Three (3) months’ notice for a half-yearly tenant

Six (6) months’ notice for a yearly tenant

So yes, a six-month quit notice is legally required for yearly tenants, unless the tenancy agreement states otherwise.

If you are the type that pays your landlord in bits, that is "whenever you have", you are entitled to just one week notice in Lagos State

Does the Tenant Pay Rent During the Notice Period?
Yes—the tenant is required to pay rent during the six-month notice period, as long as they remain in possession of the property.

Here’s why:

The quit notice does not terminate the tenancy immediately; it merely signals the landlord’s intention to end the tenancy after the notice period.

During those six months, the tenant continues to occupy the premises and is therefore legally obligated to pay rent for that duration.

If the tenant’s rent has already expired before the notice is served, the landlord may still issue the quit notice, but the tenant would be considered in arrears and liable for unpaid rent
