Today I would love to share with you my big plans for this year I am saving towards traveling to two countries by the end of the year to see 2 wonders of the world. Sisi Eko Jul 09 EazyNews My humble people it’s the midweek and over the weekend I decided to go shopping for wall coverings so I can spice up my bedroom a little, it had been on my mind to make some changes because my bedroom was beginning to look like an old granny’s room…...lol. I got a very beautiful wall paper that gives off a beautiful summer feeling. I chose that particular design because it’s the rainy season and I want to keep away the damp feeling that comes with it. In Nigeria today, land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which includes development patterns, human and environmental factors. Let’s Start By Asking What Exactly Is The Size Of A Standard Plot Of Land In Nigeria? According to the dictionary meaning of a plot, A plot is a marked out piece of land for the purpose of building or farming. The word "plot" is an arbitrary term used to describe a land division carved out for property development. The size of a plot of land can vary for different reasons but according to Nigeria's land divisions, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. That day I wished our house was movable so that I could just move it down to the Island, this got me thinking about movable houses. I know that in the western world houses are not built by blocks only, they build with other materials such as wood, steel etc In Nigeria houses are popularly built with blocks making it fixed and permanent. Prefabricated homes, often referred to as prefab homes, are specialist dwelling types which are manufactured off-site in advance, usually in standard sections that can be easily shipped and assembled. Some current prefab home designs include architectural details inspired by futurist architecture. Prefabricated may refer to buildings built in components e.g. panels, modules (modular homes) or transportable sections (manufactured homes), and may also be used to refer to houses on wheels (mobile homes). Although similar, the methods and design of the three vary wildly. Modular homes are created in sections, and then transported to the home site for construction and installation, they are usually the most expensive of the three. Sisi Eko May 24 EazyNews A very good day to you, I believe your day is going very well, I stumbled upon this information today and decided to share it, I believe this is good news and will benefit everyone one way or another. The prayers of investors in landed property in Lagos, who have been complaining of the high cost of perfecting transaction, may soon be answered as the state government is considering a drastic reduction in the cost of Governor’s Consent to subsequent transactions. If the proposal of the Lands Bureau is endorsed by the state Executive Council led by Governor Babatunde Fashola, anybody who buys a landed property in the state will only need to pay to the government between 2% and 5% of the assessed value of the property instead of the current 13% to register it in his/her name. Due to agitations by property merchants and most residents in the state, the government has been seeking ways of reducing transaction costs for landed properties, with the first attempt made by the immediate past governor, Bola Tinubu, who cut the consent fee from 30% of the transactional value to 15%. This change is expected to bring the percentage chargeable to an internationally acceptable standard without any adverse effect on revenue, it will enhance transparency in all land transactions and assessment and eliminate delay and corruption. The consequence of this ignorance which the already completed buildings and the ones yet to be completed will suffer once the road networks in those areas are fully developed is severe flooding. Having a property in an area that has no developed road network, you are likely not to experience flooding problems at first because water will flow out from your compound easily when it rains since your plot will level to the undeveloped road network. But as soon as that road construction begins in such an area, considering the facts that the surveyor of that road construction company will sight his leveling from the already existing express road, the floor of your compound will become lower than the constructed road making it difficult for rain water to exit your compound. Whenever it rains, water will be stagnant in your compound as it has nowhere to flow to. We all know the problems that are associated with drainage systems in Lagos State. Sisi Eko Feb 11 EazyNews I have a funny story to tell you about, this happened the last time it rained in my area, about a month ago. I was fast asleep in my bed, busy dreaming a very interesting dream, I had just finished checking in at the airport and was about to board a flight, going to Paris for shopping, I was so happy deep in this dream when all of a sudden I woke up and felt wetness on the bed. Immediately I ran into panic……. Is this what I think it is? Did I just wet my bed?........Then I felt the water drop, then I realized oh….my roof has a leakage…..Thank God o. It’s the roof! I just got my roof fixed yesterday and it occurred to me to write about roof leakage. Roof leakage is a common problem that is sometimes caused by improper installation or the use of defective materials on the roof during the construction. Roof leakage can be the most frustrating problem for people living under the roof while replacing is not possible but repairing is helpful. Sand is an extremely needful material for construction but it must be purchased with all care and vigilance. Sand which is used in construction purposes must be clean, free from waste, stones and impurities. It is important to know what type of sand is beneficial for construction purpose as sand is also classified into three different forms that make it suitable for specific type of construction. Sand is a granular material made up of fine mineral particles. It is a naturally occurring, finely divided rock. Sand comprises particles, or granules, ranging in diameter from 0.0625 to 2 millimeters. An individual particle in this range size is termed a sand grain. The next smaller size class in geology is Silt: particles smaller than 0.0625 mm down to 0.004 mm in diameter. The next larger size class above sand is Gravel, with particles ranging from 2 mm up to 64 mm. Sand feels gritty when rubbed between the fingers (silt, by comparison feels like flour). BUILDING A HOME FROM A SALARY OF N40,000 (PART 2) Sisi Eko Jan 29 EazyNews FIG 1.1 TWO BEDROOM GROUND FLOOR PLAN LAYOUT Having completed our building to German Floor level in part one, we are going to give information on how to get the superstructure phase of the project done (i.e. from the german floor to the roof beam). Just like we stated in part one, all you need is focus and determination, and before you know it will all be done. From the german floor to the roof level we are going to use 6” (6 inches) blocks; this is just sufficient to withstand the load that will be on the building. Below is the breakdown of materials needed, cost of workmanship and professional fees in order to execute this project with ease. MATERIAL ESTIMATE AND WORKMANSHIP 1. BLOCKS: The super-structure will take 1506 blocks; we are going to make room for 3% wastage because of unnecessary excesses. So inclusive of wastages, total number of blocks will amount to 1552. 1552 blocks @ N120 each = N186,240 You don’t need to worry about transportation the seller will get the blocks to your site. 2. CEMENT FOR MORTAR, CASTING OF LINTELS, COLONS AND ROOF BEAM: The number of bags of cement for setting the above blocks, casting of Lintels, colons and roof beam will take 40 bags. 40 bags of cement @ N1,800 each = N72,000 The seller will transport the cement to your site for you. WORKMANSHIP FOR SETTING OF BLOCKS Brick layers normally collect N4,000/100 blocks daily. The brick layer is also going to pay the man that will assist him, from the money. So workmanship to set 1552 blocks will be = N62,080 3. SHARP SAND: 40 tons of sharp sand will be enough for mortar, lintels, colons and roof beam. 10 tons of sharp sand with transportation = N27,000 So therefore, 40 tons will be N27,000 x 4 = N108,000 4. GRANITE FOR LINTEL AND ROOF BEAM: 15 tons of granite = N50,000 5. REINFORCEMENT FOR LINTEL AND COLONS: 18 length of Y12 @ N1,250 = N22,500 7 length of Y10 @ N1050 = N7,350 ½ bundle of binding wires = N2,000 6. WORKMANSHIP FOR TYING OF LINTELS AND COLONS You can get a good iron bender who is considerate in pricing that will charge ……………………...N15,000 7. WORKMANSHIP FOR CASTING OF THE LINTELS, COLONS AND ROOF BEAM You can get a good labor price for casting the lintels, colons and roof beam, also a Manson that will dress it very well at ………….N14,000 8. REINFORCEMENT FOR ROOF BEAM 14 length of Y10 @ N1,050 each = N14,700 5 length of Y8 @ N900 each = N4,500 9. FORM WORK FOR LINTELS AND COLONS. 1x12x12 …………28 length @ N900 each = N25,200 2x2x12 …………..18 length @ N300 each = N5,400 3 inches nail ………………………………...= N3,000 Workmanship for carpentry work…………...= N15,000 10. TRANSPORTATION OF REINFORCEMENT AND FORMWORK TO SITE You need to patronize dealers nearest to the site in other to pay less on transportation. This should not exceed …………………… N5,000 11. PROFESSIONAL SUPERVISION FEES Professional supervision fees varies from individual to individual, but for the purpose of this work I will estimate …………………N50,000 Please note that this professional fee is not a fixed sum as it varies.
