Firstly, what is a deed of assignment?

This is a document containing a written agreement describing fully the transaction between a person selling a house, land or any property and the person buying from the seller.

This document shows that the sellers has transferred all ownership and right of the property from the seller to the buyer.

The registration of the deed of assignment gives validity to a title and makes it tenable in a Court of law.

Most newbies in the business, venture into real estate with the intent to just deal directly with omo-onile to buy land in Lagos, which most times leads to troubles when land bought might have already been allocated for government use, for example, investor who bought land in ibeju lekki in what is the present-day Dangote refinery, that is big wahala.
Also for instance in a scenario where the investor buys land and gets only a receipt of payment and does not proceed to survey and converts the name of the land title into the investor's name, which means the seller still has the right to the land or house and can still go-ahead to sell the land.

Now to the most important steps, for you to get the best price for your land survey and documentation in Ogun state:


1.In any survey job two payments are to be made, the mandatory payment which is the money to be the ministry of that state, this money is not negotiable. Any surveyor who negotiates this money with you is about to scam you, because this money compulsory supposed to pay it to the ministry to approve your survey work.

Most times the problem sets in when Nigerians look for cheap alternatives, in the process some surveyors do not want to lose money. they agree to accept less pay and go-ahead to do the site work and make available a plan that has not been registered because the amount being paid to them cant cover the mandatory fee, in essence, the plan provided is just a sheet of paper with drawings on it and it has not been registered.

Please be careful and do not involve any surveyor promising to work with a fee less than the mandatory fee.

2. This is the cost of the site and office survey work, you can negotiate with your Surveyor.

I hear the question how much is Land survey a lot, I think the right question should be how much do you value and want to secure your land.

For example would you buy a car and leave it door open and the key on it seat in the middle of nowhere, walk away from your car and expect it to be there when you come back two weeks later, I expect a strong No.

But in the case of land you have to do just that (you have to walk away from you land), you can't carry your land or put it in your pocket.

But there is a solution, in the case of your car, if it has a plate number it can be easily tracked and traced because the police can associate your ownership of the car to the title of the plate number.

So the same is a survey plan, it is a way to protect your land and document your precious asset (Real estate) in your name, and this can only be achieved through the proper surveying of your property and documentation of survey plan.

The survey plan is used by the government to identify you as the legal owner of a land as the most primary document showing land ownership in relation to other documents.


Land survey fee in Ogun is based on two things:
1. Land size (land per square meter)

To determine the actual size of your land, a surveyor will help you determine that after measurement of the land and office computation to prevent yourself from sellers claim which might be exaggerated to sell you the land and note the larger the land the more the cost of survey and government documentation.
so it is only wise you contact a surveyor so as to avoid being cheated

And

2. The zone that your land falls into, in Ogun state we have 3 distinct areas your lands can fall into, these are:
General area land: These are lands located within the remote area outside the urban or semi urban area of he state.

Prime area land: These are lands located within urban or semi urban area of the state.

Special Prime Land: These are lands located long major highway route and within urban or commercial area of the state.

Land survey is used to permanently secure your land with official demarcation and land documentation by the government,this is used to identify you as the legal owner of the land.
