PropertiesLagos Survey Pricing Changed! Don’t Fall For Fake Or Outdated Fees In 2025 by OlaogunMichael(op): 6:46pm On Jul 07, 2025
Guys, if you or your family are planning to do any survey this year in Lagos (especially for land purchase or documentation), PLEASE take note.

The government reviewed all survey costs and released a new pricing table in 2024. It’s already in effect and being used by real professionals.

But sadly… many people are still being offered "₦200k survey" in zones where the minimum is ₦1 million or more especially in Eti-Osa that is Lekki, Ikoyi, Ajah, some are even encouraged by officials of the building planning agencies and their plans eventually will be submitted and used for building approvals.
This indirectly means they have no official ties to the land or land ownership, which creates a great problem for land ownership in Lagos state as the people's alleged land owners' names are not in the Lagos state survey database.

🧠 Here’s What You Need to Know:
✅ Lagos is now divided into 4 pricing zones (A to D)
✅ Real survey fees start at ₦425k (Zone D) and go over ₦4 million in Zone A
✅ As-Built, Strata, Litigation, and Layout Surveys have NEW categories and prices
✅ Commercial titles are DOUBLE the base price
✅ If your plan isn’t correctly priced or from a licensed surveyor, it can’t be registered

We recommend OME Land Surveyor and Consultant, who has broken this down into a simple, easy-to-understand digest.

PropertiesRed Copy Survey Plan In Lagos – The Only Document Lagos Government Recognizes by OlaogunMichael(op): 3:08pm On May 16, 2025
If you’ve bought land in Lagos — especially in places like Lekki, Ikoyi, Ajah, Ibeju-Lekki, Epe, or Ikorodu — and your survey is not documented with the Lagos State Ministry, your land is not officially recognized.

Let’s be clear:

📌 The only document that proves land ownership in Lagos is the Red Copy (also called Certificate of Deposit).

🔴 What Is the Red Copy?

The Red Copy is the official record copy of your survey plan that gets lodged at the Office of the Surveyor General in Lagos.

It is different from the survey plan handed over to landowners.

Without the Red Copy:

Your land is not legally documented
You cannot process your C of O or building approvals
You will face issues in court or resale
Your ownership is not protected by the government

⚠️ Why You Need a Proper Registered Survey Plan (Especially in Zone A)

It’s the first step toward full land ownership
It’s required to apply for C of O or building approval

It enables peace of mind — especially for diaspora landowners

PropertiesHow Much Is Land Survey In Lekki, Ikoyi & Ajah? by OlaogunMichael(op): 1:49pm On May 16, 2025
Whether you own or plan to buy land, a house, flat, shop, or any property in Lekki, Ikoyi, or Ajah — one thing is absolutely essential:

✅ You must get a Registered Survey Plan.

These locations fall under Zone A in Lagos, where the value of land is high — and that means your documentation must be 100% correct and government-approved.

Without it:
❌ Your land isn’t recognized by the Lagos State Ministry
❌ You can’t get a C of O
❌ You risk land disputes, revocation, and even demolition

📊 How Much Is Land Survey in Lekki, Ikoyi & Ajah (Zone A Pricing )?

According to the Lagos State Approved Survey Fee Scale, here are the current minimum rates:

Land Size (sqm). Survey Fee (₦)
0 – 700 sqm ₦1,575,000
701 – 1500 sqm ₦2,105,400
1501 – 2100 sqm ₦2,635,875
2101 – 2800 sqm ₦3,153,465
3501 – 4200 sqm ₦4,086,180
1 ha and above ₦5 million and above

📌 These are official minimum fees.
Be cautious of anyone quoting extremely low prices — most are fake or incomplete survey plans.

PropertiesHow To Get A Registered Survey Plan In Lagos State by OlaogunMichael(op): 11:47am On May 16, 2025
Are you planning to buy land or already own property in Lagos?

If your land doesn’t have a Registered Survey Plan, it’s not officially documented — and that means:

✅ You can’t process a C of O
✅ The government has no record you own it
✅ You’re at risk of future land disputes, revocation, or demolition

That’s why the first legal step to claim ownership of any land in Lagos is to get a Registered Survey Plan (and Red Copy from the Ministry).

📌 What is a Registered Survey Plan?

A Registered Survey Plan is a government-recognized document that confirms the true boundary, size, and location of your land. It’s submitted to the Lagos State Surveyor-General’s Office and comes with a Red Copy (Certificate of Deposit) — your land’s official record with the government.

Without it, your documents are not valid in any serious land transaction.

🧭 How to Get It Done (Even if You're Abroad)

We created a full step-by-step guide showing how you can legally document your land and get your Red Copy — whether you’re in Lagos or in the diaspora.

For anyone serious about setting up a gas plant in Nigeria, one of the critical steps is ensuring compliance with NMDPRA regulations. Many investors often underestimate the importance of obtaining the right licenses (LTE, LTO, etc.) on time, which can lead to delays, heavy fines, or even shutdowns.

Interestingly, there’s a company that has built a solid reputation for helping investors navigate this process seamlessly. They assist with obtaining all necessary licenses, securing gas plant configurations, and ensuring full compliance with industry standards.

What’s impressive is their track record — a 100% approval rate with NMDPRA and a fast-track option that cuts licensing time in half. They also help investors with site selection, equipment procurement, and expert installation to ensure everything runs smoothly.

BusinessWhy Skipping Equipment Testing Could Cost You ₦5 Million Or More by OlaogunMichael(op): 11:36am On Mar 29, 2025
A major compliance violation occurs when plant owners procure critical equipment without conducting Factory Acceptance Tests (FAT) witnessed by NMDPRA officials.

Procuring Critical Equipment Without Factory Acceptance Test – ₦5,000,000 Fine

According to NMDPRA regulations, equipment such as:
✅ Gas Storage Tanks
✅ Dispensers & Hoses
✅ Firefighting & Safety Systems
✅ Piping, Valves, & Hydrant Systems

Must be tested and verified before procurement to avoid penalties and potential plant shutdown.

Failure to comply attracts:
⚠️ A ₦5,000,000 fine
⚠️ Risk of operational malfunction or explosions
⚠️ Suspension or revocation of operating licenses

💡 To prevent these fines, One Mass Energy ensures that all critical equipment undergoes proper factory testing and approval before procurement.

DPR Penalty #2: Late Renewal of Blending Plant LTO – ₦300,000 Fine Per Year

Under Nigerian regulations, all blending, recycling, or additive plants must:

Renew LTOs before March 31st every year
Submit updated PPTR reports, COREN compliance certificates, and tax clearances
Ensure periodic inspections by NMDPRA officials
Failure to comply results in:
✅ A ₦300,000 fine per year of late renewal

BusinessWhy Operating A Blending Plant Without License Will Cost You ₦2 Million Or More by OlaogunMichael(op): 11:04am On Mar 28, 2025
Operating a Blending/Waste/Additives Plant Without License – ₦2,000,000 Fine & Shutdown Risk

A major violation many new investors make is operating blending plants or similar facilities without a proper license.

According to NMDPRA regulations, any business that constructs or operates:

A blending plant
A waste recycling/treatment plant
A bitumen processing plant
A petroleum additives facility
...must first obtain an LTE (License to Establish) and LTC (License to Construct) before even considering setup.

Failure to do this attracts a ₦2 million fine and even worse — shutdown and loss of operations.

Many investors lose millions due to ignorance. That’s why it’s important to work with a certified compliance partner like One Mass Energy.
