According to a 2013 PUNCH Newspaper report, UI has 22,000 regular students and another 17,000 in the distance learning mode with ONLY 7,000 bedspace on campus, leaving the rest students to thier "fate" as per accommodation. A new phenomenon is now gently evolving in some middle class neighbourhood with hitherto low rent income earnings . Their " source " has been no other than NYSC Sectariariat at AGODI beside Ibadan North East office GATE . These Neighborhoods are less than 5mins drive and equally trackable distances to NYSC office thus making them attractive to corper members. The compulsory THURSDAY weekly ritual of CD at the Secretariat also endears corpers to locations nearby to NYSC office.
Conventional 3br Flats in these areas are gently being converted to "single room self contained apartments" because of unrivalled high demand from female corpers ! .With the NYSC churning out 2 STREAMS every year, with each stream having batches A & B the demand for accommodation in these neighborhood (especially) from female corpers has been overwhelming !. In some apartments, there is hardly any "void" period....as soon as one corp member leaves, another is parking in. ln people at NYSC are always "helpful" in introducing newbie corpers to such nearby accommodations.
Until the FEMALE corpers onslaught, a 3br flat goes for about N120 -N150k pa in these areas, but with corpers evolution converted single room self contained apartments now command an annual rent of N100k pa !.... The maths is mind blowing !. What these translates to is that a block of 4 units 3 bedroom flat commanding a gross rent of say N600k pa has the capacity(if well done) to scale up to N1.2M....an increase of over 100% !. The increase is not the only CATCH, but the continuity of such increase " batch after batch" is what is most attractive. Please dont be fooled that the NYSC is paying a paltry sum of N19,000k/month, a lot of these "sisters" don't live on NYSC slave wages, they other " sources "!.
If the Government does not scrap the NYSC program, you can be sure you will continue to be your bank manager's best friend as regular income will continue to flow uninterrupted to your bank account. Therefore next time you purchase a property.(land or building) along the Old-ife road, Loyola, YIDI, Fagamila, idi ape corridors, look at it from the female corpers lodges i.e tastefully finished single room self contained apartments or 1 bedroom apartment having a mini living room and your will never REGRET it.

lts therefore dishearten that in a cosmopolitan city such as lbadan, its society bigwigs holds burial reception in posh, classy, highbrow Event centres that cost N500k or thereabout, after they have buried thier loved ones in an unsafe,undignified ritualist prone church or public cemeteries than cost less than 10% of the cost of hall rentage....Why ?. No such interment (cemetery) facilities is available in reasonable proportion in city landscape !
Death is an inevitable part of life which most mortals dread, its therefore always a "shock" for the fainthearted that some people can actually be making money (legitimate too) from it. Many wonder how the late M.I.C, EBONY etc can be smiling to the bank on the misfortune of others !.However a run through the Dailies, Radio and T.V adverts(especially the obituary section) one can appreciate why....as the departed one are adorned with heart rending encomiums by thier loved ones giving the impression that those left behind will do everything possible to preserve thier memories.... one of which is giving them a BEFITTING burial and a befitting FINAL RESTING PLACE . This is where Ibadan is found wanting...Befitting Final Resting Place !
The city in recent time have "upped its game "in giving Lagos a run for its money in terms of high profile income generating private sector investments in the city....first class shopping malls, Grade A Cinemas, 3/4 star internationally claimed hotels, High brow Night clubs, Eye popping event centres, Mega-Gas plants, state of the Art luxury Apartments, first class private universities etc. However the absence of a top notch state of the art private cemetery leaves a between the two sister cities. With vast land and fairly large "market" (with the city's illustrious sons home and diaspora), some city's real estate pundit have wondered why the city can't have something in the "resemblance"of VAULT and GARDEN, HFP's Victoria Gardens Cemetery or even lesser ikoyi Cemetery in city's landscape.

Sango Cemetery which is arguably the city's popular public cemetery is full to OVER FLOW !.Opened in 1962, 55years after with no major upgrade, Sango cemetery is a city eye-sore...a disrespect both to living and dead !. A ritualist prone cemetery, ibadan with its mega city status deserve better than this !
Eleven years after Asiwaju Bola Tinubu opened Vaults and Garden(2006)....one of best cemetery Spots in Nigeria, ibadan is grappling in dark for a PRESTIGIOUS final resting place. While we acknowledge that are one or two standard and equally good private cemetertial spots in Ibadan, we believe the city can do BETTER !.
According to investigation, Vaults in the Lagos Market are segmented into low density, medium density and special sites, with price ranging from N1m to special sites of N30M-N70M.

There are 3 main iconic offices towers at the city center... DUGBE and one of them is DOWN or has been DOWN.... AJE HOUSE !. Aje house seems to be rotting away ! Owned by ancestral holding conglomerate ODU'A GROUP, 12 floors Aje house is probably one of the earliest FIRST CLASS office towers in Nigeria( pre-independence,). Built by renowned construction giant Cappa d'berto in the 50s and opened for use in 1960, Aje house was once the city's PRIDE
This office facility has however been emptied of all its sitting tenants sometimes in late 2000 on the pretext that a major upgrade/renovation was in the offering, but 7-9 years down the line.....NOTHING ! This long period of "abandonment" is generating concern amongst the city's real estate practitioners punding why such huge INCOME generating asset can be allowed to slide into a state of comatose "indefinitely"..... 7-9 years is certainly a long WAIT for whatever upgrade is in the offering or "drawning board".
