Why not pm JVExpat and ask to meet him personally and take you to his site at least to confirm if m not working on his project at the moment. Must everybody support the complainant and dismiss d accused just to feel sympathetic. I bliv in evidence not assumptions.
jeftalene is JVExpat....All anybody needs to do is read the posts of the person behind the 2 monikers.

I am not sure anybody is interested in anything as much as settling things amicably with the complainant. The complainant has the right to hire and fire and you have a right to seek redress but coming through your "lawyer",in this case, JVExpat smirks of nothing but hypocrisy!

Good observation, the question now is what terms and conditions did I not abide by? Kindly enumerate
Can you in all honesty disprove the fact that jeftalene is not JVexpat? Look, there are no fools here, okay? If you think you can pull wool over anybody's eyes, some of us are trained to smoke out people like you who are not smart enough to cover up your action/inaction.

I will advise you to do what is necessary (even if it takes you some extra quid off your pocket). Some of us sit on the fence and see people like you feed fat on other people's sweat and you still have the effrontery to come and claim saint. That is an insult on the collective interest of all hardworking people here.

I don't know you or any of the parties involved in this case but I am interested (maybe more than interested) in at least nailing one of those people who think being a "professional" on nairaland is a licence to feed fat on people's hard earned money.

Do the needful, this is no time for lame excuses!

Hello All,

I feel I should share the following questions with some of the experienced people on here. These are questions for the discerning minds,

1. Why do some "professionals" insist that they must as a matter of compulsion be the one to purchase all the materials needed on site during construction. They only leave you with the choice of purchasing materials needed for "finishing"?

2. I have seen a number of builds here and NONE (I am yet to see one) that take into cognisance mobility for people with disabilities? We seem to have a number of staircases into our builds. Do we think about old age, for instance when mobility might be impeded?

3. Really and truly who should do the building construction...The Architect, the civil engineer, structural engineer or the "gbogbo lowo" engineer (By this,I mean the jack-of-all-trade engineer that we hear about on site)?

4.Why is it "difficult" to have condomoiums in places that are highly populated like lagos, abuja,Kano and Portharcourt just like we have in developed countries rather than have sprawling apartments all over?

5.why can't we have something as beautiful, elegant but simple as the below

We have many duplex designs. However, the word "befitting" varies from person to person.
I will be in touch with you shortly, meanwhile to save time, can you come up with a drawing given the land dimension. You don't have to disclose this until I mobilize you which I'd do in a few days time.

I am already in contact with you and will follow up soon.

Any idea of a befitting 5 bedroom duplex on that land dimension that will leave a little space for a mini swimming pool and space for car park?

Sorry never saw your WhatsApp message. If I did, I would have responded.
Moreover, my clients both within and outside Nairaland contact me via phone and/or email. As far as I am concerned, a WhatsApp message is neither here nor there. Moreover after sending the WhatsApp message, did you ever come to my thread to mention it or make a complaint about my non-response? Why wait for me to make a comment on some other thread before making your grievances? That's not right. My conscience is clear - I have attended to every KNOWN request made to me here on Nairaland and out there.
When I want to make enquiries from other people or companies, I call and send emails. That makes it more serious and official.

Also note that on the issue of not engaging me as a QS, that's not a problem because before joining properties section sometimes last year, God has been providing clients for me for 10 years now & will still continue to do so. My success and advancement is NOT & NEVER will be in the hands of any man, but of GOD! Never put yourself in the shoes of GOD!
My conscience is clear!
FINAL STATEMENT...

1. I don't comment here but I am always here (like many others).

2"....Moreover after sending the WhatsApp message, did you ever come to my thread to mention it or make a complaint about my non-response?" That statement reeks of arrogance and VERY UNPROFESSIONAL. I am not one that "beg" to pay people to work for or with me,if you choose to shoot yourself in the legs, nurse your wound if you survive it.

3. I don't and will not seal deals in a faceless forum like nairaland and you shouldn't too if you are a real professional. If I don't know of others,I know skimanski will not - I recommend you go read skimanski's responses to people (like me) who accuse him of not responding to their mails. He doesn't call them out.

4.A real professional knows every customer (real or potential) count. Anyone who says "if you don't patronize me, GOD will provide another customer" is not only unprofessional but also displaying ignorance. Why? Customer is king and always right!

I am now fully convinced you'd absolutely win "back of the queue" award with your attitude.

FYI, I am not in the country but I am fully on ground in Nigeria, our FDI (foreign direct investment) should be encouraged and not discouraged by "unprofessional" professionals in the profession of being unprofessional.

Even me that manage my build myself, still employs an Engineer to "monitor what l do" so l dont commit blunders.

@Lastpage, as per the above bolded, you have said the fact! Please do continue to tell some of your fellow Nairaland clients ooo!
We have been saying this all along but people who didn't study anything close to construction in school will want to personally supervise a building project without employing the services of at least 1 construction professional & somehow expect that all will go well. What a mirage!
Sometimes I wonder why they also don't try DO-IT-YOURSELF when it comes to health, personally delivering a baby at home instead of going to the maternity, trying to repair a problematic car instead of calling a mechanic, keeping money at home instead of putting it in the bank, etc.
It simply beats my imagination!
To think that this is coming from a QS who chose to ignore a whatsapp message from a prospective clients reeks of double speak! @olumide4christ (sake),for your sake (your attitude to customer service) I have decided against the patronage of any QS except of course I am on course to build a gigantic structure. Obviously, you will be at the back of the queue if I was to consider engaging the service of one in future.

Some "professionals" are not worth patronizing,I am just saying...

Great work going on here and the OP is fantastic!

I still can't get the building as attached off my mind but just a quick one,one how many plots of land can this building sit on with space for car park and space for back garden. Not necessarily anything too spacious.

I am actually looking at 3 flats on each floor and each flat will be 3 bedroom en suite. Can you re-modify the design for that?

The might be a bit modification but that will be after I have an idea of how many plots this will take

PropertiesRe: Talk To Quantity Surveyors About Construction Costs And Project Developments by Marilo(m): 11:44am On Apr 10, 2016
Hello,

I would like to have an estimate of a 3-story building with the prototype in the link below

https://www.nairaland.com/266315/architectural-designs-nairalanders-want-build/31

Now,I understand you might as you say be cautious not to want to give an estimate as you don't have the basic facts but truth is,many people rely on the "basic facts" as supplied by professionals like you as they don't or might not know what the basic facts should be as they are not professionals in property development. If they do,there would have been no need coming to a quantity surveyor in the first place.

Now back to the subject/project on hand,I am looking at developing a property as shown in the link above with a bit of modifications with the facts below:

1. It's a 3 storey building of 3 Three bedroom flats en suite, all on each floor. That is Three flats on the same floor (no front and back flat as is typical of most flats in Nigeria).

2. As mentioned above,it'a en suite 3 bedroom flat.

3. Ground floor is going to have 2 flats of 3 bedroom ensuite

4. There's going to be a communal meeting room on the ground floor where visitors can wait. The door to the flats will have a controlled bell, where visitors can talk to whoever they came to visit.

Now as the QS and the first person to be approached, how many plots would you think is sufficient for such a building.Note that this building is going to be constructed on the outskirt of Ikorodu

How much do you think the foundation of such building will cost - An estimate will do

How much will the decking of each floor cost, I don't have the dimension but I suppose you can come up with a dimension that can take 3 flats on each floor.

This is not going to be a rushed project, what milestone do you reckon be achieved at each stage of the project?

Do you think it's advisable (as I am planning to) to start the project with the groundfloor up until the decking of the first floor and wait for 6 months before the next project phase is embarked upon?

I would like to employ your service but I'm mindful of reducing the cost of construction and I do no wish to compromise standard for anything in the world,do you think this project is achievable?

Do you reckon a project like this will fetch the requisite returns in a place like the outskirt of ikorodu?

As much as I want you to provide some sort of estimate about my project (and I must tell you,it looks scary as my mind keep running to how to get the finance),I would appreciate if you can leave your number and I'd like to contact you through whatsapp.

Keep up the good work.

Thanks!

This will really depend on what you mean by working from home.
Is it a desk-like job where you interface with clients and colleagues through the cloud/internet? Or is it about running your business with your home as your office. In Nigeria, I believe there are a lot of people that do the latter.

As an example. I run a floral services company. We serve end users directly as well as a host of retail florists and free-lancers. Now the bulk of these free lance florists work out of their homes. No offices. They meet their clients either in church or through friends, clubs and referrals. Discussions are done over the phone, at public locations or the client's home/office. Then they come to my garden and purchase the flowers and accessories needed for the job, go ho e and make their designs and flower arrangements there before delivering to the client. Others simply ask me to do the job and deliver to them for onward delivery to the client without even leaving their homes.

Seeing that they make their purchases from me quite regularly with some of them coming 2 to 3 times a week every week, I can only assume the system works for them.

Now is this an example of working from home as you intended? Because I believe this is what most work-from-home Nigerians do.
Sounds exciting!

This is a typical example of working from home...I think this should be encouraged as to my mind it will help reduce human and vehicular movement thereby reducing the man-hour of people who would have to work in offices.

How sustainable do you reckon your business will be? How long have you been in business and how long do you reckon you're going to continue. Do you reckon you might be thinking of expansion if the business continue to grow?Don't you think "working from home" will be jettison when your business grow at an alarmingly speedy rate?

Hello All,

I am sure we have come across all sorts of advertisement here and there about being self-employed,working from home given the state of the economy the world over.

The question then is how practicable is this "WORK FROM HOME" strategy. Can people with experience share their experience about how they worked from home, what kind of work they do,how many hours put into work and how much this has supported the family as well as their dreams.

Look forward to a fruitful and interesting discussion.
