Whether you have decided to design your kitchen yourself, go to a cabinet distributor or home center, or asked a professional designer for help.

Before you begin, bear in mind that you don't want just good looking furniture, but also one that is functional and allows you to move around quickly when preparing your food, provides enough storage space and is easy to clean.

There are four basic kinds of kitchen layouts;

Wall Layout - where the refrigerator, cooker and sink is located along the wall in a straight line.

Corridor Layout - This has work stations on both sides of a narrow hallway or walkway in the middle of only about 3-5 feet wide.

"L" Layout - which has two legs joined at one corner perpendicularly to form an "L".

"U" Layout - which as the name implies has the refrigerator, cooker and sink arranged in a "U" format.

Here are some of the beautiful kitchen designs I came across in my search. I would love to have one of these in my home, in these kind of kitchens you can never be too tired to cook, trust me your cooking in this kind of environment will always be delicious!( laughs).

Since the past we have been made to believe that you need your entire life savings to build a home. Nevertheless, what you actually need is efficient planning.

Anybody can aspire to build a home no matter your income. It takes just focus and determination.

To begin, I will break the building process into two parts:

Sub-structure: This refers to the part of the house that is not visible i.e the part of the house that is inside the ground which we generally call the foundation.
Super-structure: This is the part of the house that is visible - mainly from the DPC (German floor) to roof level.

From carefully estimated quotation, N400,000 is enough to complete the strip foundation to DPC level (Sub-structure) for a 2 bedroom bungalow as shown in figure 1.1 above. However you can spend less than N400,000, if you choose to reduce the dimensions in your own building plan.

Following the initial post which drew up a lot of furore, where many of our readers on Nairaland opined that most of the factors considered when finding a house mentioned in part 1 did not apply to the common man save for the elites who live in Victoria Island or Ikoyi , I have been mandated to write a part 2 on this issue.
One of discussions of reckon was the one raised by Okija_juju(m) on www.nairaland.com. He believes and many agree with him, that these are the true things Nigerians look out for when house hunting. Please what are your thoughts or additions o?

1. The size of the House -How big are the rooms, et. al.

2. Water Supply- Does the house/compound have an independent borehole or is it dependent on public water supply. What is the size of the storage tank. How far away is the nearest stream incase there is no water? Is there a well in the compound? Does the next door neighbour sell water? How much do the 'Water Supply Abokis' charge per litre of water? e.t.c

3. Your Landlord (especially for those living in a 'face-me-I-face-you' apartment -Is he troublesome? Does he live in the same compound with you? Is he the type to increase your rent when he sees that you have just bought a new car or a new flat screen TV? Does he come up with arbitrary fees and levies like 'Burial Levy' for his dead grandmother’s funeral, 'Sanitation Levy' 'Electricity Levy' 'Generator Noise Levy', e.t.c..

Well to start off the day, I have an important piece of information to leave with you as you launch into the second half of this promising week.

As we all know, fire is a very tragic occurrence; it’s something that can happen by mere omission or negligence.

Starvation- Removing materials that are yet to be burnt by a raging fire or isolating it.

Cooling- Removing heat content from burning materials.

Smothering- Cutting off oxygen which aids combustion or a major part of it.

Homes that are built with freestanding garages may or may not have a covered walkway attached to the house. Does The City Have Plans For Road Construction?
Future road construction may also be something to consider. For example, Metro Rail construction will continue for the coming years, some will welcome the rail line near their home, while others would prefer it not close by.

Next time you go house hunting, remember to factor the small considerations along with the big decisions. Taking into account these considerations may end up being the criteria that provided the perfect home.

If you are a Nigerian real estate investor focused on investing in rental property, you will find that at some point you have to decide whether to receive the rent from your apartment buildings or office buildings in small bits or in bulk.

Here's the thing, most landlords or apartment owners in Lagos Nigeria collect two years rent in advance when they get a new tenant for their apartment. And the reason they give is that the two years rent allows them to get bulk money they can use for further investment.

For example, two years rent from a house in a central location may be enough for the real estate owner to do one or all of the following:

Buy another plot of land.
Buy a fairly used car.
Pay for the school fees of his kids.

Also, to do general stuffs he cannot do if he allowed his tenants to pay the house rent quarterly.

A classical example is a 5 bedroom duplex for rent somewhere in Lekki and the rent price is Two Million Naira (N 2,000,000.00) per annum (abeg oh na example I dey give you, even if you carried a gun, it could never be this cheap). The landlord requires two years rent to be paid in advance.
