I think this issues have never been resolved , that is why they keep reappearing on this forum.... FYI Manu people are here to learn and give information. But scammers cannot be allowed to make a mess of the openness of this forum unchallenged.... everyone who reads this thread and gets it that brabus is a cheat is a victory for the integrity of this thread!!!! Would have saved Qc1 millions of Naira and heartache.

Respect. The most unfortunate thing is that these errors were discovered by another contractor who striked out the boards from the pillars.

If I am lucky to get the pictures you'll see the pic of the columns during formwork stage, you'll hardly notice the error because all the blocks were fully covered.

My part of the blame was that I didn't check well enough before approving the casting and no one told me anything.

Sure, it was an oversight but a simple error that can be corrected by reinstalling the column or starting a new one afresh.

Unfortunately, I saw it first here.

To fix QC-1 house is going to cost money. A lot of it. Brabus does not have that kind of money. I don't know if QC-1 does.

The question now is, even if QC-1 does have the kind of money we are talking about, will he be comfortable to give it to Brabus to apply the fix?

For those asking Brabus to go back and fix the issue, who will pay for the fix?

I keep asking myself, while would I want to build this kind of mansion in that kind of environment? Why?

I am so sorry you are in this position...it breaks my heart to see people loose hard earned money in such ways. This is why I have been shouting up and dahn this forum about brabus and his fraudulent schemes especially for 1st time home builders and diaspora.

Please pay the extra and consult a civil engineer....to do soil test and a comprehensive overview...this does not look like a small thing to me.it does not look only like site water but water seeping from underneath the foundation(don't take my observation, just trying to stay that you need an engineer to find out what is really going on)

Here's the terrain where I built my chateau. It's far worse. The runoff is so heavy that it can move a car. One of Nairaland mods lives in my area so he can confirm this. I knew about this challenge before the build and went ahead to apply everything and anything that will keep water off my property.

I took early action and never had to find who to blame for flooded compound. I didn't rush to build a fence which will end up damming up water in the compound.

I ended up turning my worst nightmare into a lovely water garden for my less than N18m chateau.

Some rooms have OK ventilation, but not all. The living room ventilation is poor though.

However I think the biggest concern with this plan is the size of the bathrooms and kitchens... too small. Try and reduce the number of bathrooms for a bigger one.

The kitchen has no room for appliances like fridge , freezer cooker....etc

The prices of the lekki gardens houses were not too low. They had huge economies of scale to build.Economies of scale in buying materials etc. That is how they were able to make money selling for such prices.apart from the money they made on all sorts of management fees and electricity fees.

This is simply a case of GREED. They could have made money easily building solid buildings... they just decided to cut corners since there are several people home and abroad who want to own houses at all cost.

On buyers part, I think people have a responsibility to do their due diligence on whatever building they are buying...However Lagos state government is highly culpable. A lot of people bought these building because they "believed" that no one could be putting up these massive structures without government approval....
There is no way they put up all those buildings that are not up to code without someone looking the other way.

The price difference that builders and artisans put up in Nigeria is too much!!! They basically charge you based on how they ' size you up'

People who are building should also make subcontractors bid for the jobs....let the carpenter or electrician know that he is competing with others for the job ....that will bring competitive prices to the table

On average, a 2/3 bed room block of four flats, costs about #20M-#25Million, depending on finishing.
if we add the cost of land, say another #5Million on the average.
So, that gives a total price of Maximum #30Million (FOUR Flats of 2/3bedroom House, including cost of land)
Now, that is about $75,000 ....but let us round it up to $100,000 (one hundred thousand Dollars, after adding $25,000 excess!)

Question is: Are we aware that A SINGLE FLAT out of the Four Flats, will cost anyone no less than $180,000 (if not more, Brand New... I am not talking about Bankruptcy / Distress Sales here.

Now, multiply that by FOUR...Which means same Flat will cost you no less than $700,000, in the United States, not to mention additional costs like Stamp Duty, Legal fees, e.t.c, that you MUST pay, to acquire your house.

So, where is the "HIGH Cost of Building Nigeria" coming from?

I think the notion that building in Nigeria is expensive is because of the discrepancy of costs in building. The huge gap that artisans quote for the same job or difference in costs of same material from one place to the other.

On then other hand I do not believe it is helpful to compare building costs in Nigeria and USA... Income levels are different... Labour costs are expensive(even with the influx of immigrants that have taken over Americans jobs in the industry)material costs in USA are stable and prices are well known to everybody .
