BEST MORTGAGE RATES; COMMERCIAL BANK VERSUS FEDERAL MORTGAGE BANK Sisi Eko Jan 21 EazyNews When you are thinking of that beautiful house you want to buy, you want to seek the best home equity loan rates you can get. The lower the interest rate you have to pay to secure a home mortgage, the less the amount you will need to pay to your bank. In fact, the higher the amount of money you can collect from your bank. Now The Question Is Where Can You Get The Best Home Equity Loan Rates? No doubt you are familiar with the home loan interest rates in Nigeria. Commercial banks typically charge two digit interest rates for home mortgage. Recently a friend of mine who was trying to get a mortgage to buy his dream home approached his commercial bank and they offered him home equity loan rate of 17 percent. In addition they also required that he would pay the following: Click on this link to read more: http://www.eazyhc.com/eazyhomeblog/best-mortgage-rates-commercial-bank-versus-federal-mortgage-bank |
HOME DÉCOR DESIGNS FOR THE NEW YEAR Sisi Eko Jan 11 EazyNews Welcome to year 2013. I believe this is a good time for us to embrace new ideas on how to live in a better environment. Every sane person wants to live in a beautifully finished home. Therefore, when decorating your house there may be a tendency to want to go overboard in designs, there’s no problem in that, just go ahead in order for you to get that exotic feel. Since it’s the New Year we might want to try redecorating by changing curtains, color of paint, or by rearranging the position of the couches/dinning set. We can also get art paintings to place on some parts of the walls. Now let’s point out those particular features of a home that will make it aesthetically appealing when decorating or redecorating. There are essentially three sides to home designs; the exterior, the interior and finish. ASPECTS OF EXTERIOR HOUSE DESIGNS THAT CREATE IMMEDIATE ATTRACTION INCLUDE: the gate the walls the premise floor finish the veranda or balcony the windows & doors the entrance and the roofing Please follow this link to read more: http://www.eazyhc.com/eazyhomeblog/home-decor-designs-for-the-new-year |

KITCHEN STYLES Sisi Eko Dec 18 EazyNews I have been visualizing my dream kitchen and looking through home interior magazines lately and I am so ready to plan my kitchen layout myself. Whether you have decided to design your kitchen yourself, go to a cabinet distributor or home center, or asked a professional designer for help. Before you begin, bear in mind that you don't want just good looking furniture, but also one that is functional and allows you to move around quickly when preparing your food, provides enough storage space and is easy to clean. There are four basic kinds of kitchen layouts; Wall Layout - where the refrigerator, cooker and sink is located along the wall in a straight line. Corridor Layout - This has work stations on both sides of a narrow hallway or walkway in the middle of only about 3-5 feet wide. "L" Layout - which has two legs joined at one corner perpendicularly to form an "L". "U" Layout - which as the name implies has the refrigerator, cooker and sink arranged in a "U" format. Here are some of the beautiful kitchen designs I came across in my search. I would love to have one of these in my home, in these kind of kitchens you can never be too tired to cook, trust me your cooking in this kind of environment will always be delicious!( laughs). Sisi Eko Nov 30 EazyNews Since the past we have been made to believe that you need your entire life savings to build a home. Nevertheless, what you actually need is efficient planning. Anybody can aspire to build a home no matter your income. It takes just focus and determination. To begin, I will break the building process into two parts: Sub-structure: This refers to the part of the house that is not visible i.e the part of the house that is inside the ground which we generally call the foundation. Super-structure: This is the part of the house that is visible - mainly from the DPC (German floor) to roof level. From carefully estimated quotation, N400,000 is enough to complete the strip foundation to DPC level (Sub-structure) for a 2 bedroom bungalow as shown in figure 1.1 above. However you can spend less than N400,000, if you choose to reduce the dimensions in your own building plan. Times are changing and the real estate market needs to make sure it changes along with it. A generation ago families and single men were a prime target for real estate agents. As society changes more women than ever are gainfully employed, single women are quickly becoming a unique force in the real estate market. From singletons in their 20’s to divorcees in their 40’s, single women are looking to buy and they have unique demands. Single women are a growing population in Nigeria, as many as 1 in 5 home sales are to single women, not to mention that twice as many single women purchase homes in comparison to single men. Many reasons come into play; societal changes, economic shifts, changes in Nigerian family structure, and the increase of women in the workforce. SO WHAT DO SINGLE WOMEN WANT? Due to the furore on this blog, a follow up article has been put up. Many thanks to the likes of okija-juju lol. Please see article THINGS THE COMMON NIGERIAN LOOKS OUT FOR WHEN HOUSE HUNTING PART 2; TRUE OR FALSE? at http://www.eazyhc.com/eazyhomeblog/things-the-common-nigerian-looks-out-for-when-house-hunting-part-2-true-or-false |
Following the initial post which drew up a lot of furore, where many of our readers on Nairaland opined that most of the factors considered when finding a house mentioned in part 1 did not apply to the common man save for the elites who live in Victoria Island or Ikoyi , I have been mandated to write a part 2 on this issue. One of discussions of reckon was the one raised by Okija_juju(m) on www.nairaland.com. He believes and many agree with him, that these are the true things Nigerians look out for when house hunting. Please what are your thoughts or additions o? 1. The size of the House -How big are the rooms, et. al. 2. Water Supply- Does the house/compound have an independent borehole or is it dependent on public water supply. What is the size of the storage tank. How far away is the nearest stream incase there is no water? Is there a well in the compound? Does the next door neighbour sell water? How much do the 'Water Supply Abokis' charge per litre of water? e.t.c 3. Your Landlord (especially for those living in a 'face-me-I-face-you' apartment -Is he troublesome? Does he live in the same compound with you? Is he the type to increase your rent when he sees that you have just bought a new car or a new flat screen TV? Does he come up with arbitrary fees and levies like 'Burial Levy' for his dead grandmother’s funeral, 'Sanitation Levy' 'Electricity Levy' 'Generator Noise Levy', e.t.c.. Good day readers, it’s the mid-week, My week has been going smoothly not too stressful so far. How has your week been? Well to start off the day, I have an important piece of information to leave with you as you launch into the second half of this promising week. As we all know, fire is a very tragic occurrence; it’s something that can happen by mere omission or negligence. It is very important that we have some knowledge about fighting a fire and learn to keep as calm as possible during a fire occurrence even though it is very difficult to keep calm. I personally, have had a lot of home fire occurrences and trust me, being in charge and trying to stay focused during a fire is very helpful. When I say focused I mean focusing on extinguishing the fire as opposed to going into a panic attack. When you go into a panic attack, the fire overwhelms you. You can stop a fire in three ways. They are: Starvation- Removing materials that are yet to be burnt by a raging fire or isolating it. Cooling- Removing heat content from burning materials. Smothering- Cutting off oxygen which aids combustion or a major part of it. It is very important to have fire extinguishers in our homes, offices and also in our cars; a fire can occur anywhere. Here are four common types of portable fire extinguishers that can be used in your home at incipient stages, they are... There are a multitude of decisions to be made before you find the home to call your own. A home’s size and style, whether to buy a new or pre-owned, as well as the neighborhood and school district are among the most important considerations. However, there are other components that are not quite so weighty, but can add to the satisfaction of its inhabitants. Here are some underrated considerations to bear in mind along with the big decisions: How Busy is the Street? If you’ve ever whizzed down Ikorodu road, you will notice that other smaller roads empties into the road, making it an extremely busy road. A heavily-traveled road such as this is great for exposure. However, if you have your home close to the road and you have young children ensure that they have restrictions going out of the house. How Far Is The Home From The Freeway? Due to the regular Lagos freeway traffics, most inhabitants live outside the city limits, the time it takes to get from their homes to their jobs is really pretty unbearable. One thing to consider is how long it will take to drive from your home to the freeway. Major streets in some other roads get pretty packed in the morning well before you hit the freeway. You may want to factor whether that house location will be the best option for you and opt instead for a neighborhood with quicker freeway access. Does The Bus Route Pass Your House? One positive reason to have a bus route on your street is that a bus stop is likely to be nearby for those who use public transportation. However, on the contrary a noisy bus going down your street day and night may not be to your liking. It also tends to bring a lot of foot traffic to your street from those getting on and off the bus. Do the Windows look directly Into another Home’s Windows? If you have a large window such as a floor to ceiling window in your living room, then your neighbor can clearly see your every activities, in this case you might have to keep your blinds shut at all times preventing you from enjoying the full effects of the large windows. Does the Garage Have a Covered Walkway? Homes that are built with freestanding garages may or may not have a covered walkway attached to the house. Unless you are one of those people who don’t mind getting caught in the rain, you may want to choose a home that offers shelter from the storm when walking from your car garage to your house. Does The City Have Plans For Road Construction? Future road construction may also be something to consider. For example, Metro Rail construction will continue for the coming years, some will welcome the rail line near their home, while others would prefer it not close by. Next time you go house hunting, remember to factor the small considerations along with the big decisions. Taking into account these considerations may end up being the criteria that provided the perfect home. http://www.eazyhc.com/index.php?option=com_easyblog&view=entry&id=58&Itemid=15 |
If you are a Nigerian real estate investor focused on investing in rental property, you will find that at some point you have to decide whether to receive the rent from your apartment buildings or office buildings in small bits or in bulk. Here's the thing, most landlords or apartment owners in Lagos Nigeria collect two years rent in advance when they get a new tenant for their apartment. And the reason they give is that the two years rent allows them to get bulk money they can use for further investment. For example, two years rent from a house in a central location may be enough for the real estate owner to do one or all of the following: Buy another plot of land. Buy a fairly used car. Pay for the school fees of his kids. Also, to do general stuffs he cannot do if he allowed his tenants to pay the house rent quarterly. A classical example is a 5 bedroom duplex for rent somewhere in Lekki and the rent price is Two Million Naira (N 2,000,000.00) per annum (abeg oh na example I dey give you, even if you carried a gun, it could never be this cheap). The landlord requires two years rent to be paid in advance.
