For many, the thought of building their dream home is too attractive an option to pass up. But if you haven't been through the process of building a home, there are a lot of things you can miss that can cost you unexpected money and time. Here a few items, that years later, still make me crazy because we didn't know what we didn't know.

1) Have your builder specify an allowance for options - Your builder should always provide you with a specification sheet that outlines what is included in the price of building the house, for example, Andersen Windows, or stainless steel sinks. What we unfortunately learned was that what sounds great on paper doesn't always translate to quality items you would want in your home. Anderson Windows may be brand recognizable but Anderson makes a wide range of products from contractor grade to premium. When trying to look at the stainless steel sinks offered by our builder at the plumbing supply store, we were told that they were too cheap a grade of steel for them to display. It's far better to get an allotted allowance from the builder upfront, so that you know how much you have to spend for your options. You can also negotiate that amount if it seems too low.

2) Don't make selections too early in the building process - However exciting it is to go select tiles, or carpeting, or hard wood floors, don't do so too far in advance of when they are needed by the builder. Two times, tiles that we had spent many painful hours debating over, with frequent trips back and forth to the tile store, had become discontinued by the time the builder was ready to purchase them.

3) Nothing is ever as big as it seems on paper or unfurnished - Before you select a building plan make sure you understand the proportions of the floor plan you choose. We had no frame of reference to compare against, so 11 X 11 foot bedrooms sounded spacious. Ask the builder if he has a model home you can see or try instead to find furnished rooms of similar size before deciding what will work for you.

4) Don't assume your builder has your best interests at heart - While we've had great experiences too, some builders look for the path of least resistance. If something is going to require a change of plans, or additional work they may try to convince you that what you want isn't feasible. We fought to have a larger bathtub put in our master bath that would require shifting a wall about half a foot. We were told by the builder that we would never use the bathtub and shouldn't make the change, and that it would make moving through the bathroom difficult. Hundreds of bathes later we are thrilled we pushed the issue.

5) Maximize Space In Your Basement - Our builder never discussed the use of Steel I-Beams in the basement to remove the standard Lally columns that are used to support the structure above. When we wanted to finish the basement, the columns cut through every possible configuration we could make. We ultimately ended up going to a structural engineers to put steel plates on the wood support beams to remove the columns and free up the space. Also, when we added an addition to the side of our home, we were told that we would have a crawl space. The crawl space turned out to be a poured cement foundation that is only 2 feet short of our original basement depth. Had we known, we would have asked the builder to excavate to the depth of our original basement so that we could leverage that now unusable space.

Finally for a bit a fun, I highly recommend that anyone considering building their home watch the timeless black and white classic starring Cary Grant, Mr. Blandings Builds His Dream House. It's a hysterical take on someone without experience going through the building process, and for us, hit very close to home, pun intended.

After nearly twenty years of homeownership, I’ve spent the past ten months renting an apartment. I like it. And I don’t. There are pros and cons to renting a place, just as there are pros and cons to owning a home. For me, one of the biggest cons is the close proximity to my neighbors — especially the guy upstairs, who stomps around like an 800-pound gorilla.

At first I thought that buying a home would also be a smart financial decision. The more research I do, however, the more I realize that the notion of homeownership as a magical path to wealth is a marketing ploy of the real estate industry. In fact, home prices (like gold prices) generally barely keep pace with inflation.

There’s no question that buying a house makes sense for some folks, but mainly for non-financial reasons. Owning a home gives you stability (you’re not at the mercy of a landlord) and freedom (you can do what you want with the place). But financially, it’s not always the best bet.

Discussions of home-ownership should be grounded in reality. Buying a home isn’t some magical financial panacea. You can waste just as much (or more!) as if you were renting, and you lose a lot of the flexibility and freedom you might otherwise enjoy. If you want to buy a home, do so. But don’t let anyone persuade you that you’re throwing your money away by renting.

As for me, I still plan to buy a home in the next few months. It’s not the best financial decision, but if I’m careful, I should be able to score a good deal, one that makes as much financial sense as renting. Best of all, once I own my own home, I won’t have to put up with the clump-clump-clump of a lead-footed neighbor upstairs.

Many apartment hunters don't take action after becoming the victim of an apartment rental scam. Some don't act because of strong feelings, such as fear, embarrassment, anger, or denial. Others do nothing because they don't realize the options available to them.

But taking action after a rental scam can make you feel empowered, and your actions might help catch the person behind the scam, stop the scam from continuing and hurting others, and get your money back.

What You Can Do After a Scam

Here are seven things you can do if you become the victim of a rental scam:

Call the police. You should let your local law enforcement know if you've been scammed. Even if you don't feel optimistic about pursuing this option, the information you supply the police might be enough to help them apprehend the scammer and get your money returned. Also, until you contact the authorities, you won't know if you're the only victim of this scam. If the police have already been investigating the same scam, then any information you can add about it will be very helpful.

Contact the publisher behind the ad. If the scam originated from an advertisement, let the publisher know about what happened. Many print and online publishers take scams very seriously and would appreciate knowing about problems with their listings. Look up the customer service phone number or e-mail address on the publisher's Web site.

Some publishers go the extra step of asking readers who believe they've been scammed to send them the details. For example, if you believe you became the victim of a scam after responding to a posting on Craigslist, tell Craigslist what happened by completing the site's short online form .

File a complaint with the FTC. If you become the victim of a rental scam in the United States, consider reporting it to the Federal Trade Commission (FTC), the federal consumer protection agency. Find out more about how to submit a complaint by phone or online.

Look for a lesson. No matter how it happened, you're not to blame for becoming the victim of a rental scam. But perhaps there was a warning sign you ignored or a way you could have been even more careful. Hindsight is 20/20, as they say, and so after a rental scam, it pays to take a moment to see if there's a lesson to be learned.

Review the red flags. Although rental scams always seem to strike when we least expect, there are some common warning signs. Get familiar with these red flags to help identify and avoid rental scams.

Don't get discouraged. After falling victim to a rental scam, it's easy to lose hope of finding the perfect apartment, or to get angry at the whole process and begin to suspect everyone. But it's important not to get discouraged.

Don't lose sight of the fact that nothing has changed as far as finding an apartment is concerned. There were and always will be scammers, so realize that apartment hunting didn't suddenly become more dangerous or difficult. Also, keep in mind that although it's a good idea to look out for red flags, the vast majority of apartment ads out there are legitimate, thankfully.

When planning to build your own home, there are many things to consider. Building a home is a huge undertaking, and probably the most expensive single purchase that a family will make. Here are some things to think about as you plan to build your new home.

1.Location ~
There is an old realtor's joke that goes: "What are the three most important things to consider when building or buy a house?" Answer: "Location, location, and location!" It's certainly true; location is the most important consideration. Through remodels, additions, and redecoration, anything else can be fixed, but location is the one thing that you can't change. So be sure to choose wisely.

2. Budget ~
Be careful not to buy more house than you can afford. Consult with a loan officer or financial consultant to better understand things like compounding interest and adjustable rates. Keep in mind that it's better to go a little conservative, in case your income doesn't rise as quickly as your building loan's interest might.

3. Family Size ~
How many people are going to live in your newly built house? Is it possible that that number could change? Will you have relatives or friends visit often enough to make a guest room, (or rooms), necessary?

4. Single Purpose Rooms ~
Think about what other rooms your new house might need. Do you want a home office? A workout room? How about a walk-in pantry or a workshop? Decide what kinds of extra rooms your lifestyle requires, and make sure they're written into your build plan.

5. House Design ~
Your floor plan should be something that you can live with for many years to come. If you're expecting to be in this home as you get older, you many want to consider a single-story house plan. That can make it easier to stay in your home longer as it gets more difficult to climb stairs in old age.

6. The View ~
Just important as what your new home's inside will look like, is what you will see when you look out. Make sure you're not locating your windows where they'll be overlooking an alley, or staring into your new neighbor's bathroom window. Keep in mind that if there is a vacant lot next to yours (which in not uncommon if you're building in a new development), your view may change.

7. "Green"-ness ~
Older homes can be a huge endeavor to renovate. Since you're building from scratch , you have the perfect opportunity to "build green" right from the start. Not only can you incorporate things that are good for the planet; you can also add features and details that can save you money later on. In particular, you should look to energy conserving devices and insulation choices.

8. Outside Structures ~
Remember to leaving room in your budget, (and your new yard!) for a garage, a gazebo, a swing-set, or anything else that you hope to have outdoors at your new house. While you might want to wait some time after the house's completion to build these, it best to have them in mind from the start. Keep in mind that your neighborhood may have zoning rules about how close to the edge of the property you can build.

9. Builder's Reputation ~
Your new home is huge investment. You can't afford to just pick the first building contracted you see in the phone book. Ask around. Try to visit some completed projects and talk to prior customers. Inquire at the Better Business Bureau. Don't be embarrassed to get a little nosey! You're about to spend a ton of money; you're entitled to check them out thoroughly.

10. Landscaping ~
Remember that part of your budget should be for landscaping, (unless you want your yard to keep that "post-construction" look). Do you want your children to have shade to play in? Do you want a real Christmas tree in the front yard to decorate when the season comes around? Do you like flowers, or do you want a vegetable garden? Talk to an expert at your local lawn and garden center about what kinds of plants will thrive in your area.

1. Being a Landlord Is Not a 9 to 5 Job

The daily life of a landlord is much more impromptu than structured. It is not the type of life where you get to work at 9:00 A.M, go to lunch at noon and leave at 5:00 P.M. One day you may have one hour of work to do while the next you may have fifteen hours of work.

Your daily obligations can also change on a dime. You may be expecting to go to your property for ten minutes to collect rent, but when you get there, your tenant asks if you can look at a small leak they have.

You have three choices:

*You can disregard their request.
*You can call a plumber or handyman to look at the problem.
*You can spend the time to immediately troubleshoot the problem.

If you decide to address the problem immediately, your ten minute rent collection can quickly become a three hour ordeal.

2. A Landlord Wears Many Hats

It is hard to truly define what a landlord does because a landlord does so many different things. You must be able to adapt to these different roles to have a successful career as a landlord. Here are some examples of the roles a landlord plays:

*There are Fair Housing Laws which dictate what is considered discrimination.
*There are certain ways you must handle a tenant’s security deposit.
*There are certain housing safety codes your property must abide by- such as hard wiring smoke detectors or properly handling a lead-based paint hazard.
*There are health codes to adhere to- such as providing working plumbing and freedom from insect or rodent infestation.
*There are also proper and legal ways to evict a tenant.

4. There Is a Learning Curve

You could be a very intelligent person, but if you do not have experience being a landlord, you will inevitably hit some bumps in the road and unfortunately some craters as well. There is only so much you can learn from reading or from speaking with others. This is the type of career where real life experience is often the best teacher.

In landlording, one plus two does not always equal three. For example, your tenant sees a mouse. Logically, you call an exterminator to get rid of the problem. However, when the exterminator comes, they go into the crawl space and notice that you also have extensive mold developing. Your open and shut case of getting rid of a mouse has now become a mouse problem and a mold problem, and probably four times as expensive as you had budgeted for.

Another example of a learning curve is when you select tenants for your property. When you first start out, you go through all the typical steps to screen a tenant. You think you’re doing everything right, but one month later you’re having problems and are forced to evict the tenant.

After you have been a landlord for a while, you rely on the logical steps, but also on your instincts to select the right tenants for your property. You may find that tenants who answer rental ads on web portals are higher quality than those who answer rental ads in the newspaper or that people who view the apartment on weekends or after normal work hours are higher quality than those who view it at 1:00 P.M. on a weekday.

5. It Is Very Rewarding Work

Yes, there are the headaches and the struggles that come with the life of a landlord, but there are also great rewards. Of course there is the monetary reward. There is the reward of personal freedom that comes from being your own boss. There is also the pride that comes from seeing what you have been able to build up and maintain with your hard work.

You will develop personal relationships with your tenants. The fact that you are able to provide a home for another human being is an accomplishment in and of itself. You will see children grow and tenants come and go, but you can take pride in the fact that your property has provided a home for all these people, and will do so for years to come. In addition to providing a home for others, you also have the opportunity to leave a nest egg for your own family.

#Ensure you thoroughly check the property's condition. Look out for things such as signs of damp, shabby décor, drafty windows and animal droppings.
#If the décor is not to your taste or is out of date, ask whether the landlord can redecorate or whether he objects to you redecorating.
#Check whether the home is safe. Are smoke and fire alarms fitted? If the home is furnished, does the furniture meet fire safety standards?
#Ask the landlord about the neighbours and take time to look around the neighbourhood.
#Is the area noisy at night?
#Are the neighbours students or other groups that are likely to have frequent parties?
#Is it an area with a crime problem?
