Horrific! Nigerians killing their fellow Nigerians, while d leaders enjoy their freedom to do whatever they so desire, at d expense of d masses. Oh God Almighty, where ye at?

Here in Benin-City, I saw guys burning tires at Agip junction on Sapele road & threatening people driving by and those on Okada. An unfortunate bike man was receiving d beating of his life & being dispossed of his belongings, I hope he's not been maimed already.

@Vitodorado, that's really sad. I'm sure the so called lease will run into millions when calculated. The funny thing is the elders are also afraid of the youths, their children. So, there's really no one to run to in cases like this.

@dady11.   The 140k is called the community development fee and i can bet you that is one community that i've seen that actually utilizes the levy for that purpose (devt). Presently all roads are been graded and like i said in my previous post, i now have direct assess to my site and that is very encouraging. Furthermore, besides the 140k, you still pay 10k for crops and another 10k for community survey which will be done by the community surveyor.

The purpose of this survey by the community surveyor (who is very educated) is to properly demarcate and square out your land dimension so as to to encroach on either the road or someones land.  Besides these fees, no one or group has harassed me for further payments or levies.

I also have an ongoing project at Ekai II, off Sapele Road. I envy you guys as the Ekai community youth are very terrible and greedy! First of all, I paid a whooping sum of 215K for Youth & Elders settlement on a 90 X 100 sqft plot out of which only 180K reflected on the receipt. Afterwards, once they noticed you have started something on your site, they'll come back with series of ridiculous levies like, Crop (paid 30K - two different groups), Road Levy (paid 15K), Street levy, (just heard about that today).

It's really sad how the community youth treat people at Ekai, I almost changed my mind about the project but for the advise and encouragement of an elderly colleague, also an outsider. I feel it's my responsibility to warn those that might be planning on having a building at Ekai Community, be ready to spend, shout and form 'Agbero' as they'll surely rip u off and make your life miserable!

I doubt if that will work the magic. Another thing that might affect the color of the finished product will be d water used in molding. Using muddy water could affect the color too, I suppose.

My guess, the white ones are made from pretty white sharp sand and the brown blocks from brown sharp sand. Correct?

1. Survey Plan - 4 copies
2. Title document i.e agreement  - 1 copy
3. Building Plan - 1 copy
4  3 passport photographs
5. Application fee  - 5, 000
6. Advert Fee  - 12,000
7. Town Planning inspection - 40,000
8. Assessment Fee  - 350,000
9. 9% of the cost of land
10. Stamp duty  - 30,000
11. Tax clearance certificate.

Please note that you need to submit only the photocopies of items 1 -3. Also, there is a 100k facilitation charge which i did not include. This is so because this cost is only for the person facilitating it as an 'egunje' for him.  I hope this helps you.

@ogogo24. To answer your second question, the building is having so much pillars for the simple fact of the parafett design that will be added to it before the roofing. The parafett is like an added load to the structure and this has necessitated the need to reinforce the building appropriately.

Coincidentally, Mr George surveyed my plot too. A piece of advice to those who'll be surveying their plots soon, try and be on site while it is being done, very very important.

1) Is there any reason for using 6'' hollow blocks rather than d common 5'' solid block around here for a bungalow?

2) Y do u have so much pillars for a bungalow, are there loads other than the roofing the structure'll be carrying?

I feel you man!. You are absolutely right. If we want peace in our land, we should accommodate the less privileged. It is right to employ the best brains, but that should be for highly technical areas. Some jobs do not really need high IQ to perform. I have a friend who works in an oil firm (Adax), his duty is just monitoring the wheal heads and take the reading in the hydrometers installed there. Certainly that duty does not require top flight graduates, anybody can monitor wheal heads and read meters. The boy is getting a fat salary and bonus like other workers there. So less qualified graduates can be employed and given such rolls.
