PropertiesHow Electronic Contracts Can Save Landlords Time And Hassle by IamOValentine(op): 1:54pm On Jan 28, 2023
Electronic contracts have become increasingly popular in the real estate industry, particularly among landlords. These agreements, which are created and signed digitally, offer a number of benefits over traditional paper contracts. In Nigeria, Entercourt is one of tools landlords are using for their electronic contracts.

One of the primary advantages of electronic contracts is their convenience. Landlords can create and send agreements to tenants quickly and easily, without the need for printing, mailing, or in-person signing. This can save time and money, and make the rental process more efficient for both parties.

Another benefit of electronic contracts is their security. Digital agreements are often stored in secure, encrypted databases, which can protect against fraud and unauthorized access. This can give landlords peace of mind knowing that their agreements are safe and protected.

In addition to convenience and security, electronic contracts also offer greater flexibility. Tenants can sign agreements from anywhere, at any time, using a computer or mobile device. This can be especially beneficial for landlords who have tenants in different locations or who are in different time zones.

Furthermore, electronic contracts are also more environmental friendly as they don't require paper, ink and transportation cost.

It's also worth noting that electronic contracts are legally binding in most countries and states, as long as they meet certain requirements, such as being signed electronically by both parties.

In conclusion, electronic contracts offer a number of advantages for landlords, including convenience, security, flexibility, and being eco-friendly. Landlords who are looking to streamline their rental process and protect their agreements should consider using digital contracts.

Jobs/VacanciesInvestor And Cofounders For A Lucrative Ecommerce Startup by IamOValentine(op): 5:01pm On Mar 23, 2017
I'm the founder of an ecommerce startup and we're set to relaunch into the market on the 1st week of April 2017. Our market is a nearly-exclusive niche market with a cyclical demand system and a growing buying population. The company's relative market share stands at 70% (at full functionality) with a possible market revenue per annum in excess of 200million at 25% to 45% profit margin within the first business year. These data were drawn at a statistically determinate worst case scenario.

Our Break-even point is an achievable milestone and pegged within the Q1 (first quarter) of launching (before July, 2017). The company possess several leverages including the FMA (first-mover advantage) and also, an operational business model that is a liberal hybrid of on-demand, dropshipping and the conventional e-retail. This implementation would eventually reduces fixed cost and overheads by almost 60% and promotes an innovative and inclusive business execution and delivery style.

The company is presently advancing on the thin line between the Startup and Growth stage, while we can also boost of a modest team of four awesome friends-turn-freelancers who render skilled services at request.

Our initial set goals between 25th March and 7th April includes:

1. Upgrading the website to attain 30% functionality. (functionality on this regard connotes business potentiality. Certainly, the website will be 100% functional with flawless accessibility however, we're only deploying 30% of our business potentials while we choose to scale and grow rapidly)

2. Putting up a dedicated workforces of not more than 10 people including a CTO, CFO and CMO.

3. Acquiring a temporary office space. (Until now, we have been working from IBI Centre, Ademola Adetokunbo Crescent Wuse II, Abuja)

4. Setting up partnership with suppliers, merchants and manufacturers. (We're very keen on the locals)

5. And finally, initiating the Affiliate Distribution Network (This is expected to employ 500 graduates on a part-time basis by the end of the year)

Interestingly, our most likely major competitiors at the moment are neither top echelon mainstream ecommerce bigwigs in the range of Jumia, Konga and Yudala. The guys that may possibly give us a half-night sleep are often lone e-retailers who patronises peer-to-peer marketplace like JiJi, Oxl and to a probable extent quasi socio-commerce platform like Facebook and Whatsapp. However we on the other hand would raise the barrier and set the odds against potential competitors by building an exclusive lifestyle brand around the market, offering them secondary service to keep them coming for the primary products.

Currently the company is open to Angel investors and financial or skilled cofounders. This would be in exchange for a substantial sum in equity and ownership of the company.

The company's business and legal frameworks would be made avaliable for perusal by the interested parties after initial progressive discussion and the signing of a Non-disclosure.

CultureChild Marriage In Igboland: As Exposed By Chinua Achebe In Things Fall Apart. by IamOValentine(op): 4:27pm On May 23, 2015
By: O. Valentine

''As he was speaking the boy returned, followed by Akueke, his half-sister, carrying a wooden dish with three kola nuts and alligator pepper....She was about sixteen and just ripe for marriage. Her suitor and his relatives surveyed her young body with expert eyes as if to assure themselves that she was beautiful and ripe.'' -- (Chapter 8, Page 47 paragraph 6. Things Fall Apart 1958.)

Having exhausted my library of political fictions, castic boredom had sought my soul and the antidote was a neverending fortification through the engagement of whetever fictions. I just needed to read something!

This inexplicably led me to the covers of Chinua Achebe's masterpiece and forerunner of Africa's socio-cultural narrative Things Fall Apart. I had set out to read for pleasure (Yes I may have read this novel a thousand times before without a stretch of weariness) until I flipped into page 49 - until I exhumed the concealed and supposed shamful heritage of child marriage of the Biafrans just like the pedophialic unrepentant Nomads of Northern Nigeria.

Sometimes had we not been too obsessed with the travails or trivings of those at the Otherside, we would have spotted the failings on our own foundations and perhaps realised we are deficient in moral justification to flagellate child marriage as luxuriated by those at the Otherside.

PoliticsWho Has Disenfranchised The South? by IamOValentine(op): 9:12pm On Mar 28, 2015

I wouldn't be far from truism to predict that a perfectly designed scheme to delibrately disenfranchise some selected fragments of the South West and South South geo-political zone through shortage of voting materials has been successfuly undertaken.

Interestingly, it's absolutely no coincidence that the North with the highest number of registered voters and the major enclave of Muhammadu Buhari's kiths and kins went through a relatively hitch-free electioning process.

As a buttress, here is an update from highly regarded journalist, Kelechi Deca. This is a similitude of reported situations in a handful of centers in semi-urban lagos.

''At Ezeagbogu Polling Booth 1, Ezinihitte Mbaise, there are 400 accredited voters but INEC provided only 200 ballot papers.

At 37 Ajisegiri Polling Booth 045 Egbe,Lagos with over 1000 accredited voters, only 200 ballot papers were brought.

At Nkwogwu Nguru Nwenkwo Booth, Aboh Mbaise, similar incident occurred where 230 ballot papers were provided for 450 accredited voters.

In my community of Ezeagbogu Mbaise, there are 6 polling booths, all had incomplete materials so the youth got angry and told INEC staff that voting will not take place until enough ballot papers were provided. My mother confirmed they didn't vote.''
PoliticsWho Will Deliver Japheth J Omojuwa? by IamOValentine(op):
By: O. Valentine
Email: iamovalentine@gmail.com
Twitter: IamO_Valentine

Sometimes in April 2014, the renowed accidental public Servant posted on his facebook timeline that he had sent lawyers to uncover Japheth J Omojuwa from the claws of the SSS in a botched Abuja protest. I never took that gesture for serious business while it prevailed.

Subsequently, Mallam Nasiru El Rufai became a questionable patroniser of omojuwadotcom. Again, taking uncommon pleasure in Omojuwa's vitriol and zapper against the government; rebroadcasting them on social media platforms. For a moment, Omojuwa's tweets appeared to uniformed his thought, and the Mallam didn't disappoint. Opting not to take a rest even on Jumat days, he kept retweeting like a sprouting blogger running on batteries. All this I noticed, but then never took it out-to-lunch.

Again I stumbled upon a photograph posted by George Omonya Daniel another controversial blogger less sympathetic to the APC but evidently at home, dwelling at the other side of the political divide. In the photo was Dr Kayode Fayemi enveloped by selected influential social media movers and shakers. Amidst them, standing in an informal proximity to the now dethroned governor was a guy with ears sticking out for the paparazzi I suppose. It was Japheth Omojuwa again. Now I was bothered.

In Africa there are only a meager sum of broaden minds that cut the magnetic figure of Omojuwa's commentaries and brilliance in cyber space. His essay drizzle articulatly through the thick and thin of Africa's disparaged socio-democratic and economic manifestation. It captured the complicating essentials that ferried the black youth from the harbours of social and moral handicap to the shores of economic and political failure. Omojuwa's opinions means fact to many and only the myopic and marketers of self-deception would overlook his firm prowess for baiting and luring, particularly the intellectual liaties that profess their faith in the Nigeria cyber cathedral.

The APC were quick to measure Omojuwa's conviction power and choose a systematic alignment program that wouldn't deny them his wilful embrace. That script was well oiled by the exhibitions of the accidental public Servant himself. Now who will deliver Japheth Omojuwa?

You may wonder, Omojuwa is not one that could be readily bought with wads of naira. Of course, he's very much worth more than sparrows. Omojuwa is not one who could be cajoled by cheap publicity. In fact, he has earned very much better and larger audience, having graced some of Africa's most repected platforms as a guest speaker.

Today Japhet Omojuwa has gone to town hawking the Muhammadu Buhari campaign. He's crying for 'Change' which none owed him. He is gradually breaking that rational and prudent cord that once endeared and upheld him unruffled as the unyielding social activist in the eyes of an overwhelming majority of African youth.

Any devoted reader who have digested extensively the essay and tweets of Omojuwa would effortlessly admit that his latest romance is an unpatrotic break away from the past.

First, Omojuwa never started out with the hope of rooting for a septuagenarian. He screamed for a better government, but if anything else, it was not a government marshalled by a reformed tyrant and besiege by longstanding devourers of our treasury. Omojuwa was a propagator of the new generation.

Omojuwa never appeared as one who would gallivant with a political party that trive on propaganda; whose flagbearer posses a questionable academic background. Not a Buhari with such odious history and nothing from the present to show genuine credence. One who would rather take a detour than showup to publicly debate his opponent. Not a party that has brazenly embraced every disgruntled criminal who have lost relevance in the PDP at dawn and then verbally pronounce them as progressive before midday. These were never Omojuwa's principle!

Sadly, one of Africa's young role model is the latest addition to the growing pile of intellectuals who would probably after gracing the devil's table lose their vitality and slump into irrelevance and then extinction from the league of the regarded few.

Everyone has got a price, even Japheth J Omojuwa too. But who will deliver him from the snare of the fowler?

Between 6 July 1967 - 15 January 1970, my Dad was probably just a teenager lost in the crevice of Ubiaja, Edo state. My Mum, apparently only a child then. And I, would definitely be somewhere intervening Heaven and Earth.

Today I met an Old Soldier from my home town who was in the heart of the Nigerian Civil War. I was actually oblivious of his involvement in the War, thus walking into such discussion would have only come entirely by chance.

At some point, the Old Soldier would take a prolong uneasy stare at me, and then look away again, continuing.
Without much effort he could tell I was struggling to speak my dialect.

I could decipher his words quite well but my responses and contributions (where necessary) were embarasingly incoherent, disjointed, muddled and spasmodic. Our communication wasnt triving on the stable of Esan, my native dialect.

I told him how my parent did well to teach me, but that I always turned out to a bad leaner after few days of soaking up an English novel or listening to BBC all night on radio.

Interestingly, In his bid to drive home the point of how important ones native dialect could be, he dropped this line.

''During the Civil War, Hausa soldiers at checkpoints between Ore and Benin would have rained bullet on you if you had failed the language test. They would have thought you are Igbo''

I have digested several accounts on the Civil War from both divide. I have grazed the works of credible authors on the dark days of Nigeria, but then, none actually mentioned the language test and corresponding penalty of bullet rain on the Ore - Benin highway.

I BELEIVE YOU ARE reading Ben Carson for the first time.
And also rather unfortunate you dont know anything about your own leaders and country.
I am a medical DR. so i can tell you Ben Carson is a story Buhari is a mov't.
There are thousands of people better than Carson in Nigeria who cannot acheive that dream in Nigeria because of corrupt leaders like in this PDP gov't.
I had in my Class in Medical school a genius who died only six months of practice in an accident on a bad road.

We need a total turn around of Nigeria so young can express their dreams.
That can only be done by voting GMB.
I'm afraid you are as wrong as your submission. How many surgeon has carried their dexterity from the theater to the homes and street? Dr carson is not just another genius in neurosurgery, he's a symbol of Hope for humanity. Thats how his people sees him.

APC and their foot soldiers thinks of Muhammadu Buhari as the only alternative to anything Jonathanian. In their despiration to run down Goodluck they have embraced a coalition constituted by a league of recycled criminals. And what could such ill-motivatedd marriage unearth? Buhari of course. Tell me another story my brother.

What caught my attension Is the creative way u describe this aspirant like he was really comparable to Ben carson.. I feel its an insult on the path of Ben to compare a dubious politician that drop his army uniform and wants to rule Nigeria in mofti.. buhari is doing a lot of cover up.. u write so well abt him like u stay in his apartment and see how he runs his life, well thats a different ball game. I have some questions to ask -- boko haram became so conspicous after the 2011 election when buhari lost and he promised Nigerians that he wud make the country ungovernable, as a respectable citizen of this country y cud he not seat the northen governors forum and proffer solution to the menace dat ate deep into our country, must he be in power before he can offer advice, buhari is over 70 years old, is he not old enough to retire, I was taught in my primary school that we were d leaders of tomorrow, when wud we start ruling as they said? , I believe in the saying that u are as good as ur last record, after careful fact finding and proper examination of the past goverment of buhari, I came to a logical conclusion that even if jonathan is not doing well the much he has done means he can still improve. Vote continuity my friend
Thats the idea. It's naturally expected that one who is people-oriented with a genuine affection for humanity wouldnt wait to sway the totem of political power before he partronises effective measures to deliver his people from the scourge of self-inflicted and natural circumstance. Buhari on the contrary only resurfaces as the People's General at the penultimate year of every election.

Yesterday, I again grazed hungrily through Gifted Hands; the autobiography that etched out the extraordinary life of pediatric neurologist: Dr Benjamin Carson, one of modern premium life-givers in surgical mask.

When Barbara Walter wrote ''He works miracles on children others have written off as hopeless'' She wasnt an inch away from the actuality. The hand of Ben Carson unearth possibilities, his words exude the trappings of hope and his face alone speaks life to the ordinary Americans walking in tight-choking emotion down the corridors of John Hopkins Hospital and beyond.

Dr Carson like Gen Muhammadu Buhari are two perceived messiahs. Planted in different climes, nurtured by opposing circumstances and distinct by all measurable characteristics. One of them, however is a professioonally trained care giver, and the other a mechanically groomed life-taker. The first gives hope to the vulnerables of the society through counsel and surgery. But the other undertakes same through decrees and the cold nose of guns. And just recently inflammatory metalepsis.

Today a sizeable and still growing section of Americans are praying; going head over heels, for a Dr Ben Carson presidency for the United State. Dr Carson, more than any prospective conservative presidential aspirant cuts an unconventional figure with a touch of godly allure, such only reserved for the pews. Quite like our Buhari in the eyes of a few.

But then, beyond the inreconcilable gulf in principle and disposition that divide both Messiahs, there is another. For instance in Nigeria, the very things that seems right or appear sane or even being appluaded by celebrated intellectuals always turn out to be the very opposite to what is obtainable in the dictionaries of the world. An example of a word that carries an uncommon meaning across the Atlantic is 'Change' And thats the fulcrum on which Buhari's ideology takes it balance.

According to HUFFPOST. here is what some Americans think of their Messiah.

"He is not a politician. He is not in it for himself. He is in it for the country. You can just feel that about him. That he loves us," said Joyce Clark, an Alabama organizer for the committee that's encouraging Carson to run. "I feel he is telling the truth, which I feel is rare right now. I pretty much hear people open their mouth and expect it not to be true. But when he speaks, I believe him. He is one of the most inspiring figures we've ever seen."

How many Nigerians even those in the rank of the APC and their many foot soldiers feels half this same way about Muhammed Buhari? Often, it feels like an overwhelming percentage of the clamour for Buhari is a forced and partially-exisistent desire catalysed simply by an unbridled hatred for President Jonathan, Southerners and Christians. For some excusable few the sing-song for Buhari is a half-justified disdain for the prevailing scheme of things of the nation.

Another man, the late Dr. John Freeman, a Johns Hopkins pediatric neurologist, wrote in his memor:

"Many of the patients came to Hopkins because of Ben's reputation, which was very well deserved. He is one of the very few individuals that I can honestly say 'walks on water.''

Sincerely how many politicians defected to the APC exclusively for the undaunting incorruptibility of Buhari? One? Two or none?

Dr Ben Carson stands on the frontrow amongst the major critics of President Obama health reform. But he didn't stop there with recycled criticism. As a medical expert, he designed a Washington style health system that revert to the commom Americans the liberty to define their own lifes and living rather than leaving the scheme in the Technocratic and manipulative fold of Obamacare.

However Muhammadu Buhari as a military tyrant we would assume possess some technicalities and stratagem on how to curb the insurgency ravaging his kiths and kins in north east. Till this moment and still counting, there are no accessable documentations credited to Buhari that itemize praticable mechanism on how to savage the insecurity problem in Nigeria. But then he would not halt his never-ending flow of criticism against the effort of President Jonathan.

The messiah Buhari when juxetaposed with messiah Ben becomes a far cry from what is expected of a Redeemer. In fact, his opinions as inconsistent as they come has wretched more harm than good to the ordinary people. There is no record of philantropic gesture credited to his name. Not even to his own - the Almajiaris and neither has he ever engaged in any nationalistic or civil right movement. Until few months ago, Buhari was reported to have last attend the Council of State meeting three years ago. Indeed this messiah of ours loves the status and detest the people.

PoliticsEDO Senatorial Election: Ubiaja Pledges Support For Idumonza by IamOValentine(op): 1:09pm On Mar 19, 2015

Elders and Youth of Ubiaja have collectively vowed to pull their weight behind the candidature of Idumonza Isidahomhen and Social Demoncratic Party in the build up to the march 28 general elections.

In a statement issued during a public courtesy call at Uyomum Ubiaja that saw an impressive turnout of supporters, the elders gave their prayers and confidence to Idumonza who is already leading the race for the Edo Central senatorial zone. They are promising to back up their claims with massive votes for SDP at the polls.

Chief Iluobe, one of the spokepersons of the community pointed out three salient reasons why the indigenes of Ubiaja would be going to the polls with no other option than Idumonza and SDP in mind.

Firstly, he consider the youthful valour of Idumonza while also admiting, that would put him on the modern and enthusiatist terrain which would apparently transmit into effective representation at the upper chamber of the Natioanl Assembly.

Secondly, the people have readily align with him as their brother and son, taking cognisance of his affiliation and allegiance with the community as an alumni of St John Bosco College where he had done his secondary education.

Thirdly, besides Idumonza's lofty idea of powering the construction of an Inland Water Port by opening up the Illusin section of the River Niger for Inter State trade, no other politician has deemed it fit to unearth workable possibility that would commercialize the community all this years. The people are clinging on this promise which appears as the most viable option for their collective betterment.

At the end of the program, Idumonza thanked the people for the grand reception that greeted his arrival and the hundreds of elders and youth that showed up to partner with him in this project to reposition Edo Central in the heart of a modern Nigeria.

PoliticsPress Release: Nobody Has Monopoly Of Violence, Sdp Warns Apc In Edo Central. by IamOValentine(op):
Yesterday suspected thugs of the All Progressive Congress (APC) were reported at Ujemhen in Ekpoma, Esan West local government area shreding off banners from a large billboard that carried the pictures of Idumonza Isidahomhen the senatorial flagbearer of the Social Democratic Party, Edo Central senatorial zone of Edo State.

Our investigation revealed that these social miscrants were hired thugs under the payroll of the state executives of the All Progressive Congress, the rulling party at the state.

It's very much unfortunate that those who have unendingly self-glorified themselves as progressive would rather ebb so low to patronise the tools of gangsterism and gutter tactics in their despiration to indimidate formidable oppositions.

We however want to state clearly that indeed no party has monopoly of violence and we won't seat by and watch an unruly, misguided and violence-inclined party like the APC indimate us by any measure.

It is no more news that the growing popularity of SDP and Idumonza Isidahomhen to the build up of the March 28 election has been sending jitter down the spin of Francis Inegbeniki and his hound of miscrants cum supporters. Hence, we are sending a sound warning to them and their allies that their evil scheme to bring down Idumonza has been exposed and any further attack on his person or property will be met with stiff resistance.

PoliticsPdp, Apc Structure Collapse Into Sdp by IamOValentine(op): 7:13am On Feb 25, 2015
Yesterday, February 23, the entire youths and elders in Ujogba, ward 3, Esan West Local government area of Edo State defected to SDP with a solemn promise to vote. Idumonza Isidahomhen as Senator representing. Edo central in the soon coming election.

In recent times the political tide Of Esanland appears to be changing in favour of the Social Democratic Party senatorial flagbearer as more and more discontented members of the ruling Peoples Democratic Party and opposition, All Progressive Party are now publicly declaring their support for Idumonza Isidahomhen having found solace in his honest and intellectual stride to genuinely change the fortune of the people for the better.

(Connect with Idumonza on facebook: https://m.facebook.com/Idumonza?refid=5)

Amongst other districts in the last couple of weeks who have turned in their loyalty for the prospective fresh air promised by the SDP, Ward 3 in Ujoba community is the latest settlement of people to pour out enmass yesterday, pitching their tents with Mr Idumonza who have vowed to utilise the federal legislative power at his disposal when he is voted as senator of Esan Central in righting the wrongs that have been plaguing the people and fanning underdevelopment in the land.

Speaking to reporters Mr Odiah a PDP former stalwart in Ujogba said ''We have had enough of mismanagement of our mandate thats is why we are all here to support Idumonza and SDP to champion our cause in the national assembly''

With the date of the election March 28 only few weeks away, Idumonza Isidahomhen of the Social Democratic Party appears to be be winning the hearts and mind of more and more people of Esanland obviously at the detriment of the already deformed structure of the PDP and APC.
