The picture doesn't actually show the quality of the shower tray, you can only get the size,price varies according to the brand, the material and the rest.
From 20,000naira to 40,000. But if you go to a show room, you will get same thing for 100k.

On dry land the quote is too much (without DPC), target to spend about N1.1m at most without the German floor for the flats and N650k at most for the duplex. But in the end every site is not the same, are there factors which may have informed this hike in anyway?

I have said this earlier but just don't know why people didn't seem to grab or see from my point of view. @spyder conceived this idea and must have had it planned out and all we need to do is to support him according to our level of conviction about the project not to kill the dream in the name of fine-tuning an idea that is not originally ours. I am not saying contributions and suggestions are not good but not to the level of killing the original idea. @spyder:its obvious all investors believe in you and you must be ready to keep making those good decisions that attracted investors to your dream in the first place and not always forgetting to ask for opinions like you have always done.
As for me, i am ready to support and be part of this project to the best of my ability and people's expectations.

Thank you @spyder for all your efforts in ensuring this business is a successful one, anybody who is already in the construction or property business should understand all these clauses that the
lawyer is pointing out, it is highly possible a building stays up to 1 year before it is eventually sold or even longer while it is also possible that the building is sold at the sub-structure level {foundation}, so these are the clauses that should be pointed out on the drafted agreement by a lawyer which MUST be read and agreed to be understood before partners can be fully involved.
concerning the price and expected profit margin, i believe issues like this are to be deliberated over a voting process or there should be a committee or appointed people that can make this decision on behalf of everyone, these seelected people must be appointed based on merit and their experience in the property market.

About the difference in the cost of building, i don't think that should be a problem, once there is transparency in the whole transaction, the initiatiator of the business venture is trusted in the first instance and that is the reason why we are even deliberating, that is why i personally suggested that he should be considered when a voting process ends up in a TIE and we need to forge ahead because i believe he must have had his personal experience or opinion regarding the situation so if our initial agreed amount was 10m and each person drops 500k which makes 5% of the investment capital and also attracts 5%profit margin, if investment capital changes to 15m{with a clear proof} it simply means you have only invested about 3.3% and not expected to have more % interest than your investment. So all these still boils down to the clauses that must be read and understood by all partners before venturing into this business and to be duly SIGNED before acceptance of interest in the venture.
There is a way a public limited company is operated and the decisions are made. There should be directors which will be responsible for some decisions with the knowledge and approval of other members. Maybe one director represents 5 people and and follow them up on calls and mails and gets back to the House (just suggesting). Thank you everyone and i wish us best of luck.the

I got a quote doing lintel on a 39ft by 36ft 3bedroom bungalow flat (2 flats)same dimension. the estimate was approximately 800k. the welder that will buy the iron rods and tie them is charging 290k for materials and labor, carpenter 120k, the rest of the charges goes towards 2 coach of blocks after lintel 105k, cement 40bags, gravel, sand.no pillars work involved. I believe this too expensive, can somone please give me an estimate. I also got an estimate of 1.3 million to roof this same 2 flat with nigarite slate/tiles. the slate,the capentry wood work on the roof and the inside asbestors ceiling for this amount, i am trying to get him to use aluminium instead of slate and pvc instead of asbestors for same estimate, but he is saying the second scenario would cost close to 2million. i don't live in the country so supervision and price comparison is difficult for me. I would appreciate all feedback
There are so many things that can affect the price of Iintel apart from the size, the number of windows, doors and openings are great determinants of the materials that will go into it. Will get back on the roofing shortly. @spyder, my number remains the same, probably the network thing. I guess we should ask the interested people how much they will be contributing or how many lots each person will be buying so that we can be sure of how much we can gather without waiting for too long because i guess if 6 people are doing 2 lots if 500k is a lot, then i guess we are already there without waiting for more people. Or is there any rule against having more than one lot? I'm not saying I'm buying more than one, but some other members might be able to afford. if i have the resources, i would do more than one,coz i believe so much in this project.

i would have loved that @ spyder should have his way when it comes to decisions on a stale mate on votes and deliberations, he had the dream and must have it all planned out before everyone of us came to fine tune all his thoughts but I am so sure that spyder knows and understands the big potential that the Lagos market holds. I want us to look at another angle of building 2nos of bungalow on a single plot of land.We might spend abit more but the profit will make it worth the while. 2bungalows in the same compound with different access and compound demarcation that can park at least 2 cars per apartment. This will make alot of sense and also give the neighbourhood feeling anyone might desire but still with so much privacy. Let's consider this but might only fly in Lagos as i don't understand the Enugu market that much. Will forward us more information as the whole process gets clearer.

@spyder, it might not be a good idea to turn prospective clients in lagos down, like i have always told you, you can always count on us with all your building and property related projects, i am a builder with a partner who is an architect, we have two projects ongoing now but might not be sure the clients will be happy to have them showcased on a website (big projects). We can partner up in progress as i am definitely going to be a partner in the property investment plan. We can ensure that the south west clients are taken care of with the same approach and solve all design to execution problems. There are lots of things we can do together. i don't know if you have gotten a good response for your requests, but i advice that an architect is in best position to determine what building will fit perfectly well. although an experienced builder can tell also but that will definitely be a guess as it won't give you a definite result as to the materials you will be needing. We can give you professional advice but first we might need to have your survey or a certain dimension of your land. @spyder, with my experience in construction and property in lagos, it might be abt hard for you to get a piece of land for that price with all those conditions fulfilled and with a (good title) which is a good factor to consider. Proximity to major roads is another factor to be considered, you might get in an area that will fulfill all those conditions but a driving period of 3hrs to and from work. The island might host you perfectly but title and cost of raft foundation will match up with the costt you are running from. we will get you some plots but need to get your mind prepared. Junapril

Your points are noted, but I am talking about the relative comfort of the buyers, nobody will like to park behind another "co landlord" and be called to reverse for another to move out late at night or early in the morning when he is not ready to come down from his upstairs flat. It is irritating to say the least. More space may be needed for better parking. I know this option is popular in Abuja where land cost is much higher. This is the only place I know right now in Enugu where flats are sold per unit, note the large compound where people are allotted parking spaces and you can go out and come in whenever you so wish.

I undersand you perfectly. if that is the case, an extra half plot may be considered as that would add to the aesthetics of the compound with enough space for parking and ccreative landscape design. All depends on the budget and people's vote.

Ok, I will add the option later today, but what made me not add it before is because I want us to start with something smaller, that might be easier to sell. Let us also consider the implications of this 4 flats of 3 bedrooms for sale by the unit, let us remember that since each family will need at least one parking space, this block of 4 flats may need to be built on 2 plots of land to accomodate the desires of the prospective buyers. For the plot size we are looking at, the budget for this type might be up to N40m or slightly lower.

There is an estate where this option is available for sale at Enugu, (I will show pictures of this estate later tonight) apart from there the idea has not gained much popularity in Enugu as people here are more interested about the "land" and its future value than the house on it.

There is no problem with parking space and 4nos of 3bedroom flats as the normal set backs around the house is more than enough to park as much as much6 cars but if the project is not holding in lagos or ABUJA (which will be decided by the votes) then i guess this idea might not really fly because of the mentality of people in other areas and the cost of land is not really hard on them to want to share compound with as many as 3 people. But on the profit side, it gives us the opportunity to make more and the chance for so many buyers to buyeven our brothers in diaspora can buy to have somewhere to stay when they come back or even let out which might not really be the case in a duplex but the cost of construction will definitely be higher.

@spyder 880 and kopell , i totally agree that 4 nos of 3 bedroom flats would be the best in an area where the land is so expensive like Lekki epe axis and also considering the cost of raft foundation. Flats are usually bought separately except there is a particular company looking at buying for so many of their staffs. This type of investment would definitely cost much more than 10million as land in good location on this axis with a title would cost between 10 and 15million naira but i believe if we start, there won't be going back. i will forward the details we might be needing to get good location that would enhance the quickness of sales.

This is a wonderful thread and i believe it will turn to be a success by the grace of God and the will power of the people. I am a construction person and stays in Lagos, Lekki axis to be precise.There is no doubt, Lekki-Epe is one of the fastest growing area in the whole of Africa with lots of profit potentials, but the important factor to be considered when building on this part of Lagos is the cost of land and also the cost of building due to the raft foundation required to start the building but i believe if a building is well built with a reasonable profit margin it will always attract buyers. I Will be interested in he investment and also would be ready to render any help as far as this axis is concerned (Lekki-epe). Can't wait for Nigerians of our generation to change the way things are done while making legitimate money with so much trust and real value for money on the buyer's part. As long as there is "sincerity of purpose" and real commitment. This would fly like a bird and soar round the world.
