DON’T BUY TROUBLE: THE DANGER OF BUYING GOVERNMENT-ACQUIRED LAND Every year thousands of Nigerians fall into a silent but deadly trap - buying land under government acquisition. It’s a mistake so costly even your loudest prayers won't reverse it. When land is under government acquisition, there is absolutely no remedy. Government acquisition simply means the government has legally taken over a parcel of land for public use - roads, schools, housing estates, industrial projects, etc. The law gives them power to do this. Even with your Land Agreement and receipt, if you build on such land, your dream property could be demolished in a flash. No refund. No compensation. No mercy. Reasons for acquisition could even be future projections by Government. These lands may look vacant, untouched and perfect for your next real estate move, but don’t be deceived; they’re government time bombs. Only an experienced Property Lawyer can save you from this disaster. You need someone who knows where to check, what to ask and how to verify the real status of the land. Don’t rely on agents or community people. The stakes are too high. Before you pay for land, do due diligence. "I didn't know" won’t stop Government bulldozers from turning your mansion into fine dust and memories. Think smart. Buy right or get ready to watch your investment turn to rubble. Prevention is not just better than cure; it’s the only option. _ APEX CHAMBERS, best Law Firm of experienced Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors , Advocates, Legal Consultants, Legal Practitioners (rendering legal services) and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

YOU CAN’T GIVE WHAT YOU DON’T HAVE – LAND BUYERS BEWARE A buyer thought he had struck gold in a nice area in Port Harcourt. He paid for 10 plots with no due diligence, just an unregistered Survey Plan and Deed of Conveyance. Fast forward to one year, he was chased off the land by the seller’s angry family. They claimed the seller had no authority to sell. No family consent to sell the family land. Something due diligence would have revealed. They resold it all and his Deed of Conveyance became like ash in his hands - a worthless paper. Not worth the paper it was written on. The Latin maxim nemo dat quod non habet means “you can’t give what you don’t have.” It’s not just Lawyer talk. It’s the hard truth in land transactions. If the person selling land to you has no ownership or authority to sell, then nothing (not a receipt, survey plan or even a registered Deed of Conveyance) can transfer ownership to you. You can’t put something on nothing and expect it to stay there; it will fall. Land transactions are not powered by trust; they are powered by ownership. If the seller does not have valid ownership, you’re buying a legal disaster, not land. Before you throw millions into any property, demand proof of ownership or authority to sell. Engage a Property Lawyer to do a proper search and verification. Anything less is playing Lotto with your money. In real estate, ignorance is more expensive than land itself. __ APEX CHAMBERS, Law Firm of Property and Business Lawyers, Barristers, Solicitors, Legal Practitioners (rendering legal services), Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria. DON'T JUST BUY LAND, REGISTER IT OR RISK LOSING IT You could lose that land you paid millions of naira for, just because you didn’t register the documents. In a landmark 2025 judgment that should shake every land buyer, the Nigerian Supreme Court in the case of Taan vs. SCOA Nigeria Plc has reaffirmed a harsh legal truth: if your land purchase document is not registered, you cannot rely on it to prove that you own the land. Yet many land buyers in Nigeria are fond of ignoring this critical step, assuming that a receipt or agreement is enough. It is not. This decision doesn’t just reiterate the law; it sends a strong message to anyone who thinks registering land documents is a waste. It is not. It is the very key to securing your property rights. An unregistered land document is like a beautifully wrapped gift with nothing inside. It is like a flashy car without an engine - useless when it matters most. Visibly impressive but legally hollow. You can buy land, develop it, even live on it for years and still lose it in court - all because you failed to register your document. Engage a Property Lawyer to draft and register your documents properly, ensuring your ownership stands the test of law and time. Buying land is not ownership - registering it is. Don’t fumble over something as avoidable as failing to register your land ownership. Buy smart. _ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate /Commercial Lawyers, Attorneys, Barristers, Solicitors, Advocates, Legal Practitioners, Legal Consultants (legal services provider) & Notary Public in Port Harcourt, Rivers State, Lagos and Abuja, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHATEVER YOU BUILD ON A LAND BELONGS TO THE OWNER OF THE LAND You can build a mansion of gold, but if it stands on land that is not legally yours, you may have just gifted someone a palace. In Nigeria, one harsh reality continues to humble unsuspecting land buyers: whatever is affixed to the land belongs to the owner of the land. It doesn't matter whether you’ve constructed a block of flats, a shopping mall, or a twenty-storey skyscraper. If the land is not legally yours, every brick, tile and finishing legally belongs to the person who owns the land. Let that sink in. Too many people are investing millions, sometimes billions of naira erecting beautiful structures on land they never properly acquired. And when the true owner shows up with a valid ownership, court judgments are brutal: the building stays but the builder walks away empty-handed. This is why getting it right from the beginning is a must. Before fencing, sketching architectural designs or laying a single block, ensure the land is free from issues, verify its ownership and confirm that you are dealing with the rightful owner. It's not just about having a receipt or knowing the family; it's about airtight legal ownership. Avoid heartbreak. Don’t build castles for strangers. Work with a Property to do due diligence and secure your ownership before you build your dream. In real estate, mistakes don’t just cost money, they cost everything. _ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate Lawyers, Attorneys, Barristers, Solicitors, Legal Practitioners, Legal Consultants and Notary Public with Law Offices in in Port Harcourt, Lagos and Abuja, Nigeria.

DON'T LET "MR. AND MRS." COST YOU YOUR PROPERTY OR BUSINESS It sounds so sweet and romantic for “Mr. and Mrs. David Enyindah” proudly buying a piece of land, a house or starting a business together. But in law, that cute title could be a silent time bomb waiting to explode. When a couple uses “Mr. and Mrs.” as the name on documents, whether for buying land, house or registering a business, they create dangerous confusion about ownership. Nigerian legal documents need clear meaning and legal identity, not emotion. “Mr. and Mrs.” is not a legal name. It doesn’t say who truly owns what. Is it the husband? The wife? Both? And in what shares? This confusion can lead to serious trouble during conflicts, divorce, death or inheritance claims, often leaving the woman powerless because her name was not properly stated. The correct approach is to always state both full names on any land ownership document, business registration or contract: “Mr. David Enyindah and Mrs. Blessing Enyindah” — not “Mr. and Mrs. David Enyindah." That way, the husband and wife are clear co-owners with defined legal rights and protections. Whether it’s land, building or a business, document wisely. Property and profit are too valuable to lose over a wrong name. Don’t let romance ruin your property or business dreams. Land and business are too valuable to be lost over a wrong name. Love deeply but sign with your full name. __ APEX CHAMBERS, Property/Real Estate & Business/Corporate/Commercial Lawyers in Port Harcourt, Lagos and Abuja, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

PAYMENT FOR LAND IS NOT OWNERSHIP Paid for land? It’s not yours yet. So you’ve handed over millions of naira, signed a receipt and posed for pictures on the land. But guess what? That land may still legally belong to someone else. In Nigeria, many land buyers confuse payment with ownership. It’s a dangerous assumption; one that has cost countless Nigerians huge money. The harsh truth is this: until you’ve completed key legal steps, all you’ve done is fund a potential lawsuit or land dispute. Payment is only the beginning. To truly own land, you must verify the seller’s ownership, conduct a proper legal search and ensure there are no issues, court orders or government interests. Next, you need a properly drafted land purchase document (Deed of Conveyance/Assignment) signed, witnessed and registered at the land registry. Many buyers stop at receipt and shake hands. Some skip the survey plan or don't confirm the land’s usage regulations. Others don't bother with Certificate of Occupancy - a legal requirement for perfecting ownership. Land doesn't forgive ignorance. Wishful thinking won't count against another properly documented buyer. Don’t just pay and pray. Protect your investment. Engage a Property Lawyer from the start. Land ownership doesn’t go to the first to pay; it goes to the best prepared. ___ APEX CHAMBERS, Property/Real Estate & Business Lawyers, Attorneys, Barristers and Legal Practitioners with Law Offices in Port Harcourt, Lagos and Abuja, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

ESTATE OR LAYOUT? DON’T BE CAJOLED WITH SWEET TALK Not every land with a fancy gate and glossy flyer is an Estate. Some are just cleverly branded Layouts dressed in marketing hype. In Nigeria, many land buyers fall into a silent trap: thinking they’ve bought land in an Estate when all they’ve really bought is a plot in a Layout. But what’s the difference and why does it matter? A Layout is a mapped arrangement of land plots carved out from a larger piece of land, often without real infrastructure or facilities. It’s like buying land in a village with the hope that someday development will get there. On the other hand, an Estate comes with promised or existing infrastructure - perimeter fence, internal roads, shopping centre, waste management, recreational facilities, power supply and security. Many real estate companies advertise Layouts as Estates to lure buyers with grand visions, but in reality they have no plans or capacity to develop it. Before you pay, ask the right questions. Is this an Estate with actual or clearly phased development, or just a Layout waiting on government infrastructure that may never come? Don’t let branding and packaging fool you. Visit the site; study the site plan. Ask for approved Layout Plan. Read the fine print. Consult an experienced Property and Real Estate Lawyer and get proper legal guidance. You need it. Know the truth. Save millions of naira. __ APEX CHAMBERS, Property/Real Estate and Business Lawyers, Attorneys, Barristers and Solicitors with Law Offices in Port Harcourt and Abuja, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

SECURE THAT GIFT OF LAND OR BUILDING WITH A DEED OF GIFT When love or gratitude produces gift of landed property, put it in writing so you don't regret. A Deed of Gift is a legal document through which a person voluntarily transfers ownership of land and/or building to another person without any payment in return. It is used for gifts between family members or loved ones and must be done in writing to be valid under Nigerian property law. To be legally effective, a Deed of Gift must follow the proper format. It must include the full names and addresses of the giver and the receiver; clear description of the property; that the transfer is a gift made voluntarily and without force and in consideration of love and affection and signatures of the parties and their witnesses. A Deed of Gift gives the receiver legal ownership of the property and prevents disputes or claims from third parties. The only legally recognized way to transfer ownership of land or building is by Deed. Without a Deed of Gift drafted by a Property Lawyer, the receiver may lose ownership rights. Family members or third parties could successfully challenge the transfer even if it was handed over physically. This morning, a man based in Lagos contacted Apex Chambers to prepare a Deed of Gift to transfer his building in Port Harcourt to his dear daughter. Secure your own. __ APEX CHAMBERS, Law Firm of Property/Real Estate & Business Lawyers, Attorneys, Barristers & Notary Public in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

EMBRACING LEGAL EXCELLENCE IN PROPERTY TRANSACTION “Why change the winning team?" He said with a smile. That was the soothing realization of a UK-based Nigerian who recently reached out to Apex Chambers. In February, 2025, we had conducted comprehensive due diligence on two land he intended to buy in Port Harcourt, and produced a full written report. Impressed by our thoroughness, legal expertise and attention to detail, he did not hesitate to contact us again last night. This time for a piece of land and building he was eyeing. Why? Because he now understands that due diligence is not a matter of choice, it is a necessary step. Buying land or building in Nigeria without legal due diligence is like jumping into deep water without knowing how to swim. The risks are ruthless: ownership issues; fraudulent sellers; government-acquired lands, multiple allocations; family inheritance battles, counter claims. The list is endless. One wrong step and you could lose your entire investment with no recovery in sight. What is worth doing is worth doing well. A smart buyer will insist on thorough checks before committing funds. It takes the sharp legal eyes and expertise of a dedicated Property lawyer to uncover red flags that are not visible to the untrained. When buying property, don't just hope for the best; get professional due diligence. Peace of mind is priceless; don't jeopardize yours. __________________ APEX CHAMBERS, Property/Real Estate and Business /Corporate/Commercial Lawyers, Attorneys, Barristers and Notary Public with Law Office in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY WAIT TO CONSULT A LAWYER UNTIL IT IS TOO LATE? Just yesterday afternoon, a lady frantically searched online for the best Lawyers in Port Harcourt. Her search led her to Apex Chambers, and she called us in distress. Court bailiffs were at her premises, executing a judgment. Her properties were being carried away to the court premises for a public auction. The shocking part? The case was filed against her in 2021. She had been fully aware of it but chose not to engage a Lawyer or enter any form of defence. She ignored the court case for three long years and now faced with judgment and execution. She was desperately seeking urgent legal help. Talk about not making hay while the sun shone. Unfortunately, her story is not unique. Many people underestimate legal issues, hoping they will go away on their own. Others rely on wrong advice, fear the cost or assume the matter is simple. But in law, silence is dangerous. It can be taken as admission of liability or agreement. The best time to consult a Lawyer is at the very beginning; the moment you receive a letter, notice or court document. That is when your options are widest and your rights can be fully protected. Waiting until judgment is delivered or enforcement of judgment begins is often too late to fix things. Legal help is most potent when you act early. Legal problems don’t disappear with time; they grow worse. Don’t wait until it’s too late. Don't dull. __ APEX CHAMBERS, Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors, Legal Practitioners, Legal Consultants and Notary Public with Law Office in Port Harcourt, Nigeria. APEX CHAMBERS: MAINTAINING PROFESSIONAL INTEGRITY AND TRUST IN THE NIGERIAN LEGAL SYSTEM One bad Lawyer can ruin a client's life and damage the public's trust in the entire legal system. In the Nigerian legal system, professional comportment and trust are indispensable pillars on which the integrity of the legal profession rests. Legal practitioners are custodians of justice and the public expects them to demonstrate the highest level of honesty, discipline and ethical responsibility. Professional trust forms the bedrock of the Lawyer-Client relationship, ensuring confidentiality, reliability and sound legal representation. When legal practitioners engage in professional misconduct such as dishonesty, breach of client confidence, negligence or incompetence - the consequences are terrible. Beyond disciplinary actions by the Legal Practitioners' Disciplinary Committee (LPDC), such actions erode public trust and confidence in the legal system, and tarnish the reputation of the legal profession. The ripple effect is a weakened client confidence and a damaged justice delivery system. Apex Chambers exhibits the highest level of professionalism, integrity and ethical conduct in all its dealings. These values have earned Apex Chambers recognition as the No. 1 Property and Business Law Firm in Port Harcourt on Google search globally. HOW TO AVOID BEING A VICTIM OF THE RISING RISK OF LAND FRAUD IN NIGERIA Land fraud in Nigeria has reached alarming levels. Dishonest persons boldly sell land/building that does not belong to them (land grabbers); land in dispute or multiple ownership claims; government-acquired land or land designated for public purposes or special use, without disclosing these facts to unsuspecting buyers. Many buyers only discover the truth when faced with forced eviction, demolition or lawsuits. This dangerous trend has made land investment one of the riskiest ventures in Nigeria today. People, lured by attractive prices or sweet promises from agents and sellers, rush into transactions without proper checks. The result is often tragic - loss of huge amounts of money, prolonged legal battles and shattered dreams. Yet, despite the risks, investing in land remains one of the best and most rewarding investments anyone can make. Its value appreciates steadily and it offers lasting wealth and security, but only when done right. To do it right, you must engage an experienced Property Lawyer to carry out full due diligence - verify ownership, check for issues, identify government interests, and confirm the land's true legal status. THE DANGERS OF NOT CONDUCTING A LEGAL SEARCH BEFORE PAYING FOR LAND IN NIGERIA Something heartbreaking happened last week to a man who bought land near Port Harcourt. He bought a land through his office colleague four years ago. He said it was his colleague that took him to the seller. The colleague signed the Deed of Conveyance (land purchase document) as his witness and assured him that he knew the seller's family very well and that his own house (colleague) was directly opposite the land. So he paid for the land, not knowing that the land had already been sold by the first son of the family, to some other person. The last son that later sold this land is nowhere to be found. The colleague is denying knowing that the land had been sold before. He was asking if he can hold his colleague responsible for breach of trust, criminal conspiracy and fraud. This is a situation you should pray not to be involved in. But prayer alone won't help. It has to be backed with action - positive steps. Those positive steps are what we Property Lawyers call due diligence - a careful and complete investigation into the genuineness of the land, it's real owner and the land's official legal status with Government, to avoid issues cropping up later and affecting your ownership rights. So when buying land, always consult a Property Lawyer to do full findings about the land/building before you proceed. _ APEX CHAMBERS, Property Lawyers, Attorneys and Barristers in Port Harcourt, Nigeria.

Fortunately, he searched online and met a seasoned Property Lawyer with over 18 years of experience who became his beacon of hope, helping him conduct thorough research/investigation of the land ownership and true legal status with Government. THE NEED FOR A WELL DRAFTED RECITAL IN A LAND/BUILDING PURCHASE DOCUMENT Sandra, a young Nigerian woman had always dreamed of building a home for her family. After years of saving, she finally found the perfect plot of land in Port Harcourt. As she embarked on the journey to purchase the land, her Property Lawyer emphasized the importance of a recital in the land purchase document (Deed of Conveyance). A recital, also known as a recital clause, is a section in a land/building purchase document that tells the background story of the transaction. It is a narrative that provides context, clarity and a vivid history of the ownership of the land or building. A well-drafted recital should include: 1) Names and descriptions of the land, buyer, seller and other parties. 2) Accurate history and chain/change of ownership of the land or property being sold, from time immemorial till the date of the present transaction. A recital is important as it ensures a smooth transaction. By providing clear context, a recital helps you as buyer prevent misunderstandings, explains the intentions of the parties involved and in case of a claim, the recital serves as valuable evidence. So have a land/building purchase document that solidifies your property ownership. Get a Property Lawyer to draft a comprehensive land purchase documentation. __________________ APEX CHAMBERS, Property and Business Lawyers, Attorneys, Barristers, Solicitors and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

HOW TO KNOW A GENUINE PROPERTY AND BUSINESS LAWYER Alabo, a medical doctor, got a lucrative deal. He then bought a piece of land in Port Harcourt, but his excitement was short-lived. The supposed Lawyer he hired turned out to be fake. Red Flags when looking for a genuine Lawyer: - No proper identification: The Lawyer didn't provide a valid ID or NBA practice license for the current year. - Lack of expertise: He is not knowledgeable about the property laws of the State where the land is located. - Unrealistic promises: He guarantees a very quick and hassle-free process. The unfortunate part of engaging a fake Lawyer is that you will end up losing your hard-earned money, something you didn't bargain for. This is because the legal documentation he took legal fees for and prepared for you will have no legal effect whatsoever. The addresses, stamp and seal would all be fake, thereby rendering the whole transaction an illegality. To Spot a Genuine Property Lawyer 1. Verify his Supreme Court enrolment number and NBA registration at the NBA website or office; ensure he has property law experience; genuine Lawyers provide realistic timelines, and check online reviews on his reputation. Don't be a victim of fake Lawyers. Be sure you're dealing with a real Lawyer. Avoid Alabo's mistake. Invest smart. __ APEX CHAMBERS, award-winning Law Firm of Property/Real Estate and Business Lawyers, Attorneys, Barristers, Solicitors & Notary Public with Law Office in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

THE DANGERS OF ORAL AGREEMENTS Imagine buying a car from a friend and you both agree on the price. You shake hands and the deal is done. But what happens when your friend suddenly changes his mind and wants more money? You're left with nothing but a handshake and a broken promise. This is exactly what can happen when you rely on oral property and business agreements. A simple misunderstanding of, or forgetting, the terms can lead to claims and counterclaims. You don't need that trouble. A written agreement, on the other hand, provides a clear and binding contract between parties. It outlines the terms, conditions and duties of each party, leaving no room for misinterpretation. With a written agreement, you have proof of the agreed terms; avoid property and business disputes/claims and your rights and interests are duly covered. Even with family and friends, with an oral agreement and mere reliance on trust, you are not sure of anything as long as money is involved. Even with good intentions on both sides, terms can be forgotten or easily misconstrued. It is said that the faintest ink is better than the best memory. Avoid verbal agreements at all costs. So the next time you're tempted to have a gentleman agreement, remember: a written agreement is your best move for a smooth property or business transaction. __ APEX CHAMBERS, Property/Real Estate and Business/Corporate Lawyers, Attorneys, Barristers, Solicitors & Notary Public in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

COMMON MISTAKES LANDLORDS MAKE OVER THEIR TENANT HOUSE Imagine having a residential property for tenants only to face tenants' headache. A Landlady told us a few days ago how she had to evict a difficult tenant and decided not to rent out the property for almost a year, to avoid tenant wahala. A businessman built a nice two-storey building in Port Harcourt and put in tenants but didn't hire a Property Lawyer to manage it. He thought it was an unnecessary expense. Most of the tenants became a thorn in his flesh. Not hiring a Property Lawyer was a big mistake. A Property Lawyer will help you prepare a strong Tenancy Agreement; check if prospective tenants are trustworthy; keep proper records; handle problems with tenants; ensure you comply with Nigerian property laws and ensure the property is always in good condition. Some Landlords/Landladies engage estate managers who are not Lawyers, forgetting that these persons cannot prepare legal documents and evict tenants, and the estate manager ends up engaging the legal services of a Lawyer. That's double expenses. Tenants are more likely to comply when a Lawyer is the estate manager. If you make these mistakes, you jeopardize your property investment and bring in the wrong people into your property who may damage your property and stress your life. So do the right thing; get a Property Lawyer to manage your property and maximize your gains. __ APEX CHAMBERS, Property and Business Lawyers/Barristers in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

AVOID ORAL PROPERTY AND BUSINESS AGREEMENTS Imagine investing in a property or business without a written agreement. It's like building a house on a swampy land without filling. An oral or verbal agreement may seem convenient, but it can birth counter claims and financial bad news. An oral agreement is like a whisper in the wind - easily forgotten. Without a written agreement, you're left vulnerable to misunderstandings and miscommunications; denials, surprising/strange claims over terms and conditions, property and money losses and heartache. A written agreement is a safety net that protects you from property and business troubles. With a written agreement, you have a clear record of terms and conditions of your property or business transactions; you avoid setbacks; you are sure all parties are on the same page, thereby safeguarding your legal rights, property and business interests. We've all heard stories of people who regretted making mere oral agreements. From property disputes to business failures, the consequences can be devastating. An oral agreement may seem easy, but it is not in your best interest. A written agreement is the way to go. It provides clarity, protection and secures your property and business interests. So get a Property and Business Lawyer to prepare comprehensive property and business agreements that will solidify your legal stand. _________________ APEX CHAMBERS, top Law Firm of Property/Real Estate and Business Lawyers, Attorneys & Barristers in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

DON'T FALL FOR SWEET TALK; VERIFY LAND/BUILDING BEFORE BUYING Ikechukwu, a hardworking United Kingdom based businessman wanted to buy a plot of land in Port Harcourt. He searched online and found a real estate agent and sales representative of a real estate company who showed him a beautiful property with nice features. The agent assured him that the land was genuine and the documents were in order. Ikechukwu trusted the agent and paid for the land without verifying the documents or conducting a thorough search. One year later, Ikechukwu discovered that the land was actually in dispute, and the documents the agent showed him were fake. He lost millions of naira, and the real estate company promised to allocate an alternative land to him. Two years later, no land was allocated to him and all the promises of the company were unfulfilled. Ikechukwu was traumatized. Never rely solely on the claims and promises of an estate agent and vendor. Always verify everything. When buying land or house in Nigeria, make sure you get a Property Lawyer to conduct thorough search and investigations on the property; verify the documents and ownership and prepare comprehensive purchase documents. Don't fall for sweet talk and empty promises. Be wise and take these needed steps to protect your land/building purchase. __ APEX CHAMBERS, best Law Firm of Property/Real Estate & Business Lawyers, Attorneys, Barristers, Solicitors and Notary Public with Law Office in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

THE IMPORTANCE OF LAND AND BUILDING PAYMENT RECEIPT Lucky, a businessman, bought 5 plots of land in Port Harcourt. He paid the full amount to the old seller in cash and online transfer, but forgot to ask for a receipt. Very big mistake! After Lucky got a licensed Surveyor who made a registered Survey Plan and an experienced Property Lawyer had prepared the property purchase documents (Deed of Conveyance), the seller said Lucky still owed him some balance. Lucky was shocked and insisted he had paid in full. But without a receipt, he had no proof of full payment. This led to a long and heated trouble until, with pains in his heart, Lucky ended up paying the disputed amount. Lucky's problem could have been avoided if he had just asked for and gotten a payment receipt. So, why is a payment receipt important? It proves that you have paid for the land or house, and shields you from contrary claims arising from dubious character, mistake or forgetfulness. A payment receipt should contain date and amount paid; seller and buyer's names and addresses, property description, seller's signature and phone number. Don't make Victor's mistake. Get a payment receipt when buying land or building in Nigeria. Don't trust blindly in property and business transactions. It doesn't end well. _ APEX CHAMBERS, reputable Law Firm of Property/Real Estate and Business Lawyers, Attorneys, Barristers, Solicitors, legal services provider & Notary Public with Law Office in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY YOU MUST ALWAYS ASK FOR A PAYMENT RECEIPT WHEN BUYING LAND OR HOUSE IN NIGERIA Osita, a rig worker thought he had found his dream land (10 plots) near Port Harcourt. He paid the seller (his friend's uncle) in full with bank transfer and some in cash, but didn't ask for a payment receipt. "He's a trusted family friend" he thought. Months later, the uncle claimed Osita still owed him millions of naira. Osita was shocked and insisted he had paid in full. But without a receipt, he had proof for only the amount he paid by bank transfer. He was disappointed that someone he trusted could betray him. The court battle was long, costly and stressful, but Osita eventually won after 4 years. He learned a hard lesson: always ask for a payment receipt, no matter who you are buying land from. A payment receipt is proof that you have paid for the land or house. It protects you from future counter claims and ensures that the seller can not deny receiving payment. Don't make Osita's mistake! Always ask for a payment receipt when buying land or a house in Nigeria. It's a simple step that saves you stress, money and your reputation. If the seller dies before signing your land documentation, how then do you prove to the seller's family that you have paid for the land or house? Insist on a payment receipt. YOU NEED A CONTRACT OF SALE OF LAND WHEN PAYING IN INSTALMENTS Priye, a young professional, thought he had found his dream land in Port Harcourt. He paid a large initial deposit and agreed to pay the balance in two instalments. When he wanted to make the final instalment the seller told him he would refund him, as he was now selling to someone who made him a higher offer. Priye's nightmare would have been avoided if he had signed a Contract of Sale of Land. A contract of sale of land is a written agreement between the buyer and the seller, stating that the buyer will pay by instalments and the seller will not have the right to sell to another person, except the buyer does not pay the instalments at the agreed date. A standard Contract of Sale of Land should include the names and addresses of the buyer and seller; accurate description of the land or house; instalment schedule, payment amounts, and deadlines; date the buyer will take possession of the property and consequences of either party defaulting. The consequences of not having a Contract of Sale of Land are: the seller may change his mind and sell to a higher bidder and you may lose the property or end up in court spending time and money. Don't repeat Priye's mistake. Get a Property Lawyer to prepare for you a Contract of Sale of Land when paying on instalments in Nigeria. This will save you from legal headaches. __ APEX CHAMBERS, top Property/Real Estate & Business Lawyers/Barristers in Port Harcourt, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com
