My friend bought it 4,100 psqm last week.

I just finished with the parapet and I think you’re right about being at the site with the workers. The parapet guy quoted 45 bags of cements and 45 cutter rods. Believe me, I bought 45 bags and he only used 25 bags for every thing.. I saved 20 bags already. I bought just 30 length of rods and it’ was enough .




That being said, I’m about to do the roofing and I also want to use stone coated shingles like yours.

My carpenter quotation is beyond my power. He justified it with original woods are expensive .

I want u to do me a favor.

Help me write out breakdown of the woods u used.
( my house is almost same thing as yours).

Even if the measurement is not the same, I’ll buy exactly like yours and if it’s not enough , I’ll buy more. I don’t want this people to overcheat me.. grin

Give me the break down of the wood
How many 2by 3
How many 2by4
How many 2by6
How many 3 by 4
how many bags of nails.

Also is it compulsory for the carpenter to go buy it? How can I avoid buying fake woods?

And finally, how can I spot the original stone coated gerard? and is it advisable to go buy directly from factory ??

After fitting the windows, doors, and burglary, i proceeded with the ceiling for the rooms, toilets, laundry, and the kitchen.

I got 2ft by 2ft ceiling at the rate of 4000 Naira per pack.

I got 30 packs.

I bought wood and nails.

Workmanship was 45,000 Naira.

Please can I see how the ceilings look like?

After the plastering, i proceeded with the POP work, both the arc, pillars and the white POP.

I bought 40 bags of POP cement. Each bag is 5,500 Naira.

20KG fillers.

Workmanship is per square meters. So total cost of white POP plus the TV stand was 170,000 Naira

For the arc and pillars,

I bought 5 bags of cement and the workmanship was 30,000 Naira.

Each bag of cement was 3,700 Naira.

How many trips of plaster sand and sharp sand did you buy for the plastering?

I’ve just completed the roofing ,
Everything cost me around 3.3m plus or minus .

I spent 840k for woods ( ayin ), nails, chemical for spraying , knapsack , transportation and workmanship ..
I spent 1.9m naira for 390 sqm of stone coated black Milano plus accessories, transportation and workmanship
I spent 460k for the parapet and workmanship ( these guys did a great job ) .

While the roofing was going on , I felt like I wasted money ( spent around 3.3m to roof 3bedroom ( two sitting room) flat). I Thought I shoulda added small change and buy correct lexus cheesy..
But when it completed omo I’m really really satisfied .. as in I love it so so much . So beautiful .


Another downside is that the area is not yet developed to what I’m used to and it looks odd, bush bush everywhere ., but I don do am I don do am. Tbh na force dem force me o grin grin

Good afternoon Chief Engineers and Architects

Please can someone assist with a good plan sample for a 3 bedroom flat that's not too complex in cost to erect.
Good linkages, lighting and ventilation.
I've seen a couple here on NL but would love to see more recent ideas.
Plot size is 50ft (breadth) by 70ft(depth inside the plot).
