Business / 6 Things That Are Better Bought As Second Hand To Maintain Good Savings by Okfiscal(m): 7:30am On Oct 10, 2019
The generation we are now is a global world, where almost everything is available to us on the internet, and we have multiple pampamered shoppers who buy anything they come across at a flash both the one they need and those they don’t need. Statistics have it that we no longer use items to their maximum life. We buy, throw, and replace things very fast. This way we end up wasting our hard earned money and polluting the environment. Aside that, we all know the level of economy reccession in the country now. Would it not be better to use money judiciously? Buy quality products and buy according to use. How, you ask? Try buying used or second-hand products. There is no point paying full-price when you can get the same quality and at better deals (BELGIUM USED)

Below are list of items you can buy used and maintain your savings:

1.Household Appliances for Rented Homes

I love the idea of new appliances but when you move a lot like I do, it makes no sense to spend a lot of money on them. With each move, things wear out. Few bumps and scratches are inevitable. And technology changes fast. Also, we all have this fantasy and taste of decorating our home with the lastest products. Then why waste money now? Save till you move into your own home. Microwaves, ACs, TV, Washing Machines are a few items that can easily be bought on the internet. Try jumia, konga. etc

2.Designer Products
It is no fact that designer product are very very expensive – the likes of apple laptop, iPhone, hermes product, original Gucci product. I have found out that those who really want it, buy it second-hand. What a great idea this is! Designers products are ridiculously overpriced. If someone wants to own a bag, watch, or dress, and can’t afford it on full-price, buying second-hand is a great way to fulfill your desire without burning a hole in your pocket. There are many legitimate websites that sell second-hand designer stuff and they certify it on request.

3.Plastic Toys for Children
Almost every child like toys, toys is just something children can do without. However, children grow fast and tend to change their toys, just as they grow out of clothes too. They learn and lose interest. They want a brand new toy every now and then. As we all know toys are very expensive, buying second-hand makes much more sense. Tricycles, plastic toys, Lego sets are a few that we can be bought used.

4.Textbooks, if Syllabus has Not Changed

Textbooks cost a lot. With fees and other expenses at the beginning of the school year, it’s advisable to get second-hand textbooks and handout from our seniors. In case you know someone who is a year senior to you or your child, ask them. And don’t forget to keep yours in good shape and donate them. It saves money and protects the environment too.

5.Car for New Drivers
We all know the value of car reduces by 20% the moment we take it out of the dealership store. Then why pay the high price when you are a new driver? As a new driver, few scratches here and there are a given. Personally, I would make a mistake on the road if I’m more worried about my car than following traffic rules. For new drivers, it’s good to have a second-hand car. Buy a used car from an authorized dealer. This way you pay less money and have the best quality. Do the same for two wheelers for your growing children. You can also check out sites like ijamautos

6.One-time Use Items

I follow this principle – I never invest in a product that I would use once or I am not sure I would use again deal. There is a textbook I bought for my entrance examination which I never used again. something I can easily go and borrow for community library. Ask yourself – if you don’t intend to use a product in the next 6 months, don’t buy it from the store. Search for a second-hand online deal or renting instead.

Is there anything you would recommend buying used? Please share in comments below.

Business / Labour Union Open To Dialogue Over Minimum Wage by Okfiscal(m): 11:41am On Oct 04, 2019
The President of the Trade Union Congress, Quadri Olaleye, has said that the organised labour is still open to dialogue even as it has given the Federal Government a two-week ultimatum to conclude negotiations on consequential adjustment of salaries of workers between grades 7 and 14.

He declared this on a Yoruba programme on a private radio station in Lagos. The telephone interview programme was monitored by our correspondent on Thursday.

Olaleye, however, said even if the government invited the labour to any other meeting in order to avert strike, the labour would not bulge on its demand on the national minimum wage.

He said, “We are open to dialogue. If the government wants to hold another meeting with us, we are available. The only thing I would say is that we will have nothing short of the consequential adjustment of salaries of workers between grades 7 and 14.

“I don’t see any reason for another presidential committee after the first one.”

Labour leaders have given the President Muhammadu Buhari-led government an ultimatum to conclude negotiations on consequential adjustment of salaries of workers between grades 7 and 14.

They also rejected the presidential committee set up to further deliberate on the issue.

This was the outcome of a meeting that had in attendance leaders of the Nigeria Labour Congress and the TUC in Abuja on Wednesday.

The unions said the Joint National Public Service Negotiating Council must complete its assignment within one week.

A joint statement after the meeting insisted on the “29 per cent and not 11 per cent increment to the salaries of workers on grades 7 to 14 and the 6.5 per cent for those between 15 and 17 will subsist.”

We may not guarantee industrial peace and harmony in the country if our demands are not met at the close of work on Wednesday, 16 October,” it added.

Business / Fire Outbreak In Lagos, Guts Bank And Other Close Building by Okfiscal(m): 6:27am On Sep 24, 2019
The third floor of the 10-storey head office building of Unity Bank Plc on Victoria Island, Lagos, was on Monday engulfed in flames.

It was learnt that the fire, which raged between 6am and 7am, did not extend to other floors of the building as the personnel of the Lagos State Fire Service extinguished it on time.

An employee of the bank, who spoke on condition of anonymity, told our correspondent that he got to the office while the inferno was still raging

He added that some of the workers, especially the security guards, tried to extinguish the fire but their efforts did not yield any result as the inferno was rising in intensity.

According to him, the fire did not affect the banking hall, noting that everything on the first floor was intact.

He stated that the bank’s head office was not handling regular banking transactions, but administrative functions.

The source added that the smoke seen in viral footage did not mean that the fire spread to the other floors.

He added that the smoke emanating from the concentrated third floor needed different outlets to escape.

The employee said, “I saw the third floor on fire before I even stepped on the premises. Security personnel initially tried to save the situation, but when the fire continued to rage, they could only look.

It wrote, “We regret to inform the public that there was a fire incident on one of the floors of our head office building early this morning.

“The cause of the fire incident is yet to be ascertained but the fire service has intervened and has brought the situation under control.”

It indicated that there was no casualty.

The bank stated, “While the extent of damage is being assessed, we are happy to note that there was no casualty or loss of life as a result of the incident. From current observations, however, the banking hall and other strategic business areas were not affected.

“We are grateful to all the agencies and volunteers that supported in bringing the incident under control. Further developments regarding the incident will be communicated as they unfold.”

In a statement to the Nigerian Stock Exchange, Unity Bank said, “We wish to inform The Exchange, our esteemed stakeholders and the general public that there was a fire incident on one of the floors of our head office building early on Monday. The fire, which started from the third floor of the building occupied by a tenant, has been fully extinguished. Preliminary investigations show that the damage is localised to the floor.

“Consistent with our business continuity framework, critical staff members have been relocated to approved offsite locations and our operations are not in any way affected. Consequently, customers have unfettered access to their accounts through our electronic channels and branches.”

It was also gathered that there were two other fire incidents at a warehouse on Rufus Giwa Street by Adebayo Doherty Street, Lekki, and Baruwa in the Ipaja area of the state.

A fire officer, who spoke on condition of anonymity, said men of the state fire service were still battling to extinguish the inferno at Baruwa.

The Public Relations Officer, Lagos State Fire Service, Mrs Abiodun Ahmed, said firefighters were on the ground to extinguish the inferno at Baruwa.

Asked if there was any casualty, she said the true picture of things would emerge after those in the fields file in their reports.

The PRO advised Nigerians to be safety conscious, especially as the dry season would soon set in.

Ahmed urged residents to get fire extinguishers for their homes, adding that the fire extinguishers were not one-time purchased items as they needed to be serviced every six months.

Business / FG Seeks For Another $2.5bn Loan From World Bank by Okfiscal(m): 5:52pm On Sep 22, 2019
The Federal Government is currently in talks with the World Bank for a fresh $2.5bn loan.

World Bank Vice President for Africa, Hafez Ghanem, disclosed this in an interview in Abuja on Wednesday, Bloomberg reported.

Nigeria received $2.4bn from the World Bank in the past year, according to Ghanem.

“We are talking about a new set of programmes of about the same amount, it should be around $2.5bn,” he said.

“It is important to resolve the problems of the power sector in Nigeria to bring in more investments because you need to bring down the cost of power to make the economy more competitive for the development of industries,” Ghanem added.

Nigeria’s domestic debt is $55.6bn, while foreign loans stands at $25.6bn.

Minister of Finance, Budget and National Planning, Zainab Ahmed, recently said Nigeria did not have a debt problem, despite misgivings amongst economists over the country’s rising debt profile.

Rather than debt, the minister said the country’s problem was revenue, and accused those criticising the foreign loans taken by the President Muhammadu Buhari administration of ‘insensitivity’.

Ahmed had said, “There is a lot of insensitivity around the level of our debt. I want to restate that our debt is not too high; what we have is a revenue problem.

“Our debt is still very much within a reasonable fiscal limit. In fact, amongst our comparative countries, we are the least in terms of borrowing.”

But she also warned that Nigeria would suffer if the current revenue performance was not improved.

The minister noted that the Federal Government hoped to raise its revenue performance from the 55 per cent that was attained in 2018 to 85 per cent in the next four years.

Business / 3 Big Secret On How To Sell Anything To Everyone At Anywhere by Okfiscal(m): 3:25am On Sep 21, 2019
Selling a product doesn’t have to be complicated. At its most basic level a sale program is defines principally by what you sell, who you sell it to and how you sell it. Beyond that, sales involves staying focused on the details of your product and customers. As a sale program continues you will want to keep paying attention to changing trends and the needs or desires of your customers. By observing these change you will be able to adjust your program and keep your sales strong.

However, when its comes to selling of products and services there are three(3) basic secrets which are to be consider before starting a sale campaign.

Below are the three secrets;

1.people don’t buy products because of logic, people buy because of emotion and justifies the product with logic.

for instance, have you have ask yourself these questions;why do you want to buy this new dress? Why do you want to own this apartment? Why do you want to buy this property?. If you think deeper, you might come out with answers like; if I don’t buy this dress I will look out fashioned or if l don’t own this apartment I look foolish or may be because of fear that if you don’t buy this item you will miss out and you don’t want to miss out. Whatever your answers are they all boils down to your emotional reasoning. Thence, people buy products because of emotion and justifies it with logic. So think about these when you selling a product to somebody are you just talking about the features and benefits? Or are you pushing the emotional hard buttons

2.people don’t buy their way into something. They buy their out of something.

this mean people often buy something because they problem they want to solve. So before putting your product and services out for sell you have to analyze and understand what is the problem you are out to solve
The amount of money you make is in direct proportional to how well you understand your market place pain”.

3.people don’t buy product and services, people buy stories.

stories are very important when it comes to selling if product, because there are thousands of products both on online and stores. But with stories your product will have a stand in competitive market because helps to add emotions to your product. Thence, think about how to inject well organized stories into everything you do,it may be a personal story or that of your customers.

When it comes to personal finance, anything can happen, good or bad. Which is why having financial goals and plans for the future is necessary and of such plan is to have an emergency saving for uncertainties and unforseen events.
There are some things we don’t bargain for in life that just happen, this is why it is very necessary to have an emergency fund.
In this article i will be focusing on how to build emergency fund savings which can be used to resolve events that happens unaware and unexpected

What is emergency fund?

An emergency fund is an account for funds set aside in case of the event of a personal financial dilemma, such as the loss of a job, a debilitating illness, or a major repair to your home. The purpose of the fund is to improve financial security by creating a safety net of funds that can be used to meet emergency expenses as well as reduce the need to draw from high-interest debt options.
This savings are majorly kept to tackle unexpected events which demands spending of money.

Note:
No financial institutions such as bank, co operative and other financial institute have account labeled or tag emergency funds. Rather, the task falls on an individual to set up this type of account and earmark it as capital reserved for personal financial crises.

According to most financial planner, an emergency fund should contain enough money to cover at least three months your income.

How to build emergency fund

Below are step to build an emergency fund savings the major factor is starting early, if you start building your emergency fund early in no distance time you will build a comfortable savings against any emergencies that might rise later in life.
The step to build emergency fund are not complex. Here some step to been taken in building emergency fund savings:

1.Understand your income vs your expenses.

Take your time to analyze how much you make monthly and how much spend on monthly basis. Having understanding of these will help determine how much really need emergency fund and the amount you can put on its monthly.
This amount should be calculated keeping an eventual goal for savings that will contribute to your fund. As you move up (or down) through your career, you can revise this figure. Once the fund is built up to the level you need, invest extra savings for the long term or for other goals, such as buying a new apartment.

2.Set a target

Ideally, an emergency fund should have an accumulated sum of at least four to six months of a person’s monthly income to make fund easily accessible. Set a target for yourself to achieve this goal.
Decide how long it will take you to get to your target based on how you save monthly.
Also, come up with a plan to commence your saving process. Having a plan and setting goals is a perfect combination to have a functioning emergency fund.
For example, A married couple who earns N2m annually after taxes should set aside a readily accessible minimum of 400k (three months) to 800k (six months) to address unexpected financial surprises. The funds should be highly
liquid, remaining in savings accounts. These vehicles allow quick access to cash for satisfying household expenses during an emergency situation

3.Create account where you can easily access your fund:
A savings account is the best place to put an emergency fund. So you won’t have any problem when you need the money.
You need to also make saving into an emergency savings account automatic. Plan regular payments every month from your salary account to your emergency fund, using your bank’s automatic transfer payment plans. It makes it easier to save for emergency when you actually forget to do so at the end of every month.
These are simple ways you should use to start building an emergency fund to resolve financial surprises at anytime anywhere.
Key note;

An emergency fund is a financial security for future mishaps and/or unexpected expenses.

Financial planners recommend that emergency funds should typically have 3 to 6 months’ worth of income in very liquid form so that it is instantly accessible.
Use tax refunds and other windfalls to build up your fund.

In conclusion, i believe we all have a plan to financial freedom, and i also believe that after reading this article your have added emergency fund savings plan to your already made plans, now the bigger task is to follow through with all your plans and strike balance between them because it is the hardest part of achieving financial goals.

Business / 8 Method On How To Increase Your Business Sales And Income by Okfiscal(m): 3:01pm On Sep 14, 2019
Looking for ways to increase your business sale and income? Take a look at these 10 proven methods, then used them effectively to boost your business.

This is practical and down to earth guide on how to can increase your shop sale on daily, monthly or yearly basis.

Below are the methods needed for your sales increment:

1. Sales promotion is a great sales booster

Sales promotion is a short term promotional technique design to increase sales.this far the most effective method to increase your sales because it easy to set up and the results are likely to show immediately.

Customer likes sales promotion as they feel they’re getting a better deal, and you make more money till end of the day, it’s a win-win situation.

These are some popular sales promotion offers:

BOGOF- Buy one and one free

Buy one get one half price

Discounts, for example 50% Off price. Make it time limited offer “discounts expires in the next two weeks” to add sense of urgency.

2. Point Of Sale Displays

Point of sales displays can act as an extra sales person in your shop, you see them everywhere in supermarket and bookshops.they come in different shapes and sizes from custom made cardboard shelving units showing the best selling products, to wobbling sings hanging from the ceiling promoting benefits f the products.

They don’t need to be supplied by the products manufacturer, with little imagination you can create you own. The point is they make one particular product stand out from the crowd and help push sales.

3. Move Your Stock Around

Few weeks ago, my supermarket moved their eva soap shelf from the left side to the back end of right side of the store. While I was busy looking or my favorite soap, l stumbled upon a new soap bar that look nice. And I bought them, the supermarket has tricked me into buying a new product by changing their stock booster.
Your customer knows exactly where you stock the bolt and nuts, or the latest games on board, so make sure you move stock around frequently, you will be surprised at how a seemingly old product become popular again just because they’re have been move into a new shelf.

4. Make sure everything is price tagged

Everything in your shop must be clearly labelled for easy identification and purchase. Can you imagine the chaos in supermarket if they didn’t bother to labelled any of their product? Customers would not bother to ask for the price of all the stuff they want and simply go elsewhere. Same applicable to your shop.

5. Have A Good Marketing Plan To Drive Long Term Business

If you haven’t got a good marketing plan to drive your business , I suggest you start working one. There are plenty of books in the library that will talk your through the process of making a marketing plan that fits into your business.

The key factor here, is to create a measurable, achievable and time objectives plan, and come up with a low cost plan that help you reach them.

6. Include social media media plan for your business (e-commerce)

The world is now a global place with social media you can reach out to thousands of people. In fact social media is business field nowadays, and its low cost channels that help you build your brand and drive sales.
In essence, your marketing plan should outlines the objectives of including social media to your marketing mix. Then you need to create a publishing schedule and stick to it.

7. Build A Customer Email List

Ask your customers if they’d like sign up their Email on your list and use it wisely. You don’t need to send multiple sales messages to your customers, but everyone appreciates monthly newsletter from their favorite shop.

8. staff training

Never assume that your staff knows as much about your products as you do. Also, never assume they care about increasing your sale, after all they get paid of there services anyway, no no no never think like that. So what’s in for your staff?

Send them to receive sales course, tell them about your weekly and monthly figures, and explain if its better than or worse than last year sale. Ask them what they think you should do to increase sales. Get they involved and reward them when sales are up.

Sports / Man Receives AK 47 Rifle As An Award Of Man Of The Match by Okfiscal(m): 8:23pm On Sep 13, 2019
A Russian ice hockey player has been awarded an unusual prize for his man-of-the-match performance - an AK-47 automatic rifle.

The head coach of Izhstal, a club in the second tier of Russian hockey, told the team it was a fitting choice for a team from Izhevsk.

The city is known for producing one of the world's most recognisable rifles.

"Lads, today we too are introducing a tradition," head coach Ramil Saifullin told the squad, cocking the gun.

"As we live in an arms manufacturing city, the city of the Kalashnikov, every match you will for yourselves name the best player, and the previous [recipient] will hand it over to him," he said inviting the captain to name the first recipient.

"Can we fire it?" the captain joked, before awarding it to the goalkeeper Savely Kononov to applause from team-mates.

"Congratulations on the win, but if we play poorly we will be shot with it," Kononov said to more applause and laughter from players.

"How do we take it to away matches?" one asked.

"We will figure it out. We will carry a wooden model," the coach replied.

Business / Answer These Questions Before You Take A Loan by Okfiscal(m): 12:43am On Sep 12, 2019
I think Interest is not the only thing you pay for loans. There are other hidden costs. In fact your effort to submit the paperwork and get approval, It’s more sweat and money than you actually count. So before you apply for personal loan online , ask yourself some questions. Spend some time to debate each one of them.
Quickly let’s dive into questions should ask and answer before taking personal loan

1.How much should I borrow?
There is always a maximum amount restriction on personal loan. It’s the amount you can borrow as a personal loan. It depends on your financial standing. Arrive at a concrete figure of loan you need is very important. Your chance of getting the loan approved is dependent on it. Start with how much money you want. Don’t be tempted to have extra cash in hand just because it’s available. Say you want to change the living room furniture with your personal loan, research on what you want to buy, the cost of it and nothing more. Note when you borrow 50 thousand, you return more, remember that. So its worthwhile to be very calculating while arriving at the figure.

2.What do I need the loan for?
People often take personal loan online because it is easily available without definition of what they want to use the loan for, forgetting its a loan and you ‘ve to pay back with interest. I think personal loan normally taken to finance an emergency, such as to pay off debt or for home improvements. The lender asks for a reason. However, the decision on your application to some extent are not dependent on it. Still, be clear as to why you need the loan? Arriving at the reason would help you debate on whether you truly need it or not. Remember It’s a loan, and you have to pay more money than you’ve borrowed. Be clear with its objective.

3.what is the extra costs attached to it?
Think beyond interest rate. Interest rate is the main price you pay when you take a loan. But there are other costs attached to the loan. There are processing fees, administrative fees, penalty on early repayment of the loan etc. Understand the total cost of the loan before arriving at a decision to borrow. Plus, there is always the opportunity cost. What would you have done in that extra money you are paying as interest? Is your loan worth all of it? Think.

4.How much can I afford to repay?
The tenure of repayment for a personal loan is less than that for some other type of loans and the equated monthly installments are higher. Calculate your monthly expenses, subtract them from your monthly income – this residual is the maximum amount of money you can afford to repay as the loan installment. Remember to factor in emergencies or seasonal expenses that you may have to take care of. Never think of using all that residual income to pay off the EMIs. Best practice would be to keep the EMI figure between 60-70% of your residual income after expenses. Always leave room for the unexpected.

5.How long will you be paying the loan back?
The time space of repayment is a very important factor to consider. How long will you be paying the loan? Because you can’t take an additional loan until you pay this one off. Personal loan which offers zero percent interest rate often comes with a defined repayment tenure. It’s generally of lower duration than the other loans. Ask yourself how many years you will be paying this loan? Do you see any source of income which would help you to pay it off early? Generally, the longer the tenure, the greater the rate of interest, i.e., the cost. Answer all these questions to arrive at a calculated and conclusive decision.

6.What kind of personal loan do I need?
To know and understand your exact need is the first step to take a decision you won’t regret. There are many types of personal loans in Nigeria – wedding loan, holiday loan, loan for renovation, etc. Narrowing down the type of loan would help in getting the paperwork sorted. It would also help in understanding the legitimacy of your needs and the amount of loan you need to take. This may sound repetitive in nature as we have already talked about ‘what do you need the loan for’ earlier. This is different as it would help you to narrow down the bank or App which is offering the most competitive interest rate and conditions. Think from that perspective.Research Compare and Shop.

7.Where should I get the loan from?
There are numbers of banks, credit card companies or your own employer who would extend you a personal loan. Generally, the best terms of the loan are offered by your employer. Pick him over other sources. In case you are going to a credit card company, make sure to review the hidden costs. Shop around to pick a bank or App. Negotiate. Some may waive off the processing fees to get a customer. Don’t ignore the reviews online. Also, you can apply for personal loan online with play later. Download the app to know more.
More personal loan App:

•Paylater
•Renmoney
•Aella Credit
•Kwik Cash (Mines)
•Rosabon Finance Quick Loan
•Zedvance
•Page Financials
•FINT Loan

8.Are there any other alternatives than to take the loan?
I think it worthwhile to give it a second, third and fourth thought –ask yourself again and again Is the loan absolutely necessary? Think of ‘what if’ scenarios. What if you don’t take the loan – Is there any other alternative to finance? Think hard. What if there is another emergency, would you have room to finance it? Ask yourself these questions to know that it’s absolutely necessary to get a loan.
Ask all of these questions or debate them with your family before applying for a loan. It would help you to arrive at a calculated and conclusive decision.
