You have said it all
Building houses for rent is one of the worst investment. Return on investment is too small coupled with tenants troubles, they will hardly pay on time. It is not worth it. I'm still regretting the one I built years ago. If I have invested the money I use in buying only the land in stocks, it would have been far better. Not to talk of the money of building. Building house for rent should be the least investment on any one's list. It is never worth it. You spend a lot of money to build but end up receiving peanuts in return that is not even coming as at when due.
True talk.

Leave us alone.

Life without women is a wasted life.

If u like give everything to ur mother how e take concern us.

Mark my words...women are the absolute companionship ever made for men. God has attested to this in the book of Genesis...

Someone married ur mum and gave birth to u...now u want to destroy ur lineage. Ok good for u.

After all,the same Bible refer to such men as Enoch. Make una continue.

I can't suffer and make money I won't then spend same on my wife but a baby mama. Where is the joy then ?

There is no best investment....

Every investment has its bad days ...and good days...

The key thing is having multiple sources of income to cover your ass

When the need arises...
U need to read more about investments. Then u will know that some investments give more return than the rest, hence my reference to it as the best.

PresidObi:
You're correct. Any day the government decided to go against land investors, tenants will suffer badly. Landlords are the worst kinds of businessmen, very poor returns.
Someone would build a three storey building in Umuahia and be collecting 300k for three bedroom at a cost of about say 60 to 70million.

After the completion,he would realised say 1.9 to two million in one year.

Can u see what am saw according to Zeburadai? What a waste?

I would rather invest that money in a long term bonds that will yield me minimum 20% per annum with nothing less than 14million or 12million per annum.

Some will argue, that the land wound increase in value, but the truth is that, many would not be alive to see that value and many of such properties may not actually increase at such pace.
Properties › Re: It Is Unlawful And Illegal For A Landlord To Unilaterally Increase Rent. by ibechris(m): 2:50pm On Jan 04, 2025
Yes,some landlords are idiots.

But some tenants are even crazy and wicked.

In all,let them take their madness to the court if they can't resolve it.

Anytime I thought of building a house for rent I just feel sick. I respect those who are doing it honestly.

It is not economically wise at all. I see those building houses as people who just want to help the govt in areas they have failed.

If u check out the economic viability u will see that it is not the best investment.

Rather, buying an old house, rehabilitating and reselling it gives u more money than renting.

Some useless Ronus would say Tinubu has done well.

The level of poverty and misery in the land is beyond words.

Let those who haven't been truthful to themselves keep the lies going. U see,if ur parents aren't connected or rich in this country of today,u will suffer the consequences unless,u are lucky or destined to be rich.

But the truth is,many would struggle. I know how much I earned in a month, yet I am complaining bitterly. Last year,I earned about 56million,I spent roughly 20million on households alone. It saddens my heart to see this. The money I spent for extended families alone was crazy.

Let alone those who are still suffering. I travelled to my village, the truth is,I have been indoors for the past two days, uncles are calling me,many people are calling me aunties are calling...I just switched off.

No be me be Tinubu.

Nigeria is in a mess, it is only idiots who are tribalists and without reasons are those who feel the country should continue in this trajectory.

Earning money is difficult whereas spending money is easy. So, it is necessary to spend judiciously. I have seen that sometimes a richer person is unable to manage his expenses because of extravagance whereas a poorer person manages is expenses successfully. A person should spend in such a way that he can save some money for future. Some guidelines for spending judiciously is given below:

Lessons
1. Don’t buy what you don’t need
2. Don’t borrow to buy wasting assets
3. Have a saving habit; it helps you in rainy day
4. Don’t try to impress anybody with your clothes or cars
5. Avoid friends who make you go into debt because you want to belong.
6. Have annual financial plans

Lastly, salary is never enough. Put your money in assets that can yield returns. such as Money Mutual funds, T-Bills, Digital Assets etc
My dear...u are making sense.

I did one calculation...and i want to stick to it.

I work where I have 19yrs left before i would retire.

Now is the thing.

If I invest 10million naira consistently for 19yrs at 20% if nothing changes, that is if the rate doesn't change and with the use of compounding...I would make close to 2billion.

That is what I planned doing.

I might be be selling off my assets to go liquid.

Split ur salary by six...4 goes to feeding that is 200k for feeding per month (5ok per week).
50k for transport
50k for for savings.

The opportunity we had during our time isn't the same thing we have now there fore, parenting 5yrs ago isn't the same especially,in the areas of spending and investing.

Now my advice:
With that remaining 50k...learn crypto, although many will disagree with me on this, but learn it in which ever way u want.
In few yrs to come...u will thank yourself.

TINUBU'S REFORMS:.*

(1) Tinubu did a ''REFORM'' on fuel subsidy and the price of fuel moved from N195 to N100O a litre.

( 2) Tinubu did a ''REFORM'' on the currency and naira moved from N460/$ to N1750/$.

(3) Tinubu did a ''REFORM''on electricity and you were moved to Band A with higher tariff but without 20 hours of electricity promised you.

(4)Tinubu did a reform on food security and a bag of rice jumped from 30k to 130k

(5) Tinubu did a reform in Education sector and now parents can't even pay school fees for their children in Unity Colleges.

(6) Tinubu did a reform on Aviation sector and tickets for local flights began to look like tickets for international flights.

(7) Tinubu did reform in Customs and Excise and import duties grew to become more expensive than the cost of items being imported.

(cool Tinubu is now doing '''TAX REFORM'' and his spin doctors are telling you it is in your interest. Go to Lagos and ask them about Alpha Betta, before you are scammed.

The stark economic reality facing Nigerians is before their very eyes.

It doesn't require an Atiku or Obi to tell Tinubu or Nigerians how bad the economy is.

Tinubu, no matter how well-intentioned his policies are, have turned out counterproductive and sent Nigeria/Nigerians down the drain in just nearly two years.

Even the N30,000 monthly
inducement money paid to some faceless people to shore up his image amounts to an exercise in futility.

2025 may make 2024 preferable, as it were.

Nigerians must brace up for more debilitating challenges in the new year.

Tinubu: you see your life?

@hotseat
I totally agree with u.

Beans that I bought two weeks ago for 90k is now being sold for 125k just in two weeks.
