I have a lot of queastion about hundred of acre of land own by omonile around that area. I new these because I and my partners as similar project in the say location which we where issued allocation letter since 2008 and paid all fees over 70millon for the multiple agency's that where involve in the prosidure of govement PPP program, mind you those fees where paid
Since 2010. We still waiting to be issued our globa C of O. Am in Lagos 3weeks ago on the same matter, on that same location. To my believe the only person that as that large land
At location is OBA of Lagos OBA AKINOLU, and him self do not have hundreds of acres I believe he as about 20 acre or less. More to come later.

Kopell, thank you for those pointers, just like I said earlier this is just step I took, where it has gotten us to, you wldnt know until the estate finally starts running.

.............. So, I called on an architect, a nairaland of mine and he came up with some fantastic designs. We wanted to have a stake holders meeting/ investment forum at the Prestigious Intercontinental Hotel, my wife is an event planner, so she looked round all the hotels and event centers around, from Intercontinental to Civic center, Oriental Hotel, Eko Hotel and the likes so, we decided to choose Intercontinental Hotel because its the newest, and first five star hotel in Nigeria. So many people might come just to feel the new atmosphere which would give us the chance to sanitize them about this great development. We want to be an international brand with great services but affordable to everyone. The entry will be free for all invited guests, we would have the opportunity for the project manager and contractors to be viewed, there will be electronic scrollers and animation displays of our dream estates. We wanted to have the baale or the oloriebi of our choice of location to be present and also the chairman of the local government so that all investors and partners would be clear on issues.

So, we decided to have an option B for the site location, our reliable agent got another location in a place close to The Lagos business School, a nice terrain but with a lesser plot of 20 acres, with the title of a global C of O on Agriculture but the owners are working on conversion to Residential development, we also went for the search and found out all we have been told is true. So, we already have a plan B, eventhough, it is smaller compared to our dream estate but we felt it might not be a bad starting point if we have to fall back on it. It will be a cute estate of about 250 homes, not too much crowd on a 20 acre plot of land. So we started negotiating for that again, so we found out that the land belongs to some serving Military guys, we felt a bit more comfortable with the owners and thought we might not be having problems with these guys as compared to the Omoniles. Days after, we made some further investigation into the first land of about hundred of acres and we found out that the Omooniles do not have that much of land in that area anymore, All their plots have been sold out and that there is even a great dispute on the land. We were disappointed but still went ahead to make further search on the land, it all came down to the same thing. So, we decided to pursue our newly found cute 20 acre plot of land that we already did the search on and feels more comfortable with the owners.
Meanwhile, efforts were still ongoing in searching for funds.

from that day he stopped picking our calls except when he has something to discuss about his house and i just laughed because i knew it wasnt going to be a smooth ride.

So, the second person we approached is a Mechanical Engineer client of mine who owns an Oil and Gas company that specialises in oil exploration and have staffs and engineers working in almost all producing companies in the world. A wonderful man and a father figure, when i met with him (without any document) and i told him about the estate, he asked me to bring in the brochure that he will be willing to purchase and will make some if his friends to buy also and some of their off-shore enigineers, but i made him realise that we are not selling yet as we wouldnt sell what we have not possessed, we need to agree with the land owners first and pay the down payment to allow us forge ahead with the brochure printings and all other necessary things. Eventhough, some people adviced we go ahead and print brochures to get funds to get on site and if plans changes we can relocate them to another site which we outrightly declined as the company's watchword is PROFESSIONALISM, INTEGRITY & VALUE. So obviously, he is interested in purchase and not investing as he likes to purchase outrightly because he is not good having exra ties with people. This i know about him because he is a perfect gentleman to the core.

So, after the visit to the second person, we concluded our proposal which depicts our intentions, vison, mission, Our Team, Risk Factors, Comparative analysis, The Project, Investment opportunities, investment analysis and modalities, exit strategies, project metrics and financial forecast and finanical analysis.

After so much thought, we decided to have an investment forum/stakeholders meeting which will allow all stake holders to be able to meet in a room with all materials in place and the facilitators sitting next to each other with the prospective buyers and mortgage bankers to enlighten people about the project and will also allow people that doesnt know how to go about securing a home without cash that there are mortgage plans by the government targetted at low/middle income earners as these are our target markets. This forum would be able to answer all querries by everyone and allow all stake holders to have an insight into the projects and all questions would be answered right there. So, i call on a friend on nairaland, a wonderful architect to start work on designs and models for a closer perspective of the estate development which he did and came out so beautiful.

In as much as I like the idea, I feel you need to take a step back and be realistic. I'm not being negative but on a more serious note, you need to have a more solid plan. Before anyone can be cajoled into investing 50million naira into a business, it's got to be solid. Few things to consider:

1. You have no mentions here of your business plan (A solid business plan not just something on pen and paper). How do you plan to proceed? what types of partnership are you open to? How much experience do you have in this field? If you are hoping to get 50million from me (assuming!), you need to show me that you have the capacity to handle a billion naira venture which means you should have handled a similar (not necessariliy billions, could be hundreds of thousands) projects successfully in the past.

2. What's in it for a would-be investor. If I were to partner with you, you definitely need to have something to offer. I would not invest 50million in a business where my partner only offers 1million naira. It doesn't have to be monetary, you just need to be able to put something on the table before we can qualify to be partners!

3. You mentioned you have a lawyer. How far with the legal procedures have you gone? Getting properties in Lagos is not small business. There are many issues to consider; Fraud, Legal battles etc. This is VERY VERY important in any properties business especially a "multi-billion naira" one at that.

4. How commercially viable is this land in question? Because it is located in Lekki does not mean it is! What is the ROI? Did a land surveyor verify that the land is actually worth the selling price?


I could go on and on, but just felt like sharing a bit of these with you. The thread caught my attention and personally I feel it's a fantastic plan if planned properly but, on the other hand, It could go deep down south if careful thoughts are not put into it. Dreams can become reality only if due diligence and proper efforts are put into them.

Once you have answers to these questions thought out carefully, then you can proceed to get investors.

As much as i dont want to derail this thread, i think its so nice for you to take out your time to bring out all this points of yours, funny thing is in few days to come you would have realised how far we have gone with this project and the stories i'm sharing now are the things that happened few months ago. We actually met so many people that raised EXACTLY the same questions of yours and even more. An old friend of mine who is a consultant, the M.D of Accenture also pointed out most of this points which made us address all these issues but in few days to come you will find answers to these questions.

Secondly, not that i have come to nairaland to actully come and seek for funds or advertise, i'm here to let my people understand and be part of this success story. I have been inspired by alot of people starting from SEUN OSEWA to SPYDER, IHEBROOKE, SKIMANSKI, CHEKITAUT, SEGCYMORE, AVENTURES, BRABUS, JARUS to mention a few of them. So, if you follow this thread, you will realise that most people that we approach are guys we have worked for in the past, and no doubt, if we did not deliver properly you dare not go back to them for any favour. As a matter of fact, a client of mine who is at a top position in SHELL first made me realise that if i could come up with an estate plan they will be willing to buy into it, that was as far back as 2011. So, i have a lot of clients that i have worked for and we share a cordial relationship.

So, we checked the land and agreed to go ahead with the purchase even though we did not have up to 1 million naira, i did not have the confidence, i knew i had to put up the courage even though sometimes it feels too big for me to say. We requested for the documents of the land and asked for the asking price. We got a CERTIFICATE OF OCCUPANCY as document and they offered to sell each plot at the rate of 4.5million naira each, which makes the total amount for the land to be N1,350,000,000,000 (One Billion, Three Hundred and fifty Million naira). I was so scared and was almost trembling at the price of the land alone. But we had something in mind, we knew everything is possible, we might not know how but we know we can always work round it. So we sent in an offer letter for the land to be discounted to N3million naira/plot and asked for the of being able to split up payment over a period of one year. The first payment was to be N300million initial deposit and the remaining spread over a period of one year. We sent in our offer while we took the document in to the Ministry of Lands. The Land document reflects that it has a Certificate of Occupancy which covers over 200 acres of Land in that environment. We were happy but wasnt sure if the land has any form of encumbrances.
We needed to pay for the advance payment of the land and hoping to get on site, get the place cleared and start building so that potential customers can visit the site to buyt upwhen they see the prototypes of what they are paying for. so, including the funds for development of structures, we were looking at a start up capital of about N500million naira
Now, the question was, HOW DO WE RAISE N500MILLION NAIRA considering the fact that we did not want to go through any bank because of the interest and the interest rate. So many companies liquidates over inability to repay bank loans and some would have to go hard on their customers so as to be able to service their bank facilities which takes away the ease in property acquisition as promised by us.
So, the only option we had was through equity contribution.
My partner and I decided to pen down everyone we knew could have up to 20million naira and above. We wanted to talk to about 10 people to make them contribute 50million naira each which will total N500million naira. We knew not everyone would pay all or some will not even pay at all but we wanted see what we could come up with so that we could meet the omooniles and conclude transaction.

We thought of how best to approach our potential investors in a way that would make them believe in our project and would make them bring in more people.
I started talking to a client that we just finished up the construction of His house, so he gave us a time to come for a meeting'.

But you know the way people are, from that day he stopped picking our calls except when he has something to discuss about his house and i just laughed because i knew it wasnt going to be so smooth ride ........ctd

Its important to be very cautious but i just feel all nairalanders are potential partners. Our aim is to impact so many lives and that is the reason for having a large project that will affect (directly or indirectly) a reasonable number of people.

With so much gratitude to almighty God and all my friends on the construction section of this wonderful blog (nairaland), I will like to launch my first NAIRALAND inspired real estate project.

My name is Badmus Shamsudeen Omotope, a builder and also an active participant in the real estate market,based in Lagos, Nigeria. Since my early days out of school, I have been searching for a way to make a great impact in the construction/real estate market starting from our dear country, Nigeria and spreading to the rest of Africa and the world at large.

After some series of participation in the marketing/sales of some real estate projects I have been inspired to want to someday be able to impact on the real estate market in a tremendous way. My inspiration grew more after I started visiting this wonderful blog and I met some wonderful friends that also added to my inspiration, just like they say "you are a product of what you are surrounded with" oga spider, skimanski, chekitaut and the rest, all builders, architects and real estate players on this blog have inspired me in a way they can't imagine.

I was an active participant in the "first nairaland real estate investment" organized by Oga Spyder. After a long time of soul searching and deliberation on how best to approach this dream of mine, I had an encounter with a friend of mine who is a Real Estate surveyor by discipline, an honest, knowledgable and experienced real estate player who believes that the only way you can make an impact in the real estate is not by agency which he qualifies as managing or selling other people's value but to CREATE A VALUE, SELL THE VALUE and also MANAGE THE VALUE you created. We make it a point of duty to always ensure that we discuss and deliberate about this dream on daily basis without an idea of how to start.

It came to a point that we agreed that we should start buying parcels of land, like a single plot of land and look for a very attractive design that can sell the property,BUILD the property and SELL.

We were looking at a startup capital of about 40million naira on the Lekki-Epe axis even though, we both did not have up to a collective sum of N1million naira. First thing we did was to get a business plan, then, a proposal, we penciled down some of our friends, past clients and relatives that we thought could be interested in this dream of ours and will be willing to part with their money. After sometime, without even giving out the proposal to the first person on our list, we had a re-think and wanted to be sure of the value we are actually creating by building up nice homes to be sold at the range of N35m to N40million each for just 2 family dwelling units, and to be completed within 6 to 9 months and expected sales period of about 3 to 9 months.

Our concerns were: What is the effect of this 2 family units at a cycle of about a year in the whole accommodation deficit in Nigeria, these homes will be strictly for people of a level of high income earners, how many professionals/artisan would be positively affected in this 2 buildings/year arrangement. Etc.

So, we had a re-think and by the grace of God and so many inspiration by everyone we came up with our first master plan.
LOTUS COLONY ESTATES.

A 50acre master planned estates to be situated around the lekki-épée axis of Lekki, with 3 different categories of structures. 1. A 3bedroom pent houses with a nice exclusive compound to park 2 cars for a sum not not more than 10million naira. 2. 4 bedroom town houses not more than 13million naira/one. and 3. A semi detached apartment not more than 22million naira. Our aim was to create a nice gated environment where virtually everything will be working and will be affordable for middle income/low income earners with an opportunity of a flexible payment arrangement.

With no capital, we embarked on the journey.
I called a friend of mine an Estate Agent that I've known for a long time with a vast knowledge in the real estate market on the Lekki Épée axis, he knows the history of most of the lands on the axis, and the land he doesn't know about, he would know how to perform due diligence on the status of the land.

So around August, 2013 we got a paper for some hundreds of acre around Monastry road, Sangotedo neighborhood to fountain spring Estates, Diamond Pearl Estates, ongoing LSDPC estates, Emperor Estates (with a building going for about 200million naira) eventhough, it was not named yet then,Peace gardens Estates by Chevron,Crown Estates and the on-going construction of an international shopping mart (shop-rite or wal-mart and so many other estates so we thought it was a good and perfect location.

Our first day of inspection, myself, my real estate partner and the estate agent decided to visit the place and we were greeted with some harassment by some hoodlums claiming to be the ones guiding the property, the people that came after us were slapped and badly disgraced that we had to thank them for treating us nicely as they did.

So, we checked the land and agreed to go ahead with the purchase even though we did not have up to 1 million naira. To be continued

These are 4" thick pipes, the hole is about 1.2 meter deep before the blinding which will take 12 inches.



You know, they will always hide the real product owners, since they want to do the job themselves. If they say its Dulux for instance, you will simply walk into a dulux company and buy off the shelf yourself.

My oga,
if i can see the pictures properly, they are special effect paintings and it's not what you can just buy off the shelve, this particular one is called stucco effect like other ones e.g ottochento,mamorano, marble finish etc. most of them are Italian but trust our NigerIan guys they've found local ways of mixing the materials in a way that will match the imported materials if properly done. The stucco effect is applied with a spatula like the p.o.p screeding. They are done in square meters like p.o.p and not supposed to be done in large areas except in special areas of focus due to the price and avoiding too much effect(my opinion) will try to see if i can lay my hands on some pictures as we have done it on some of our sites.

Hello Junapril, will these floors be slippery or is it just the material that produces these shinning effects?
will these effects fade after how long?

sorry for the lateness in response, the concrete sealer is what gives the shining look to prevent dirt from penetrating but just like every new material, it will look new and shining as long as it is clean, it will need to be re-sealed after 3years If you want it to remain shining. The floor is not slippery as the grooves on the stamp gives more than the required grip.

Leaving a large portion of the compound is a great way to do landscaping. It beautifies the whole environment and bring the natural feel with blends with all other landscaping feautures. Check some of our landscape jobs with lots of green areas.
