Some of us sit on the fence and see people like you feed fat on other people's sweat and you still have the effrontery to come and claim saint. That is an insult on the collective interest of all hardworking people here. I don't know you or any of the parties involved in this case but I am interested (maybe more than interested) in at least nailing one of those people who think being a "professional" on nairaland is a licence to feed fat on people's hard earned money. Hello All, I feel I should share the following questions with some of the experienced people on here. These are questions for the discerning minds, 1. Why do some "professionals" insist that they must as a matter of compulsion be the one to purchase all the materials needed on site during construction. They only leave you with the choice of purchasing materials needed for "finishing"? 2. I have seen a number of builds here and NONE (I am yet to see one) that take into cognisance mobility for people with disabilities? We seem to have a number of staircases into our builds. Do we think about old age, for instance when mobility might be impeded? 3. Really and truly who should do the building construction...The Architect,the civil engineer, structural engineer or the "gbogbo lowo" engineer (By this,I mean the jack-of-all-trade engineer that we hear about on site)? 4.Why is it "difficult" to have condomoiums in places that are highly populated like lagos,abuja,Kano and Portharcourt just like we have in developed countries rather than have sprawling apartments all over? 5.why can't we have something as beautiful,elegant but simple as the below

I don't and will not seal deals in a faceless forum like nairaland and you shouldn't too if you are a real professional. If I don't know of others,I know skimanski will not - I recommend you go read skimanski's responses to people (like me) who accuse him of not responding to their mails. He doesn't call them out. 4.A real professional knows every customer (real or potential) count. Anyone who says "if you don't patronize me, GOD will provide another customer" is not only unprofessional but also displaying ignorance. Why? Customer is king and always right! I am now fully convinced you'd absolutely win "back of the queue" award with your attitude. FYI, I am not in the country but I am fully on ground in Nigeria, our FDI (foreign direct investment) should be encouraged and not discouraged by "unprofessional" professionals in the profession of being unprofessional. |

Great work going on here and the OP is fantastic! I still can't get the building as attached off my mind but just a quick one,one how many plots of land can this building sit on with space for car park and space for back garden. Not necessarily anything too spacious. I am actually looking at 3 flats on each floor and each flat will be 3 bedroom en suite. Can you re-modify the design for that? The might be a bit modification but that will be after I have an idea of how many plots this will take

Hello, I would like to have an estimate of a 3-story building with the prototype in the link below https://www.nairaland.com/266315/architectural-designs-nairalanders-want-build/31 Now,I understand you might as you say be cautious not to want to give an estimate as you don't have the basic facts but truth is,many people rely on the "basic facts" as supplied by professionals like you as they don't or might not know what the basic facts should be as they are not professionals in property development. If they do,there would have been no need coming to a quantity surveyor in the first place. Now back to the subject/project on hand,I am looking at developing a property as shown in the link above with a bit of modifications with the facts below: 1. It's a 3 storey building of 3 Three bedroom flats en suite,all on each floor. That is Three flats on the same floor (no front and back flat as is typical of most flats in Nigeria). 2. As mentioned above,it'a en suite 3 bedroom flat. 3. Ground floor is going to have 2 flats of 3 bedroom ensuite 4. There's going to be a communal meeting room on the ground floor where visitors can wait. The door to the flats will have a controlled bell,where visitors can talk to whoever they came to visit. Now as the QS and the first person to be approached, how many plots would you think is sufficient for such a building.Note that this building is going to be constructed on the outskirt of Ikorodu How much do you think the foundation of such building will cost - An estimate will do How much will the decking of each floor cost, I don't have the dimension but I suppose you can come up with a dimension that can take 3 flats on each floor. This is not going to be a rushed project,what milestone do you reckon be achieved at each stage of the project? Do you think it's advisable (as I am planning to) to start the project with the groundfloor up until the decking of the first floor and wait for 6 months before the next project phase is embarked upon? I would like to employ your service but I'm mindful of reducing the cost of construction and I do no wish to compromise standard for anything in the world,do you think this project is achievable? Do you reckon a project like this will fetch the requisite returns in a place like the outskirt of ikorodu? As much as I want you to provide some sort of estimate about my project (and I must tell you,it looks scary as my mind keep running to how to get the finance),I would appreciate if you can leave your number and I'd like to contact you through whatsapp. Keep up the good work. This is a typical example of working from home...I think this should be encouraged as to my mind it will help reduce human and vehicular movement thereby reducing the man-hour of people who would have to work in offices. How sustainable do you reckon your business will be? How long have you been in business and how long do you reckon you're going to continue. Do you reckon you might be thinking of expansion if the business continue to grow?Don't you think "working from home" will be jettison when your business grow at an alarmingly speedy rate? |
