I would have advise you get a detail/finished design, the. Forward it to a Quantity Surveyor. That's the only professional saddled with the responsibility of determining construction cost. He/She will produce a detail Bill of Quantity for you.

It depends on the architect you met. But i'd advise you to give the architect the brief and allow him to do the sketch himself

From what am seeing, this was designed by an engineer not an architect. Your lobby would be to dark. Your store needs a window atleast, bad positioning.
