What can someone do to get something legit in Lagos?

My father lost his land too sometimes back and that thing affected him till his death. I am wary of Land problems, especially in Lagos.

@ the bolded, to get legit land in Lagos, you need:

A realistic budget,

Avoid payment by instalments,

Physically visit the land,

Get a registered Surveyor to pick up the physical coordinates of the land and chart it to be sure it doesn't fall under government acquisition,

Get a Property lawyer to undertake verification of the land,

Verification is not only at Alausa or of only documents, verify the sellers to be sure they aren't impostors and they have the right to sell,

Speak to people living near the land. The information that vulcanizer or fruit seller near the property would give you can save you from losing millions. Ask them.

Let your lawyer prepare your documents and at the point of payment, the sellers must sign. No stories.

Immediately you pay, start building your fence. If possible, pay like 60% of the cost of the land and once fencing is done, pay up the balance of 40%.

Once the transaction is done and you've received your documentation, try to perfect your title at the Lands Registry.

I know a lot of my colleagues way back in 2014 who opted for installmental payments for Adron homes - did about 8 to 10 months and dropped off. I can only imagine the no of funds they have collected that wld neva be returned...

There are many with similar experiences. Even when you complete your payments, the extra charges are outrageous. In the end, money has been paid but land hasn't been gotten.

Festac Town and Satellite Town are FG lands and real estate projects.

Festac Town was developed by Federal Housing Authority. FHA got a lease of 99 years to develop Festac. Federal Ministry of Lands and Housing gave land to FHA to develop and gave them C of O. FHA in turn developed and issues letters of allocation and subleases to occupants.

Those buying properties in those areas called Festac Phase 2, Abule Ado, etc, need to be careful as the matter has been subject to litigation at the Court of Appeal between the FG and Omoniles.

Those who need to reapply to Lagos State Government are those who bought FG properties in Onikoyi part of Banana Island, FG properties in Ikoyi, Ikeja GRA and other parts of Lagos where the land falls under Federal acquisition eg parts of Ojodu, Oke-Ira in Ogba, etc.

Let him simply prove the allegations he made online, instead of shopping for court orders.

UAC Property Development and Union Homes had similar problem when they bought 1004 estate from FG.

The issue with Federal Secretariat is that the godfather was interested in the property, but it was Babalakin SAN and his group bid that succeeded

Babalakin is PDP, LASG is APC.

I think both Federal and States government should be able to issue certificate of occupancy and building approvals.

Lagos took the FG to court and won from the High Court up to the Supreme Court. Now, if you have a Federal C of O in Lagos, you have to take it to Alausa for ratification. Essentially, you reapply for Lagos state CofO.

They are not trustworthy and that is why you must take possession IMMEDIATELY after buying. In fact, insist on paying 60% and fencing and once fencing is completed without hiccups, you balance up the outstanding 40%.

My advice is that when you buy from Omo onile, make sure you have the funds to develop the property and take physical possession. It is not an investment you live for 5 years.

My late Uncle was the former Surveyor general of Lagos with just 2 houses in Lagos and plots of undeveloped landed properties all over Lagos. You know most cases Omo onile pay lawyers and surveyors by barter, ie using land for payments.

I told my uncle to sell those lands then and use the proceeds to buy or build more houses. But he was more interested in capital appreciation of the the plots and hectares of land.

Ten years after his death, his 2 sons are yet to take possession of just one of his numerous plots of land.

The land have been sold by the Omo onile and his numerous business partners

It is a taboo to buy land from Omoniles and not fence it with gate. There is no point buying land from Omoniles if you won't develop it. Omoniles sell undeveloped lands for multiple times profit and tell the previous buyers to come collect the amount they used to buy it.

One of the reasons I prefer to buy from Omoniles is that you can take possession immediately and develop. Lots of Real Estate Companies can't do that.

Some of the companies selling are genuine but because they lack real estate experience, their ignorance proves expensive. But for most, they just want to "cash out" and move on to the next victims.

As terrible as Omoniles are, I prefer buying from them cos I know their tricks and how to handle them.

The real estate companies don't have the financial muscles to develop the land, everybody is doing the same thing. Trying to buy at N2 million and sell at N5 million in 5 years time

Most are buying lands but ask them to identify the plots, they can't. Even if you go to Court, how do you identify what you are claiming?

The second issue is the validity of documents those companies are holding. Excision in progress is rubbish. That is not suitable title. Gazette, Excision, Governor's Consent and CofOs are the proper thing.

In Lagos, you don't own land until you build on it.

Many real estate companies know you won't finish paying. They in fact are hoping buyer's won't finish paying so 3 people can pay for the same plot.

A certain Exec in a real estate company told me in confidence that their company paid Omoniles for about 10 Acres and sold more than 400 plots.

The excuse by the govt was that omonile did not allow them to take possession of the land. We were advised to apply for refund. It's 5 years now, stories

Due to vested interests, they couldn't do the right and sensible thing. Corruption everywhere.
