Work has finally resumed after a long break. We are currently doing iron works for the 1st floor columns

It was a stressful day but thankfully everything was done successfully. After a stressful week, it seems like today's sleep will hit different ![]() |
The labourers insisted I had to add money if I want my work to be completed. Work stalled for more than 30 mins and they started packing their equipment. Then I reluctantly agreed and work was completed around 6:30pm and it was dark. |
I was unhappy because I made an agreement with their supposed oga that they have to finish work before I paid them. Only to find out that he wasn't their boss but just a middle man. The real oga only agreed with him to work up till 5pm. |
At around 5pm, work was still not finished, then the labourers said they are going to stop unless I increased their money

I finally received a call from one of my suppliers that he has gotten a larger truck of sand if I'm interested, I told him to send it right a way. Sand issue was finally over

Work was still going and the workers were telling me that if the sharp sand finishes the they're calling it a day. I managed to get one supplier but on his way his truck got a flat tyre. At last we got one small truck of sand just enough to keep work going

I also had shortage of sharp sand. From my calculations I will only need about 18m³ of sharp sand , Which is one Howo truck. However river sharp sand usually bulks (swells) when delivered fresh delivered, and shrinks when moisture reduces. I was running short of sand and started calling my suppliers but no luck |
The next problem I had was I mistakenly gave them a wrong mix ratio that consumed a lot of cement. Thankfully I observed the problem early on but I later had to but 15 more bags of cement |
I had to start buying water. I called my borehole guy and he said it was short notice and he was busy. Meanwhile in about 2hrs concrete guys have almost finished 40 jerrycans of water, I had to call to another borehole man to check it up, only to find out that the guy i told to test the borehole two days ago turned off a power supply switch. |
Today I casted concrete on the first floor, but it was not without challenges. The first problem in the morning was with the borehole, I have not used it for some time so it tested two days before to ensure everything was okay. However in the morning I on the generator but water was not coming out and the concrete guys were already on site. |

High concentration of rods at the top of the column junction to take care of negative moments

We had to drill holes for the bars and use Epoxy glue to anchor the bars to the concrete column. Those 4minute Epoxy glues can reach up to 30mpa strength |
In the ground floor columns of the staircase area, We forgot to make provision for starter bars for the staircase beam landing |
We made 1 inch concrete covers (biscuits). They'll be placed under the rebars to of the slab and beams to ensure durability

Slowly but surely we are making progress

We have some challenges on getting right size and dimensions on some of the panels. A 3ft by 4ft panel may be go over by a few inches or less which affects the measurements on ground |

We've started slab formworks, prices of planks and other formwork materials just going up. I'll be hiring iron panels for the slabs

Ground floor column deshuttering complete. There's some honeycombs in some of the columns and I'm not entirely pleased with that. Anyways we'll take measures to prevent it in future

Buying materials for first floor slab and beams

Column Shuttering (Formwork) ready and braced. We are used second hand marine board to save cost.

Column reinforcement fixed. Ground floor will also have 6y12 bars and 8mm stirrups spaced at 9 inches. Column Kickers were also casted
