speak2lift: This is exactly their Business Model. I know a lot of my colleagues way back in 2014 who opted for installmental payments for Adron homes - did about 8 to 10 months and dropped off. I can only imagine the no of funds they have collected that wld neva be returned... There are many with similar experiences. Even when you complete your payments, the extra charges are outrageous. In the end, money has been paid but land hasn't been gotten. |

The land use act needs to be reviewed and updated Festac Town was developed by Federal Housing Authority. FHA got a lease of 99 years to develop Festac. Federal Ministry of Lands and Housing gave land to FHA to develop and gave them C of O. FHA in turn developed and issues letters of allocation and subleases to occupants. Those buying properties in those areas called Festac Phase 2, Abule Ado, etc, need to be careful as the matter has been subject to litigation at the Court of Appeal between the FG and Omoniles. Those who need to reapply to Lagos State Government are those who bought FG properties in Onikoyi part of Banana Island, FG properties in Ikoyi, Ikeja GRA and other parts of Lagos where the land falls under Federal acquisition eg parts of Ojodu, Oke-Ira in Ogba, etc. |

The issue with Federal Secretariat is that the godfather was interested in the property, but it was Babalakin SAN and his group bid that succeeded
Babalakin is PDP, LASG is APC.
I think both Federal and States government should be able to issue certificate of occupancy and building approvals. Building approvals - States C of Os - States (Federal can issue over Federal lands) Lagos took the FG to court and won from the High Court up to the Supreme Court. Now, if you have a Federal C of O in Lagos, you have to take it to Alausa for ratification. Essentially, you reapply for Lagos state CofO. |

emmanuelewumi: My advice is that when you buy from Omo onile, make sure you have the funds to develop the property and take physical possession. It is not an investment you live for 5 years.
My late Uncle was the former Surveyor general of Lagos with just 2 houses in Lagos and plots of undeveloped landed properties all over Lagos. You know most cases Omo onile pay lawyers and surveyors by barter, ie using land for payments.
I told my uncle to sell those lands then and use the proceeds to buy or build more houses. But he was more interested in capital appreciation of the the plots and hectares of land.
Ten years after his death, his 2 sons are yet to take possession of just one of his numerous plots of land.
The land have been sold by the Omo onile and his numerous business partners It is a taboo to buy land from Omoniles and not fence it with gate. There is no point buying land from Omoniles if you won't develop it. Omoniles sell undeveloped lands for multiple times profit and tell the previous buyers to come collect the amount they used to buy it. One of the reasons I prefer to buy from Omoniles is that you can take possession immediately and develop. Lots of Real Estate Companies can't do that. |

Government should safe guard investments in the real estate sector. You were really fortunate. What hinders the bolded is corruption and vested interests. It's really entrenched in the system. |

The real estate companies don't have the financial muscles to develop the land, everybody is doing the same thing. Trying to buy at N2 million and sell at N5 million in 5 years time Most are buying lands but ask them to identify the plots, they can't. Even if you go to Court, how do you identify what you are claiming? The second issue is the validity of documents those companies are holding. Excision in progress is rubbish. That is not suitable title. Gazette, Excision, Governor's Consent and CofOs are the proper thing. In Lagos, you don't own land until you build on it. |

No physical allocation The excuse by the govt was that omonile did not allow them to take possession of the land. We were advised to apply for refund. ojesymsym: From that guy's explanation, he had copy of papers for an original land, just that the papers were not for the land he was going to pay for. So in that case, if you do a search, the agencies will rightly say it is genuine but how does the buyer know it is not for the so called land he wants to pay for? Get a HONEST registered Surveyor to pick up the physical coordinates of the land and chart it to be sure it is the same with the one on the papers. It would tell you if there are discrepancies or not. |

Please, let's try to undergo regular medical checks. Blood pressure, blood sugar, blood tests, cholesterol, vitals, cardio tests and few others are not really expensive. Blood pressure tests monthly and at general body tests at least once annually.
Many cases of people slumping and dying are due to blood pressure complications. Undiagnosed hypertension is a major killer and many don't know. |
