Family / Joint Ownership Of Property In Marriage(2 by mearsk: 10:22am On Feb 01, 2017
In the previous post, the focus was on joint tenancy as a viable option to be considered by married couples intending to invest in the real estate market. This week, we will be examining the concept of tenancy in common, as an alternative to joint tenancy.

Tenancy in common is a type of shared ownership where two or more individuals jointly own property with an individual interest in the property. In simple terms, tenancy in common means that husband and wife jointly own property, but are free to deal with their share of the property as they see fit, and without the consent of the co-owner.

[i]Binta and George purchase a house, and decide to be tenants in common. If they share equal ownership of the house, Binta can sell, let or even gift her share of the house independently, and without the consent of her husband, George

When Binta and George decided to buy their dream home, they pooled resources together and made it happen, and they opted for joint ownership of the property. The title documents were prepared in both their names in fine print, and they moved in.

It is not uncommon for married couples to jointly purchase cars, operate bank accounts, and contribute towards rent, childcare and other expenses. Real property is no exception, as it has become more prevalent for couples to invest in real estate as joint owners. Who would make a better candidate for partnership than one’s life partner?

In this series, we will take a cursory look at the concepts of joint ownership of property within the context of marriage. The most common forms of joint ownership of property are :-
•Joint tenancy
•Tenancy in common.

Properties / Landlord Protection Program; Must Read For Every Landlord by mearsk: 5:49pm On Jan 18, 2017
Mr Folarin buys a parcel of land in Highlands Estate, off Kensington road. He is eager to develop his newest acquisition and in eighteen months, five semi detached houses are standing.

Enter the tenants. Mr Folarin collects part payment of the rent, hands over the keys to his new tenants over palm wine and pepper soup, and everyone is happy. Written agreements are unnecessary and stressful, the landlord and tenants agree.
It does not take long before Mr Folarin regrets the decisions he made. The tenants disturb the neighbours, damage the property and refuse to pay the balance of the rent. Mr Folarin comes back to collect the rest of the money, but the tenants refuse to pay and deny Mr Folarin access to the property. He is not interested in the rent any longer, as he wants to evict all the tenants from the property.
Can you identify at least one thing Mr Folarin could have done differently?

Properties / Houses Made From Shipping Containers by mearsk: 1:19pm On Feb 24, 2016
Shipping containers are made of steel and built to withstand weather, heavy stacking and ocean travel. While their lifespan can easily be 30 years, most shipping companies use them considerably less before putting them out to pasture. A typical shipping container work lifespan is 10 years or less.

The standard container measure 8 feet wide and 8 feet 6 inches high, and comes in lengths of 20 or 40 feet. A third option, which may be harder to find, offers higher ceilings; it’s called the high cube. A high cube container measures 40 feet long and is 9 feet 6 inches high. Shipping container homes can be modular: You can stack two or three or more as needed.
Here are some pictures of container houses from around the world:

Studio Arte Nomad Living, Portugal
Studio Arte creates small container homes as perfect weekend getaways or guesthouses. The interiors are modern and vibrant. Plenty of windows and sliders are incorporated to expand the space to the outdoors.

Softwood is the wood of a tree (such as a pine tree) that is soft and easy to cut. It is wood from gymnosperm trees such as conifers (which are trees that have needles instead of leaves)
Softwood is the source of about 80% of the world’s production of timber; they are commonly used as wood ware for homes, cabins, furniture, structural framing, cladding and paneling, bench tops, flooring, decking, joinery, beams and poles. They are also used to produce paper pulp and for card products.

Properties / Prefabricated Homes by mearsk: 1:05pm On Jan 21, 2016
In Nigeria, houses are popularly built with blocks which makes it fixed and permanent but in the western world houses are not just built by blocks only, they build with other materials such as wood, steel etc

Prefabricated homes, often referred to as prefab homes, are specialist dwelling types which are manufactured off-site in advance, usually in standard sections that can be easily shipped and assembled. Some current prefab home designs include architectural details inspired by futurist architecture.

Prefabricated may refer to buildings built in components e.g. panels, modules (modular homes) or transportable sections (manufactured homes), and may also be used to refer to houses on wheels (mobile homes).

Although similar, the methods and design of the three vary wildly.

Properties / How To Start Your Own Profitable Cement Block Business by mearsk: 12:01pm On Jan 13, 2016
In Nigeria, Housing has been one of the fastest growing sectors in the past years, and one of the materials used for its construction is cement block. Everybody knows what cement block is used for, but very few people know the money making potential that exists with this lucrative business.

In this article I am going to give you step by step information on how to setup your own block production business.

Here are some of the necessary things you will need to start up your own block industry in your area.

1. Acquire or lease a parcel of Land: You will need a plot of land in an area where infrastructural development is going on. If you don’t have enough money to purchase the said parcel of land, you can as well lease one.

2. Purchase a block molder (Vibrating Machine): The block mold commonly called the Romance-Machine is the equipment that enhances production within a short time.

3. Purchase the Diesel Leister: You will need a very sound diesel leister that will be used to power the block molding machine where the block would be molded from. There are two types; the single and the double cylinders. I’d advise you go for the single cylinder as it is more economical since it consumes less diesel, it can also power all your equipment effectively...

Properties / Tips On Moving With The Kids by mearsk: 12:53pm On Jan 06, 2016
Welcome to a New Year, since it’s the first month of the New Year some of us might have already had a move to a new home planned for this month in order to have a fresh start.

Have in mind that moving is a very difficult phase especially when the kids are involved, this is because many kids thrive on familiarity and routine, so as you consider a move weigh the benefits of that move against the comfort that the already established surroundings, school, and social life have given your kids.

A decision to move may be caused by different reasons. The decision to move might however be out of your hands probably due to a job transfer or financial issues, even if you’re not happy about the move try to maintain a positive attitude about it because parents’ moods and attitude often have a great effect on the kids.

PREPARING THE KIDS FOR THE MOVE
The most important way of preparing kids for a move is discussing it over with them. Try to give them as much information about the move as possible and answer all questions they ask truthfully. Also involving them in the planning as much as possible makes them feel like participants in the house-hunting process or school search. This can make the change feel less like it is being forced on them. If the property you are moving to is close by then take them to visit the site and neighborhood.

MOVING WITH TODDLERS
Kids under the age of 6 can be the easiest to move as they barely understand the changes involved but still your guidance is crucial.

Here are some tips on easing transition for young children:

Keep explanations clear and simple.
Use a story to explain the move through toys, furniture or acting it out
When you pack your toddler's toys in boxes, make sure to explain that you aren't throwing them away.
Hold off on getting rid of your child's old bedroom furniture, which may provide a sense of comfort in the new house. It might even be a good idea to arrange furniture in a similar way in the new bedroom
Avoid making other big changes during the move, like toilet training or advancing a toddler to a bed from a crib.
Arrange for your toddler or preschooler to stay with a babysitter on moving day.

Properties / Window Blinds(part 2) by mearsk: 1:53pm On Dec 10, 2015
Blinds can be made in a variety of materials, some expensive, and some less so. Cheaper blinds are usually made in vinyl, polyester, aluminum, or PVC. These are inexpensive materials that are all easily accessible and durable at the same time.
In continuation from the last post, let’s have a look at the other types of window blinds we have:

Pleated Blinds
Pleated blinds are shades made from a pleated fabric (which helps to add texture to a room) that pulls up to sit flat at the top of a window to hide from sight when open.

Vertical Blinds
Unlike horizontal blinds, vertical blinds are less likely to collect dust because they stand vertically. Since they draw to the side rather than lifting and lowering, they operate better on doors and windows that also slide from side to side. Generally they require less muscle strength, and are faster to operate.
Vertical blinds are available in flat plastic (PVC), fabric, embossed PVC, faux wood materials, metal, wood and also S-curved slats.
Stationary vertical blinds are hung in the doorways of some homes and businesses which generally leave the door open. Movement of the blind may signal a change in air flow, or someone entering the doorway. More commonly however, these vertical blinds are made of thick plastic. In the cold rooms of food businesses, this slows the heat leakage into the cold room. In warmer climates, vertical blinds discourage flies and some other insects from entering the building.

Properties / Window Blinds by mearsk: 1:39pm On Dec 10, 2015
It’s so great that the Harmattan weather is slowly creeping in, if only it didn’t come along with so much dust. This issue of dust brings me to talk about a particular wall covering called window blinds.
A window blind is a type of window covering which uses a variety of control systems. A typical window blind is made up of several long horizontal or vertical slats of various types of hard material including wood, plastic or metal which are held together by cords that run through the blind slats.
Window blinds can be adjusted by rotating them from an open position to a closed position with either a manual or remote control which allows the slats to overlap and block out most of the light.
These blinds can be classified broadly into 5 different categories:
1. The Venetian blinds
2. The Roller blinds
3. The Roman blinds
4. The Pleated blinds
5. The Vertical blinds
Many window blinds are made with slats of fabric, wood, plastic, or metal which adjusts by rotating from an open position to a closed position by allowing slats to overlap.
The horizontal version uses a thin woven corded "ladder" system to suspend the slats and enable slats to be closed via a rotating drum to which each upper end of the woven ladder is wrapped and attached. A lift cord allows the blind to be pulled up and stacked tightly to the top of the window when desired.
The vertical version uses a generally wider slat and has the added feature of pulling a cord to stack the slats together either to one side or to separate in the centre and stack on each end. This vertical blind allows rotation of slats by a rotating shaft in the upper head rail housing which runs through independent geared carriers that will convert twisting of tilt rail to a rotation of each individual slat in synchrony
Window blinds reduce the heat from sunlight. Ancient Egyptian pharaohs had blinds made of reeds. The most inexpensive blinds in the 19th century were home-made roller blinds, made of cloth.
Window blinds can be manually drawn using a cord, or automated through motorization. Controls for motorized blinds can be from a wall switch or keypad, remote control, or a personal computer, eliminating the need for cords and allowing control of otherwise inaccessible windows.

VENETIAN BLINDS

A Venetian blind has horizontal slats, one above another. Venetian blinds are basic slatted blinds made of metal or plastic; wooden slats are sometimes used but in the US these are now usually referred to as wood blinds or bamboo blinds. The slats can be rotated such that they overlap with one side facing inward and then in the opposite direction such that they overlap with the other side facing inward.

Properties / Factors To Consider When House Hunting by mearsk: 1:35pm On Nov 26, 2015
There are a multitude of decisions to be made before you find that home to call your own. A home’s size and style, whether to buy a new or pre-owned, as well as the neighborhood and school district are amongst the most important considerations.

However, there are other components that are not quite so weighty but can add to the satisfaction of its inhabitants. Here are some underrated considerations to bear in mind along with the big decisions:

How Busy is the Street?
If you’ve ever whizzed down Ikorodu road, you will notice that other smaller roads empties into the road, making it an extremely busy road. A heavily-traveled road such as this is great for exposure. However, if you have your home close to the road and you have young children ensure that they have restrictions going out of the house.

How Far Is The Home From The Freeway?
Due to the regular Lagos freeway traffics, most inhabitants live outside the city limits, the time it takes to get from their homes to their jobs is really pretty unbearable. One thing to consider is how long it will take to drive from your home to the freeway. Major streets in some other roads get pretty packed in the morning well before you hit the freeway. You may want to factor whether that house location will be the best option for you and opt instead for a neighborhood with quicker freeway access.

Does The Bus Route Pass Your House?
One positive reason to have a bus route on your street is that a bus stop is likely to be nearby for those who use public transportation. However, on the contrary a noisy bus going down your street day and night may not be to your liking. It also tends to bring a lot of foot traffic to your street from those getting on and off the bus.

Do the Windows look directly Into another Home’s Windows?
If you have a large window such as a floor to ceiling window in your living room, then your neighbor can clearly see your every activities, in this case you might have to keep your blinds shut at all times preventing you from enjoying the full effects of the large windows.

Properties / Ways To Finance Your Building Project by mearsk: 1:10pm On Nov 04, 2015
Sometimes you might not have the capital to start a building project. The good thing is that you can always get a loan to build, but you must understand that collateral is always needed.
However, not everybody is comfortable with this arrangement. What becomes of you if you are unable to pay back? Let’s talk about other means to raise finance then you can choose the one most suitable for you.
1. PERSONAL SAVINGS
This is by far the most popular method to start a building project, there is no fear of creditors knocking on your door and it gives you rest of mind. Honestly, no matter how small your salary is, you can build a house if you set your mind towards it. There is always a case of you saving from whatever your income is. Study has showed that 30% of the moderate level of what we get monthly goes to buying very unimportant goods and junks. So you can cut unnecessary costly foods in costly restaurants. Sit down, make an inventory of wasteful spending and start saving 20% only of your income, no matter how small in 2 years you will start a home of your own, whatever you are able to save will be enough to start your house. Personal savings amongst others is the first option if you want to acquire a land and build a house.

2. WORKPLACE MORTGAGE AND LOANS
This is most attractive to workers that are planning to invest in Real Estate. Though it is mostly used for personal buildings, it is better for a young man or woman to build then rent it out and let then let the building pay for the loan back while you are collecting rent. Then you can use the dividends to finance another project.
The National Housing Fund remains the most attractive way for those who desire to build with loan especially the civil servants. It is designed by the government to aid the federal Mortgage Bank of Nigeria.

Properties / Types Of Doors Part 2 by mearsk: 12:55pm On Oct 15, 2015
Continuing from where we stopped last week, below are other types of doors:
Fiberglass Doors

Fiberglass doors are elegant and different from others they are safe as well as comfortable for the exterior. They are also considered good energy efficient material which ceases the harsh heat and air from peeping inside. Though they are not renewable but they make good insulator against bad climate.

Advantages of fiberglass doors:
• Energy efficient - Fiberglass is energy efficient it blocks the outside harmful air to get inside and also doesn’t allow the inside cool air to go out.
• Attractive - Fiberglass is attractive and eye catching. It can be chosen in a number of appealing colors and decent designs for exterior doors.
• Rust resistant - It can work best under moist conditions and it is resistant to corrosion and warp. It is also resistant to denting and cracking.
• Low maintenance - Fiberglass as said above is resistant to all cracking, rusting and moisture due to this feature it requires low maintenance.
• Light weight - Fiberglass is light in weight compared to wood and steel.
Patio doors

Patio doors are convenient and sophisticated outdoor gates which allow the sunlight and fresh air to get in. These doors can be made part of any indoor room such as dining room, living or bedroom so as to beautify the room’s look.

Though we have a number of choices but specifically patio doors are classified as sliding doors and French hinged doors. Sliding doors mainly have two panels and from which one panel slides past the other. The one panel is stationary and the other can be moved right or left. While French hinged doors are those with more than three panels where one or two panels swings inside or outside.

Patio doors use materials such as aluminum, steel, fiberglass, wood and vinyl. The aluminum is considered least expensive and they don’t rust which makes them sustainable. Vinyl doors require low maintenance and easy to clean. However, wood patio doors are expensive but grants your room’s ambience a natural and aesthetic look.

Advantages of patio doors:
• These doors use glass panes which are energy efficient and it has been said that these doors reduces the energy costs by 25%.
• These doors make your room sound proof and prevent the UV rays from coming inside.

Do have a nice day.

Properties / Types Of Doors by mearsk: 1:33pm On Oct 09, 2015
A door is a hinged cover to an opening in a wall, it is classified according to where it is used.
Doors used in entering a building are called external doors, while doors used within a building are called internal doors.

Doors can be further classified by their method of operation which are:
• Hinged or swinging doors.
• Sliding doors.
• Folding doors (these are also hinged).

It’s main functions are:

• To allow access into a building.
• To allow access to other parts of a building.
• To prevent outside elements such as rain and dust from entering the building.
• To prevent the passage of fire from one room to the next.
• To provide a thermal and sound insulation barrier.
• To offer security and privacy.

Here are Few Types of Doors:

Energy efficient doors

Energy efficient doors today have become common and favorite among other types of doors. The materials used in energy efficient doors are wood, steel and fiberglass which certainly helps to save the units of power since they have insulating foam inside.

Wooden doors

Wooden doors look elegant and serves the most important function of protecting us against cold winds, but this is only if they are made of hard and good wood. Wood is considered a good insulator against cold and heat making it energy efficient. One can install different kinds of wooden door but the thing to remember is wood chosen must be hard and long lasting otherwise you may end up changing the doors for ever because cheap wood gets rotten and most times not termite proof.

There are many advantages of wooden doors which are:
• Wood is renewable - Wood is recyclable which makes it harmless and sustainable. Wood is the one thing which can be renewable and converted into another thing or furniture piece out of the old wood without harming the forest.
• Various types of wood - To grant your doors a distinctive look you can choose from the following wood: oak, pine, walnut, mahogany, maple, cherry, fir and many more. If you are going for some other wood make sure the wood is hard and long lasting.
• Wood is an excellent insulator - Due to this characteristic of wood it is the best protector against wind, heat, and cold.

Wooden doors are prone to getting rotten and warped, thus it is necessary to varnish or seal the door with some protectants in order to save them from bad weather, water and direct sunlight. This concealer has to be reapplied in every two years to save it from rotting.

Properties / Best Mortgage Rates; Commercial Bank Versus Federal Mortgage Bank by mearsk: 12:52pm On Sep 29, 2015
When you are thinking of that beautiful house you want to buy, you want to seek the best home equity loan rates you can get. The lower the interest rate you have to pay to secure a home mortgage, the less the amount you will need to pay to your bank. In fact, the higher the amount of money you can collect from your bank.
Now The Question Is Where Can You Get The Best Home Equity Loan Rates?
No doubt you are familiar with the home loan interest rates in Nigeria. Commercial banks typically charge two digit interest rates for home mortgage.
Recently a friend of mine who was trying to get a mortgage to buy his dream home approached his commercial bank and they offered him home equity loan rate of 17 percent. In addition they also required that he would pay the following:
• 2 percent management fee charged quarterly
• 20 percent home equity contribution
• Legal fees charged by the real estate attorney recommended by the bank and
• All title registration fees required by the Lagos state government.
Note that the bank will not grant you a loan if your annual income is checked and cannot cover the charges yearly.

Properties / Little Details About Interlocking Pavers That Might Be Useful To You by mearsk: 2:13pm On Sep 02, 2015
When working on your own house, there are some little details you need to know, so that you can do your own supervision when your contractor is working.

Interlocking pavers are the perfect solution for adding aesthetic appeal to a driveway, patio, or walkway. Interlocking paving stones are four times stronger than poured concrete, flexible, and easy to maintain and repair.

Here is the step by step process which the contractor setting your paving stones should follow:

Required Tools

Wheel Barrow, Shovels, Picks, Grading Rake (For demo and base preparation)
Vibrating Plate Compactor
1inch Pipe and 2”x4” wood (For screeding sand)
Rubber Mallet (For paver adjustments)
Masonry saw or splitter (For trimming)
Broom/brush (For sweeping sand)

Step 1. Planning & Preparing the Base

Begin the planning process by drawing a diagram of the area you want to pave, noting any existing structures such as buildings, fences and other paved areas. Your local paver supplier or dealer can help you determine the best stones and the proper amount of supplies you need.

It is important to provide a well compacted, stable base on which to begin the installation of interlocking pavers. In some cases, this will require extensive excavation of unsuitable sub-grade material.

Properties / Common Real Estate Scams Part 2; How To Protect Yourself by mearsk: 12:59pm On Aug 27, 2015
Following my initial article on the common real estate scams we come across, here’s a continuation and some little tips on how to avoid them.

First and foremost “if a deal seems too good to be true, it probably is”. While there are great deals out there and you do sometimes come across dream opportunities, we all know that old saying for a reason. Working with a known real estate agency can be the best way to protect yourself against many of these scams, although sometimes they might not be able to provide you with exactly what you want, the option of working with a freelance agent now comes into play that is why it is very important for you to do your homework.

Here are some other common scams with my advice on how to avoid them:

Renting Off Plan

In these situations whereby you are asked to make a deposit for a yet to be completed house for rent, it is advisable not to ever go with such options no matter how desperate you are to get an apartment. It is better to go for an already completed apartment.

Properties / Common Real Estate Scams by mearsk: 1:33pm On Aug 19, 2015
Real estate scams are a big problem in today’s real estate market largely because most clients on their part are always in a hurry to conclude transactions without taking time out to carry out their due diligence. It’s usually never a difficult task spotting a legitimate or fraudulent opportunity in real estate transactions.

Many a time when a deal seems very attractive based on price and location then that is the perfect time to do your due diligence irrespective of what the agent or who so ever is in charge of the property says. In most cases it is better to get referrals from people you trust.

The most advisable way to get started in a real estate transaction is, start out with a reputable estate firm or a reputable legal firm especially if that opportunity seems too good to be true. Working with a reputable real estate agent can be a great way to avoid the most common types of real estate scams but there are other things you can do to protect yourself.

Let’s start by identifying the most common real estate scams you may face while either searching to buy a house or rent a house then talk about a few ways you can protect yourself from being scammed.

As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of land measurements in Nigeria.

In Nigeria today, land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which includes development patterns, human and environmental factors.

Let’s Start By Asking What Exactly Is The Size Of A Standard Plot Of Land In Nigeria?

According to the dictionary meaning of a plot, A plot is a marked out piece of land for the purpose of building or farming. The word “plot” is an arbitrary term used to describe a land division carved out for property development.

The size of a plot of land can vary for different reasons but according to Nigeria’s land divisions, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. The massive door is made of 40 sections of thick Burma teak and sits between the entrance’s concrete walls. Each section has been carved to incorporate 160 pulleys, 80 ball bearings, one wire rope, and a hidden counterweight.

Properties / A Short Tip On How To Fix That Ripped Wallpaper by mearsk: 2:26pm On Jun 29, 2015
Just as we have moulds growing on walls and flaking wall paints, wallpapers do tend to get ripped off too due to dampness or other reasons.
As the wallpaper ages with time, it often leaves a trail falling off from the walls which should be fixed in proper time to avoid it disfiguring your room.

Although fixing the ripped wallpaper is an easy task but the leftover pieces you kept when you purchased the wallpaper will help reduce over spending of time as well as money.
Some wallpapers consume time while others are easy to repair.

Here are some tips on how you can repair and fix falling wallpaper in several different ways:

• Mend the damaged wallpaper by plucking out the unnecessary shrinks and protruding areas. You need a sharp edged knife to cut the bubbles and shrink areas from the wallpaper. After cutting the specific damaged part, replace it with your left over wallpaper, if you do not have left over you can purchase the same kind for the replacement.

• To do the replacement, after cutting the portion of the extra wallpaper make sure you cut into proper shape to match to the already existing wallpaper. Apply the cut wallpaper with adhesive onto the wall matching patterns as closely as possible.

Properties / Moulds; A Common Problem At Home by mearsk: 2:52pm On Jun 03, 2015
As we all know the rainy season is here, during these periods we will notice that a lot of dampness occurs around us. Have you ever wondered at one point in time why that your black jacket that has been hanging in your closet suddenly grew moulds?

Well this is one of the results of dampness in the home. Dampness also occurs when there is an exposure of water or leakage due to underground water pipes etc.
Damp houses encourage the growth of fungus and moulds on walls, doors and furniture.

Damp homes require regular maintenance to keep the home in a good state. If your water pipes, rain water pipes, storage pipes and other pipes are giving problems then you need to get them fixed or else they would create unnecessary problems; ruining your walls and giving birth to health problems.

Major Cause of Dampness
Another major cause of dampness in the homes has been seen as condensation. As every home uses water and there are tiny droplets in air which are usually invisible. When the air gets colder it can’t hold the moisture and the tiny drops appears which is known as condensation
