Is the 2 flats 3-bedroom each, bungalow at Elebu finished? How far is it to the new express rd? I am very interested in this property. I was just offered a plot around that area that I am seriously considering buying, but if this one is right for the price I will prefer it. Can you e-mail pictures to me at kikeige@ymail.com

I have a BB 8220 sent to me by a friend from Canada but it is locked to Rogers telephone. If I send you the IMEI, can you give me the code to unlock it and the step by step process? I tried one I saw on the internet but when I get to the SIM card it says "Invalid SIM Card" and I cannot proceed from there.

Properties / Re: Home Plans For Bungalows In Nigeria? by kikeige: 8:15am On Aug 23, 2009
Mahal,
Pls. let us talk some sensible talk and ignore this non-entity vagabond Larez boy with his crass ignorance. If he has done so much work for all the celebrities he claims in America for 25yrs, he should not be soliciting for finance to do a small project in Nigeria unless he is paying child support for all the women who has children for him and the hand of IRS come catch am for America. We know a lot of them like that wey siddon for America and dem no fit come home because if they refuse to pay child support na jail be that.

I promise you after this, Larez is a forgone issue and will not be part of my posting. Good riddance to bad rubbish.

The designs and structural director has your info already and is willing to meet with you. I will keep you posted via my e-mail to avoid unnecessary pollution by the filthy mouth Larez.

I respect your politeness and spirit of team work. You will definitely get to a higher plain in due time, but please do your profession a big favour. If Larez returns to his father land after many years of fruitless and frustrated sojourn in oyinbo land with his BA (Begin Again) and Ph.D (Professional horrible Design), kindly give him a position in your company where he can be trained properly and, hopefully, if his arrogance does not cloud his senses, he may become as good as you are some day.

Larez, I beg throway 25yrs of garbage begin walk the walk and forget the yeye talk the talk.
I rest my case.
You are the man, Mahal. Look out for my e-mail. Thanks.
Properties / Re: Home Plans For Bungalows In Nigeria? by kikeige: 8:51pm On Aug 22, 2009
Larez,

You definitely have a chip on your shoulder. I wonder how much business you (will) ever get with your nasty attitude. You have to be a VERY ANGRY FRUSTRATED MAN in oyinbo land. Why not come home and cool off from Atlanta stress, abi you no get time off work at your McDonald job?  Idiot. Na only mouth you get.Come to Nigeria and prove yourself instead of standing thousands of miles away building your castles in the air.
Can you post some of your designs that have been built in Atlanta with addresses? Or better still, some references that can verify your claim to 25yrs of architectural work in America.  Go sit don boy. You are too full of yourself. Empty barrels make the most noise.

Mahal, thumbs up for you great designs. Abeg, no follow this idiot wey call himself Larez dey do imaginary designs that are not realistic o!. So far all your designs that I have seen are very great for  Naija (we no dey Atlanta). They are compact and affordable. Thanks for the suggestion on the lot size. We are already thinking of going with one of your designs ,the duplex bungalow consisting  of  4-bedroom unit and 2-bedroom unit ,as an alternative for the NIDO 's project.A lot of interested participants are happy with what they see. Nah you be the baba. Age has nothing to do with intelligence. Larez nah Methuselah with no sense compared to a promising young man like you and your partner. I am sure you will get to the top quickly than you expect and may be you will recruit Larez when he finally decides to come home with his BA (Begin Again) and frustration.
Properties / Re: Home Plans For Bungalows In Nigeria? by kikeige: 11:59pm On Aug 21, 2009
Mahal,
Your reply is well appreciated. You have demonstrated a good sense of team approach and good leadership role.
As for the slowpoke, Larez, you need to brush up your human relations skill,i,e if you have any at all. I have read some of your replies to postings on naira land and it is easy to conclude that you are one of the failures who sojourn in the white man's land and throw insults at those at the home front trying to do useful work.
Shame on you for spending 25yrs in oyinbo land and you are still there. I am sure by the time you come back to Nigeria with you BA (Begin Again) degree on Fantasy Island Architecture (considering all those ambiguous sketches you posted), those with more realistic ideas like Mahal et al will be available to give you a preliminary coaching on pragmatic designs with focus on the peoples needs and affordability.
I wonder if you have been able to get any partner for your Wonderland Project. Siddon for obodo land dey blow hot and cold.Nah there you go grow old doing boy boy for your grand children.Yeye man. Abeg, carry go.Commot for road make we see better person.

Mahal, pls. kindly suggest something in the alternative for the size of land, that will still be able to meet the demand of rental duplex 3-bedroom bungalow and maybe 4-bedroom personal residence. I doff my cap for you.
Properties / Re: Home Plans For Bungalows In Nigeria? by kikeige: 2:28am On Aug 21, 2009
Larez,

I am sure you are one of the "American wanna be"s" What are you talking about? What is the standard one plot size for a regular single family home in New York, that is if you've ever been there? You can ask your neighbour to pass you a box of matches from your kitchen window in most of the single family homes in many American cities.
Why can't we Nigerians stop these stupid foreign ideas in comparison to our country even when they (especially America) sometimes do worse things than Nigeria?
A standard 100x50ft plot is approximately 0.11 acres, in case you don't know. That means 3 plots of such size will be 0.11 x 3 = 0.33ac .I really need to do kindergarten maths for you. I am talking of 1 unit of a bungalow duplex and another single bungalow on 0.389ac, which of course does not mean three single homes on the land, but two consisting of three units. May be you should get your facts right before acting like Mr Know it all.

Properties / Re: Home Plans For Bungalows In Nigeria? by kikeige: 4:26am On Aug 20, 2009
Subject: Nigerian House plan project.

This is a sample survey plan of a plot of land, total area of 1568.8m^2 (more than 1/3rd of an acre) which  a real estate builder wants to use as a model for an estate in Lagos owned by Nigerians in the Diaspora. The idea is to have a source of income from rental property when they return/retire home in addition to having a residence of their own.

PART A.

The larger portion of the land is to be used for the personal residence consisting of
1.5-bedroom bungalow with a master bedroom en-suite in close proximity to
2.a study/home office,
3.formal living and dining room.
4.a family room with adjoining dining room,
5.a guest room en-suite,
6.two other rooms with a shared bathroom/toilet
7.Powder room or guest toilet
8.The house should have lots of windows for good cross ventilation, preferably every room should have two very large tall windows.
9.living rooms with additional 3 panel sliding doors open to a veranda/balcony.
10.The kitchen or dining area too should have an accessible veranda at the back of the house.
11.Lots of outdoor space i.e large compound for landscape and backyard vegetable gardening.

PART B.

The other portion of the plot is for a simple bungalow duplex for rental with each wing consisting of
1.3#-bedroom
2.2#-living rooms
3.Dining room
4.Kitchen
5.2#-toilet/bath

Pls. put cost into consideration. This builder is looking for functionality and aesthetics with minimal cost in order to encourage as many people as possible without scaring them away with bogus building cost.
Forward different sketches of various floor plans and elevations (put into consideration the temperate weather in Nigeria i.e make provision for artificial ventilation  in all living spaces as much as possible)  to my e-mail address.
