To the inhabitants of Ibadan, lWO ROAD needs needs no introduction ! lts serves not only as a major entry and exist point in Ibadan's road architecture, but its also a major commercial melting point and a highly sought after business hub and Bus terminus !. Although it exist as a dual carriage way, its is adjudged by traffic monitoring experts including the FRSC as one of the busiest route and a persistent traffic flash point in Ibadan. A corridor of less than half a kilometer, Iwo road is a cluster of forms of businesses/commercial activities ranging from eateries, shopping complexes, banking, lodges/hotels, several filling stations, fairly used electronics market, telecomms accessories market, a buildings material market and crown it up a Divisional POLICE HQ ! To show the commercial intensity of this HUB, lwo road has an array of over 15 commercial banks(excluding Mirco finance) competing for HUGE FUNDS circulating in business hub. Infact some financial experts estimate there are over close to a billion naira UNBANKED funds floating around lwo Road corridor thus making it a HOT SPOT for financial institutions. However with all its "impressive attributes" one bank is not in the least IMPRESSED.. G.T.B .!. Almighty GTB seem aloof. For the past 10 years Real Estate pundits have pulled/tried everything in the "books" to bring GTB to buy a land and build a BRANCH in lwo road, but NO WAY !. The bank does not even have an ATM BOOTH along the corridor ! GTB , Multiple Award Winning Tier 1 Bank with top notch state of the art facilities provides one of best financial services in the county. As at the last count GTB has an intimidating record of 224 branches, 46 e-branches, 1165 ATM outlets, but Iwo road is missing in action ! The question is does GTB "know something" that other don't... thus making them(GTB) SKIP a "cash cow "corridor like lwo road. Hiding behind the Digital Banking revolution/innovation will not suffice as GTB recently opened an upscale Branch at "Awolowo Avenue "Bodija less than 1000metres from its "Awolowo junction "Branch. 2018, GTB should do everything to berth at IWO ROAD ! |
"A cemetery in all honesty should be an earthly PARADISE 4 the DEAD,". ---Anonymous lts therefore dishearten that in a cosmopolitan city such as lbadan, its society bigwigs holds burial reception in posh, classy, highbrow Event centres that cost N500k or thereabout, after they have buried thier loved ones in an unsafe,undignified ritualist prone church or public cemeteries than cost less than 10% of the cost of hall rentage....Why ?. No such interment (cemetery) facilities is available in reasonable proportion in city landscape !l Death is an inevitable part of life which most mortals dread, its therefore always a "shock" for the fainthearted that some people can actually be making money (legitimate too) from it. Many wonder how the late M.I.C, EBONY etc can be smiling to the bank on the misfortune of others !.However a run through the Dailies, Radio and T.V adverts(especially the obituary section) one can appreciate why....as the departed one are adorned with heart rending encomiums by thier loved ones giving the impression that those left behind will do everything possible to preserve thier memories.... one of which is giving them a BEFITTING burial and a befitting FINAL RESTING PLACE . This is where Ibadan is found wanting...Befitting Final Resting Place ! The city in recent time have "upped its game "in giving Lagos a run for its money in terms of high profile income generating private sector investments in the city....first class shopping malls, Grade A Cinemas, 3/4 star internationally claimed hotels, High brow Night clubs, Eye popping event centres, Mega-Gas plants, state of the Art luxury Apartments, first class private universities etc. However the absence of a top notch state of the art private cemetery leaves a between the two sister cities. With vast land and fairly large "market" (with the city's illustrious sons home and diaspora), some city's real estate pundit have wondered why the city can't have something in the "resemblance"of VAULT and GARDEN, HFP's Victoria Gardens Cemetery or even lesser ikoyi Cemetery in city's landscape. What we are advocating here is a Functional, Alluring, WELL MANICURED cemeterial GARDEN (with well crated tombs/vaults) spiced walkways, private sit-out, magnificent in-house CHAPEL with impeccable facilities all set and arranged in a serene, quiet,amiable Victorian lush green environment befitting for the DEAD ! Sango Cemetery which is arguably the city's popular public cemetery is full to OVER FLOW !.Opened in 1962, 55years after with no major upgrade, Sango cemetery is a city eye-sore...a disrespect both to living and dead !. A ritualist prone cemetery, ibadan with its mega city status deserve better than this ! Eleven years after Asiwaju Bola Tinubu opened Vaults and Garden(2006)....one of best cemetery Spots in Nigeria, ibadan is grappling in dark for a PRESTIGIOUS final resting place. While we acknowledge that are one or two standard and equally good private cemetertial spots in Ibadan, we believe the city can do BETTER !. With (DMBs) deposits money banks overwhelmed by ATM issues and thus delivering poor services, FINTECHs in the city of Ibadan have refused to UP thier game and fill these gaps by establishing thier FOOTHOLD in a relatively LARGE untapped market ! With Nigeria's population growing at an alarming rate of 3% per annum with no corresponding economic growth, people are moving to the hinterland for succor, especially with regards to the issue of ACCOMMODATION....as they cant afford high cost rent/accommodation in the city centre. These has being a major challenge to the banks as they can not match these population explosion at the city's fringes/outskirts with banking facilities especially ATM services. There over 15 non banking operators in Nigeria since PAGA was first given the MOBILE MONEY LICENCE in 2011.Paga have since established itself as a dominant player in the industry with over 120,000 agents, processing over 9.5m transactions worth over N156Billion as at 2015, but what percentage has Ibadan city in piece of data as most fintech have refused to see the great potentials in the city especially at its fringes and outskirts. For some middle class neighborhood, fintechs are not visible (and if visible people are not aware of thier services due to lack of sensitization) leading to city's inhabitants spending long treacherous, cruel and avoidable hours (especially during festive holidays ) queuing for withdrawals. These listed neighborhood literally combined to form almost a city on its own !. ln some climes tax evasion is considered to more criminal than burglary !.To them, a burglar probably steals from one person, but a tax evader steals from EVERYONE who has paid his or her tax ANYTIME he uses facilities provided by the Government through tax revenues which he has refused to pay !. ln actual fact this view point makes sense, thus underpinning why authorities in these in countries are for ever beaming search light on finances of citizenry to ensure their tax obligations are met or face prosecution. ln bid to change the Oyo state tax narrative, Ajilmobi/OYSG seems determined to travel this road.... with fall in oil revenue, OYSG has no CHOICE but scaling up its IGR !.According to a recent NBS( National bureau of Stastics) report, Oyo gets an appalling 28% of its total revenue through IGR. In simple language, what these means is that for every N100 Oyo wants to spend it can only generate N28 from its IGR portal...while sister states of Lagos & Ogun are doing 75% and 65%/respectively. For those in corridors of power at AGODI, things have to change and since Oyo has no oil or better still since LAND is the "oil" of Oyo, everything from this "Land resource " must cough out money!. Therefore the daggers are drawn at the Ministry of Lands where Oyo lays siege for tax evaders !...These is one of the scenario that plays out: If for instance you buy a acre of land at one of the prime GRAs..(Jericho for instance) and you want to "perfect " the title, one of the requirements is the current TAX CERTIFICATES of both vendor and purchaser.The minimum/entry sum of tax clearance in Oyo is N50,000 and thinking you are "smart" you opt for this minimum. Upon the issuance of this certificate your file will go through the normal administrative processes until it gets to the Governor's Consent stage...now these where the daggers start to pierces !.Let's assume your property was valued at open market price of N21,000/per metre square × 4354sqm (1 acre)= N92M. You will therefore be required to 10% of this sum as consent fee....that's not all, the Govt will now enforce what they call "quality control" and "revisit" your earlier tax remittance of N50,000 and do a very "logic and sensible" assessment.....saying "how can a person with an asset worth N90M pay a tax of N50,000...Ole ni, o fe ja igba ole ni"!!. This is where OYSG goes for the "KILL", you will now be complied to pay additional tax payment to bring you up to a figure that tally with the current worth of your property. A lot of Deed of Assignment processing has been "shipwrecked" at this junction. Unfortunately, Ajimobi/OYSG has every right to bear their fang and go for the jugular... Nigerian scorn taxes and Oyo state's situation is pitiable !. According to Fed inland Revenue, there 70m taxable adults in Nigeria, only 14m are captured in the Tax net, 94% of which are PAYE!. Also according to Knight frank Wealth Report there 770 billionaires in Nigeria, "only" 14 pay a tax of N20m annually and they are based in Lagos and Ogun !. Oyo therefore has a lot of work to do, but its tax drive must be "gentle" as tax is alien to the Psyche of its people !.
