" Not for Sales, BEWARE of 419"... ……these are common sights in the city's real estate landscape cutting across all the stratas of the market be it low income or high income real estate neighborhoods. These signage are however more prevalent in the middle and low income markets......Smeared on the fence walls of uncompleted, empty, fully- tenanted or even owner-occupier properties (sometimes vacant piece of land), these signs seems to sound a "big Alarm".... BUYERS BEWARE !

However with over 20 years in-depth hands on experience/skill in the in city's real estate market, we can CONFIDENTLY attest that " sometimes " these signs throw up "a more than meet the eye" scenario and the subject property could ACTUALLY be for sales !. Many would be investors/purchasers have lost INTEREST and by extension lost out on very genuine and juicy
property deals because they took these supposedly caution signages on FACE-VALUE !.

Kindly note that when you come across a "Not for sales" sign post its 70% likely the property is definitely not in the market for sales and information is TRUE, but what happens to the 30% that is FALSE !

The most painfully are those signs that bear information such as " Not for sales, beware of 419...contact owner on 080....." lf you took the pains to probe further, you might be SHOCKED that the property is actually for sales and the owner is just being discreet and the essence of the phone no was to deal with him/her one on one !. There are equally instances the "Not for sales" owner might feigned " lack of interest " to sell, only wanting you to "push or persuade" him to the Negotiations table "forcing" him to sell usually at OVER the market price.

The essences of this piece is that you should NEVER be put off by a NOT FOR SALE signs. When you come across a "Not for sales" sign in the city's real estate market adopt a "TREAD CAREFULLY approach" rather than the usual" FLEE WITHOUT A SECOND LOOK approach" which most people are known to do. As an astute investor, you will lose NOTHING by engaging the services of your TRUSTED Solicitor or Estate Agent to do/run a background check as to the correctness of the signage and of the genuineness of the property... these two professionals are KEY, you can't do with them !!

The following are instances where a "Not for Sales" CAN be a sham and that the property is actually "red hot" for SALES.
*Owner wants to sell but doesn't want information in public domain because of societal taboos of "selling your property"
*An interested purchaser has made a deposit for a property and is having challenges paying the balance after repeated demands, in order not to lose out he places a sign on the property to dissuade other bids while he makes frantic efforts to balance !
*A prospecting buyer shows interest in a nearby property ( of which he is familiar with the owner) but funds to purchase are not yet forthcoming.... in order to fence off other bids he puts a sign without owner consent while he sourced for funds !
*Warring beneficiaries of a property have finally agreed to SELL, but an influential member of the family ( probably the Eldest) wants you to deal directly with him for a CUT, thereby adopting a "difficult" altitude for you go "through" him to buy.
* There is minor issue on a property which can be resolved amicably, but to spit the other party, a faction places a CAVEAT to dissuade buyers

Please note once again these above scenarios are EXCEPTION not the NORM !......"Not for Sales" Signages are usually true, but a with a DUE DILIGENCE you might have the LAST LAUGH !

Unlike its sister state (Lagos) ibadan does not have the LUXURY of Grade A/Head spinning skyscrapers gracing its skylines. While Lagos seems to be churning out exceptional and amazing state of the art LEED towers some with HELIPAD, Ibadan seems bent on depleting its own "mild" stock.

There are 3 main iconic offices towers at the city center... DUGBE and one of them is DOWN or has been DOWN....
AJE HOUSE !. Aje house seems to be rotting away ! Owned by ancestral holding conglomerate ODU'A GROUP, 12 floors Aje house is probably one of the earliest FIRST CLASS office towers in Nigeria( pre-independence,). Built by renowned construction giant Cappa d'berto in the 50s and opened for use in 1960, Aje house was once the city's PRIDE

This office facility has however been emptied of all its sitting tenants sometimes in late 2000 on the pretext that a major upgrade/renovation was in the offering, but 7-9 years down the line.....NOTHING ! This long period of "abandonment" is generating concern amongst the city's real estate practitioners punding why such huge INCOME generating asset can be allowed to slide into a state of comatose "indefinitely"..... 7-9 years is certainly a long WAIT for whatever upgrade is in the offering or "drawning board".

Aje house holds a "special place" in minds of professionals in the city's business/intellectual community as Aje house and its "lesser" peers such as ile-itesiwaju and Leventis building were the ABODE/REFUGE of young professionals in the 80s, 90s and 2000.....more so as Cocoa house was consumed in the infamous inferno and Brooking House was out of reach for the young professionals just finding thier feet. Without any doubt quite a sizeable number of the city's now CELEBRATED professionals must have passed through one of these 3 office structures on thier way to the Zenith of thier carriers. However its said to note that of all these 3, Aje house is the ONLY one in dire straits !.

Ironically, AJE in Yoruba parlance means "Money". ODU'A should wake-up and do everything possible in 2018 to bring life again to Aje house either Public,Private Partnership (PPP) or some other businesses model. There is no excuse as other less outstanding office structures in the CBD are doing well !. Kingsway building as an example...ironically Kingsway building absolved 70% of Aje house tenants when they told to leave.

Aje house is a CASH COW any day for the conglomerate lF well managed ! .We saw what they did with Heritage Mall and the city engulfed in excitement !. Same with the "spin" used for ACE estate, Jericho GRA....an outstanding project !. Aje house "project" should not be unsurmountable. We are WATCHING !!

ln some climes tax evasion is considered to more criminal than burglary !.To them, a burglar probably steals from one person, but a tax evader steals from EVERYONE who has paid his or her tax ANYTIME he uses facilities provided by the Government through tax revenues which he has refused to pay !. ln actual fact this view point makes sense, thus underpinning why authorities in these in countries are for ever beaming search light on finances of citizenry to ensure their tax obligations are met or face prosecution.

ln bid to change the Oyo state tax narrative, Ajilmobi/OYSG seems determined to travel this road.... with fall in oil revenue, OYSG has no CHOICE but scaling up its IGR !.According to a recent NBS( National bureau of Stastics) report, Oyo gets an appalling 28% of its total revenue through IGR. In simple language, what these means is that for every N100 Oyo wants to spend it can only generate N28 from its IGR portal...while sister states of Lagos & Ogun are doing 75% and 65%/respectively. For those in corridors of power at AGODI, things have to change and since Oyo has no oil or better still since LAND is the "oil" of Oyo, everything from this "Land resource "
must cough out money!.

Therefore the daggers are drawn at the Ministry of Lands where Oyo lays siege for tax evaders !...These is one of the scenario that plays out: If for instance you buy a acre of land at one of the prime GRAs..(Jericho for instance) and you want to "perfect " the title, one of the requirements is the current TAX CERTIFICATES of both vendor and purchaser.The minimum/entry sum of tax clearance in Oyo is N50,000 and thinking you are "smart" you opt for this minimum. Upon the issuance of this certificate your file will go through the normal administrative processes until it gets to the Governor's Consent stage...now these where the daggers start to pierces !.Let's assume your property was valued at open market price of N21,000/per metre square × 4354sqm (1 acre)= N92M. You will therefore be required to 10% of this sum as consent fee....that's not all, the Govt will now enforce what they call "quality control" and "revisit" your earlier tax remittance of N50,000 and do a very "logic and sensible" assessment.....saying "how can a person with an asset worth N90M pay a tax of N50,000...Ole ni, o fe ja igba ole ni"!!. This is where OYSG goes for the "KILL", you will now be complied to pay additional tax payment to bring you up to a figure that tally with the current worth of your property. A lot of Deed of Assignment processing has been "shipwrecked" at this junction.

Unfortunately, Ajimobi/OYSG has every right to bear their fang and go for the jugular... Nigerian scorn taxes and Oyo state's situation is pitiable !. According to Fed inland Revenue, there 70m taxable adults in Nigeria, only 14m are captured in the Tax net, 94% of which are PAYE!. Also according to Knight frank Wealth Report there 770 billionaires in Nigeria, "only" 14 pay a tax of N20m annually and they are based in Lagos and Ogun !. Oyo therefore has a lot of work to do, but its tax drive must be "gentle" as tax is alien to the Psyche of its people !

lts therefore dishearten that in a cosmopolitan city such as
lbadan, its society bigwigs holds burial reception in posh, classy, highbrow Event centres that cost N500k or thereabout,
after they have buried thier loved ones in an unsafe,undignified

To the inhabitants of Ibadan, lWO ROAD needs needs no introduction !

lts serves not only as a major entry and exist point in Ibadan's
road architecture, but its also a major commercial melting point and a highly sought after business hub and Bus terminus !.
Although it exist as a dual carriage way, its is adjudged by traffic monitoring experts including the FRSC as one of the busiest route and a persistent traffic flash point in Ibadan.

A corridor of less than half a kilometer, Iwo road is a cluster
of forms of businesses/commercial activities ranging from
eateries, shopping complexes, banking, lodges/hotels, several
filling stations, fairly used electronics market, telecomms accessories market, a buildings material market and crown it up a Divisional POLICE HQ !

To show the commercial intensity of this HUB, lwo road has an array of over 15 commercial banks(excluding Mirco finance)
competing for HUGE FUNDS circulating in business hub. Infact
some financial experts estimate there are over close to a billion naira UNBANKED funds floating around lwo Road corridor thus
making it a HOT SPOT for financial institutions.

However with all its "impressive attributes" one bank is not in the least IMPRESSED.. G.T.B .!. Almighty GTB seem aloof. For the past 10 years Real Estate pundits have pulled/tried everything in the "books" to bring GTB to buy a land and build a BRANCH in lwo road, but NO WAY !. The bank does not even have an ATM BOOTH along the corridor !

GTB , Multiple Award Winning Tier 1 Bank with top notch state of the art facilities provides one of best financial services in the county. As at the last count GTB has an intimidating record of 224 branches, 46 e-branches, 1165 ATM outlets, but Iwo road is missing in action !
The question is does GTB "know something" that other don't...
thus making them(GTB) SKIP a "cash cow "corridor like lwo road.

Hiding behind the Digital Banking revolution/innovation will not
suffice as GTB recently opened an upscale Branch at "Awolowo Avenue "Bodija less than 1000metres from its "Awolowo junction "Branch.

2018, GTB should do everything to berth at IWO ROAD !

ln some climes tax evasion is considered to more criminal than burglary !.To them, a burglar probably steals from one person, but a tax evader steals from EVERYONE who has paid his or her tax ANYTIME he uses facilities provided by the Government through tax revenues which he has refused to pay !. ln actual fact this view point makes sense, thus underpinning why authorities in these in countries are for ever beaming search light on finances of citizenry to ensure their tax obligations are met or face prosecution.
ln bid to change the Oyo state tax narrative, Ajilmobi/OYSG seems determined to travel this road.... with fall in oil revenue, OYSG has no CHOICE but scaling up its IGR !.According to a recent NBS( National bureau of Stastics) report, Oyo gets an appalling 28% of its total revenue through IGR. In simple language, what these means is that for every N100 Oyo wants to spend it can only generate N28 from its IGR portal...while sister states of Lagos & Ogun are doing 75% and 65%/respectively. For those in corridors of power at AGODI, things have to change and since Oyo has no oil or better still since LAND is the "oil" of Oyo, everything from this "Land resource "
must cough out money!.
Therefore the daggers are drawn at the Ministry of Lands where Oyo lays siege for tax evaders !...These is one of the Scenario that plays out: If for instance you buy a acre of land at one of the prime GRAs..(Jericho for instance) and you want to "perfect " the title, one of the requirements is the current TAX CERTIFICATES of both vendor and purchaser.The minimum/entry sum of tax clearance in Oyo is N50,000 and thinking you are "smart" you opt for this minimum. Upon the issuance of this certificate your file will go through the normal administrative processes until it gets to the Governor's Consent stage...now these where the daggers start to pierces !.Let's assume your property was valued at open market price of N21,000/per metre square × 4354sqm (1 acre)= N92M. You will therefore be required to 10% of this sum as consent fee....that's not all, the Govt will now enforce what they call "quality control" and "revisit" your earlier tax remittance of N50,000 and do a very "logic and sensible" assessment.....saying "how can a person with an asset worth N90M pay a tax of N50,000...Ole ni, o fe ja igba ole ni"!!. This is where OYSG goes for the "KILL", you will now be complied to pay additional tax payment to bring you up to a figure that tally with the current worth of your property. A lot of Deed of Assignment processing has been "shipwrecked" at this junction.
Unfortunately, Ajimobi/OYSG has every right to bear their fang and go for the jugular... Nigerian scorn taxes and Oyo state's situation is pitiable !. According to Fed inland Revenue, there 70m taxable adults in Nigeria, only 14m are captured in the Tax net, 94% of which are PAYE!. Also according to Knight frank Wealth Report there 770 billionaires in Nigeria, "only" 14 pay a tax of N20m annually and they are based in Lagos and Ogun !. Oyo has a lot of work to do, but its tax drive must be "gentle" as tax is alien to the Psyche of its people !
