able to beat it down to 2500/2700 or at most 3000 per mtrs.
This is workmanship for the parapet guy sir( they will cast and hang it).

There’s no big deed in the material , just cement and sand and cutter rod .. buy 30k cutter rod ( 30 lengths @ 1k ,)
A tipper of sand and 35 bags should suffice for the precast ( and 15 bag should cover the final casting by the bricklayer)

Carpenter workmanship plus material ( I believe the carpenter work here is scaffolding) should not be more than 40k for half scaffolding( half here means they will run the scaffold on one side and after the parapet is done on the first side they’ll move to the the other side).. full scaffold is a waste of money to me except you rent those materials. After the parapet is done , they don’t need to remove it, it will be useful when plastering for those bricklayers to mount.

Infact the scaffold work can’t take more than 4hrs at most. So 110k is very outrageous.

One bamboo costs 400/450 here, you’ll need like 30 pieces for one side of 92 mtrs ( bungalow o ) that’s 12k plus 7k transport = 17k, binding wire and nails ( 10k) workmanship no go pass 10k highest ( honestly it’s a very easy job ) ..

Also u will need 2by2 , buy 20 , u can buy that yourself , the parapet guys will cut it into pieces themselves in order to brace the parapet . U can’t spend more 12-15k on this .

But let assume na the carpenter go bring the material and everything Fõr scaffolding , honestly it should not be more than 50k at most including workmanship . These people will make it seem like it’s something spectacular but na lie o.
note that this is for precast parapet o.

But make sure they’re supervised sir.

thank you for the reply sir. We used about same number of cement here and 25quarter rod for 65 sq metres. The precast guy said 3,500 per metres, but I insist on 3000 per metres

Spent about 120k on rod and iron bender workmanship. I didn't know iron bender is not needed

Hello everyone . Pls I’m about to do the window .

I have 17 windows in total , 4 Windows are for toilets while 13 are for the rooms and palors.
I’m going there tomorrow with an aluminum window guy , I want to use the one that comes with casement ( which includes burglary, net and window itself).
Pls can anyone help me with the rough estimate so I go know how to price am tomorrow.
How much per window ?

I also want to ask that , is it okay if I go for local welder double plated doors ( they said it doesn’t make sound and it’s strong ) or I should go for Turkish imported doors. One for the main entrance, one for kitchen exit and one for the private sitting room .

4ft and 3ftx2

Pls what’s the price range both for the welder and imported . The thing is I’m always busy and not always around so I want to use the very little time I have to kill two birds with a stone .

* Scalfold.

I don't know iron bender will still work. The iron bender man is saying 130k

Total square meters of mine is 62mtrs
I used 23 cements for the actual precast ( and I use 9 bags for final casting , the bricklayer did the final casting not the parapet guys . total of 32 bags ).
I used 20 quarter rode in total ( I bought 30)
I paid 3000 per mtrs X 62 mtrs = 186k

I bought 2by2( they cut am into pieces ). wey dem Dey use raise the parapet. I think 12k
I’ll say just find a random carpenter to handle the scaffolding, it will save you lots of time and stress. I paid 30k for everything including binding wire , nails and workmanship .

Iron bender doesn’t hVe anything to do with precast parapet , the masons will do their job , they will just cut it to size they want.

For precast parapet, I didn’t use any iron bender . Except you’re talking of concrete parapet .

mine is 62mtrs yours is 60mtrs , you can use my quotation to avoid unnecessary spending .

Also make sure you monitor them , cos if I was not there, almost 15 bags of cements and 10 quarters rose lengths would have gone ..

Weldone, but you are investing for the future. The money is not a waste.

Also remember that where you are staying presently was once a bush. Give the area 3-5yrs you will see massive development. I will also advise if you have money you can get plot and keep for the future.

Hello sir , I’m sorry for late response, I’ve been offline and so busy. I think I spent about 500k not really 460k .
It’s precast parapet
1. 35 bags of cement for the pre cast and after cast ( the bricklayer also cast it round when they mounted it ). @4100 x 35bags ( plus transportation 143500) although I bought 48 cement i foolishly followed his quotation.

2. I bought cutter rod 30 lengths ..@ 1000 naira each ( dem use only 20) and I used 5k for transportation. so let’s put it for 25k.

3. I spent 20k for 2by2 wood , nails and transportation.

4. I spent 30k in total for scaffolding ( including workmanship , binding wire and facial board ). The scaffolding formed L. So when they finished with the right side, they moved to the other side.

5. Workmanship is 186k ( 3k per meters. Total na 62meters)

6. The bricklayer that did the final casting collected 15k

7.I bought a trip of sharp sand (they call it double ) 40k
They no use am finish .

8. I bought gravel for the final casting 35k. Dem use am finish

Total 494k . ( these are what I could remember)

I later used the extra 13 bags of cements ( remember I bought 48 bags initially) for flooring( I bought additional 10 bags) total 23bag for flooring.

And he gave me 35 bags in quotation o.
My advice is that
1. Don’t always follow their quotations
2. Be there to supervise yourself if you’re not using an engineer .
3. If the quotation is 500k , make sure u have 600k budget incase…

Everything cost me around 3.3m plus or minus .

I spent 840k for woods ( ayin ), nails, chemical for spraying , knapsack , transportation and workmanship ..
I spent 1.9m naira for 390 sqm of stone coated black Milano plus accessories, transportation and workmanship
I spent 460k for the parapet and workmanship ( these guys did a great job ) .

While the roofing was going on , I felt like I wasted money ( spent around 3.3m to roof 3bedroom ( two sitting room) flat). I Thought I shoulda added small change and buy correct lexus cheesy

..
But when it completed omo I’m really really satisfied .. as in I love it so so much . So beautiful .

Another downside is that the area is not yet developed to what I’m used to and it looks odd, bush bush everywhere ., but I don do am I don do am. Tbh na force dem force me o grin grin

You needn't be in too much haste if your goal is to save cost. Get quotations from one or two more carpenters and compare.
Speak to anyone that's recently roofed his house because wood types are always dependent on your location, also find time to visit the wood market alone to do your survey and discuss with some of the wood dealers on quality and cost.
I got two carpenters for quotations, the first quoted 160 timbers, workmanship for 130k (rafter and roof installation) while the 2nd quoted 130 timbers, same workmanship for 150k. I decided to purchase just 95 timbers for the 2nd carpenter with the plan of buying more if not enough, you won't believe that the 95 timbers were enough with some leftovers - a similar case with your parapet's.
For the original stone coated Gerard, why not give money121 here the job as I'm yet to read any negative review about him.
Finally, you may also share your building plan here for the seasoned pros here to advise.
The above advice may not be the best but is based on my experience after I made up my mind to be monitoring my projects myself.

I just finished with the parapet and I think it’s right about being at the site with the workers for proper monitoring.. The parapet guy quoted 45 bags of cements and 45 cutter rods. Believe me, I bought 45 bags and he only used 25 bags for every thing.. I saved 20 bags already. I bought just 30 length of rods and it’ was enough .

That being said, I’m about to do the roofing and I also want to use stone coated shingles

My carpenter quotation is beyond my power. He justified it with original woods are expensive .

i want to ask if it is compulsory for the carpenter to go buy it? How can I avoid buying fake woods?

I’ll be going to get it on Monday hopefully ..

And finally, how can I spot the original stone coated gerard? and is it advisable to go buy directly from factory ??

Finally he charged me 200k for roofing of 3bedroom flat..

Pls help ..
