The second professional needed to secure your investment is your Lawyer: After the land surveyor had produced the survey plan of your land and has documented it in the ministry, the lawyers job is file an agreement between the buyer and seller of the land. The survey plan provided be the surveyor is to be attached in the agreement including the survey plan number and pillar numbers, now you see how important the survey is. The agreement is to be filled into a court. With your survey plan any other person who encroaches on your land shall be charged with trespassing. Firstly the truth is that ibeju lekki is the new Lagos and this is where real estate investors can and potentially will make 100 times profits in a few years time. The blessings in ibeju lekki is also why it is a risky place to buy lands or any other property, but if done well involving the right professionals then it is the right place for future investment. What makes ibeju lekki land risky? What makes the lands lucrative also makes it risky, because Lagos is a megacity and opening up ibeju lekki to great investments needs planning. A lot of the land in ibeju has been committed to government use, a lot of the natives know this including real estate companies and in order to cash out on the great demand of land they in collaboration with real estate companies sell all the lands including the ones committed for government use. An example is when an estate was selling part of the land committed for the airport in the future, wow this is a very risky investment for you. Land with excision in ibeju lekki: The Lagos state government is gradually opening up the town and given excision to some family land. What giving excision really means is that the family has full right to the area giving excision to and can sell or use for personal reasons. A land given excision is from exempted government use and a suitable place to buy and invest. How to know a land with excision in ibeju lekki: 1. Firstly get the service of a land surveyor, 2. Pay the surveyor for his land visitation service to acquire data to help you chart the land Note: Do not agree to just send the survey plan given to you by the estate agent or seller to chart, because most times the documents given to you are documents of the area with excision. Insist on your surveyor site-visitation before paying. Surveyors take a fee for this, but it is better to pay them thousand around 50 thousand(less or more) than lose millions of your hard-earned naira. 3. Then the surveyor charts the land with his or her own on-site data. 4. A written report is provided within a week or two 5. Ask for a surveyors recommendations to help you with decision making. My Recommendation : Contact Land Surveyor Olaogun Michael Ekundayo On 09025234582 For Land Documentation and to check whether the land is fake or original before buying land or property. To help you check land Survey is original or fake. Check the land title before you buy land and chart land before you buy. To check if the land is free or not. Good day everyone. I would love to bring your attention to a little information lawyer shared and i will like to pinpoint that it is misinformation. I am a surveyor by profession. Firstly the fact that a survey plan is not stamped free from known government acquisition doesn't mean that the survey is a scam. Such survey might have it records on the gazzete office of the lagos state ministry of lands, that does not mean the surveyor is a scammer or the survey is fake nor invalid it is very much a true survey copy. |
