I have carefully studied the foundation plan and other aspect of the building. if you will be on ground to supervise the building, I. think 8m will go far and you will still have change. I have carefully considered the number of blocks, iron for lintel, about 900 bags of cement, tiles, and roofing materials. if you are in doubt, I can give a breakdown on how I got to 8m

Now that we are getting somewhere...... let me post the land size and plan together for those that missed it.... Now, what do you think in terms of price to erect the structure after few modification of the plan by a professional.

I have an idea to use 9" solid from the foundation to about half and the from there 9" hollow .... does that make sense...

I have looked at your plan. It doesn't look workable. A lot of defects, some of the spaces have no ventilation. The roof would also be a problem like someone suggested earlier. I am an Architect, so I am talking from experience, engage someone to help you rework the plan. Maybe a student architect who will not charge you much.

My broda , am not an Architect, I never claimed..my line of work is far from this... it was just an idea / concept that I have... when it's professionally done.... the end result will be similar with few changes.... . check my concept floor plan and the land size posted... Tnx

First of all one can't estimate a job with 3D only. The floor plan is also needed. Secondly, I hope this is not what u plan to build? This is very very amateur. Get someone competent to handle your drawing please.

I never mentioned that I was a professional in building design.... But i know that the end product when it is properly done will almost look like this except for few changes.

Remember that every great plan starts with a thought, a stroke of a pen or pencil and continues from there....

OK. But consider this. You can never be sure how your wife & your folks will get along. Even if you wish it should all be one big happy family. The way our parents, especially mums lived their lives, serving all the in-laws is not what we can expect from a modern woman, however nice, lovely & sweet she may be. A modern wife needs privacy with her man & nuclear family. It is therefore smart on a man's part to consider this. If you have two separate 2 x 3 bedroom flats, your nuclear family can occupy one & your folks the other. It saved my female relative from her in-laws troubles that her hubby built two flats together. A modern hardworking man also needs peace on returning from a hard day's work.

Our own lovely folks may not always get along with the dear wife. An age-old phenomenon that has not really changed.

you're right, but we always pray for a good outcome and love between our lovely people.... the plan of the house in such a way that if worst comes... I can easily create two standard wall to divide the house.... I take the bigger part with kitchen .... , the rest can have 1 bedroom ...and call cook in a small open kitchen outside....

with the plan you provided, and considering the cost of standard materials (when I say standard materials I mean for example: Regular glazier tiles, Aluminum roofing, POP fittings, screeding, etc) for a 4 bedroom house, I estimate you get on hand about 18 -- 22million naira.

My broda , no bi duplex oo ... na bungalow oo.... for 22mil , i can have way build a duplex....

My dear, I do not know how much right now but consider if you need more than 4 bedrooms for real.

I know many who built 5 to 7 bedroom bungalows and kind of wish they had added a BQ to a 4 bedroom instead. Or just made it two flats of 2 beds & 4 bedrooms.

Do you want to have a big family? When after 17 to 20 years, your kids begin going to university, will you still need all those rooms?
From experience years back, hardly anyone needs more than 3 bedrooms. Especially those in diaspora who spend less than 6 weeks a year in Nigeria. Or those in Lagos building prestige edifices for only Xmas in the village.

Many of us have made that error before.

Build moderately & invest the remaining money. Or add to build another investment property.

Thank you my broda... your contribution makes perfect sense. I thought about 4-5 but it will not work very well in my case, mom, aunt...plus i have younger ones.... plus visitors.... but all options are still open. Oh, the small house in the back will be for renting... 1 bedroom flat each..
