OPEN LETTER

Good Morning everyone.

I am the wife of Lastpage.

As husband and wife, we use this same account on Nairaland.
Sometimes, l make it known that it is a female/wife that is posting if l think there may be confusion. Other times l dont bother.


I opened the (Give birth thread) that has been quoted as Lastpage (My Husband) sometimes ago, to assist my former school daughter when she came up with the idea of giving birth abroad and asked me for assistance. I could not help her directly because we are not related so l promised her l would help her get information from people with similar experience. She insisted she has the money to fund it and kind people volunteered all those information and many other people that l dont know, as you can read from the responses, also benefited from the information provided.
This is why my husband (Lastpage) insisted that l should not delete the thread otherwise l would have done so a long time ago.

She gave birth in the U.K, paid her hospital bills and all was done and documented properly.
As luck will have it, she also won the Visa lottery in 2012 and eventually relocated permanently to the US, with her child. she has three kids now.
This is the summary of it.

Now, l have been reading things posted by some posters here which at best is uninformed and just mischievous.
I cannot stop anyone from making any post they want to make so, they can continue to make the post till kingdom come.

I had a serious discussion with Lastpage himself about his exchanges with some characters on this particular thread and l have made it clear to him that he does not need this sort of lowering himself, to the level that others have put themselves.
At least, if children are behaving as children, what about him? Should older person not know better?
Anonymously and online, people would say things they dare not say in person, because they dont have to defend it.

He takes to Nairaland as entertainment and unwinding but l have made it known to him that even at that, he has to carefully chose those he responds to. There is a limit to such things.
I wrote this to clear the air once and for all, with regards to many people who hold him in very high esteem on Nairaland.

Those that want to hold unto their rumour (one even said he is a woman, one even called him Brabus, imagine?) are free to do so, since that is their upbringing.
I have specifically pleaded with him to ignore those who are like children here but he is still free to have an adult discussion.
That is why l am his wife.

I will not respond to whatever insult as l cant identify the person making it.

Reading you was good for most parts but recently its been a painful experience. With rofo-rofo online fights by adults that should know better, dearth of real property related discourse, threats of violence, physical assault and murder, firearms peddling, I've about had enough.

I hope to see you in future if things do improve.

As an active commentator on this thread who have made comments on disputes between members in the past, let me put it on record that I am not in support of any act of violence, or threat of violence, or solicitation to acquire firearms for the purpose of causing harm to other members of this thread in settlement for any commercial transaction between parties.

I have found it necessary make such a dissociation in view of the escalating nature of belligerent language on this thread, and an open threat to cause harm that appears to have gotten endorsement from a part of this community.

I reaffirm that the best and recognized way to settle commercial disputes remains either through "arbitration" or the established courts regardless of our personal views about their efficacy.

Another bad area is Ogudu Orioke side. Bros that one too worse. Cellular raft is what works in that area.
I think we have talked about area boy strategy on this thread before. I spent grand total of n150,000.00 to settle them throughout the build. two deckings! grin There is usually disbelief when i tell people that but it all balls down to how you handle it. Use "reverse police delay" strategy.

The area boys are always killing themselves in that axis as part of ongoing cult wars, but in my CDA we have effectively checked them and have no complaints for now.

I have modified my earlier post to capture the soil test report but...here it is anyway

0 - 2.5 m: Light reddish brown, silty sandy lateritic clay
2.5 - 19m: Dark grey very soft peaty organic clay with dead wood
19 - 22m: Light brownish grey soft to firm clay
22 - 24m: Light grey medium clayey silty sand (cmd)with occasional fine to coarse gravel
24 - 26 m: light grey soft to firm clay
26m - 30m: Light grey medium to density silty sand (cmd) with to coarse gravel

Now the worrisome fact is that any geotechnical engineer who is not diligent may have stopped at 22 - 24 meter level of investigation and recommended pile points at that level. But note that this soil strata is good for only 2 meters and is closely followed by poor load bearing soil.

I was made to understand that any house with pile points terminating at that 24 meter level is still at risk.

Generally, the engineers recommend using steel casing for any pile going beyond the 20 meter mark.

That area had a recommended depth of 24m pile. I can show you the test result for community road.

I've done a foundation there before. Also, the Omo Onile in that area are first class.

I wonder why that area even with the low rental value. Is it the occupancy rate that is attracting property developer there?

3 bed is still less than 1 million.
The place i tested had a recommended pile depth of 26 meters. This meant i had to use steel casing for the pile as the report specifically said that good old rods encircled with Bagco super sack won't do. PVC casing was also discouraged. I am sure you know the cost implication of those steel cases. How did you achieve your pile to that depth?

3 bed is about N1 million now. At least thats what mine attracts. Demand in that area drives the investment. Half of the tenants in my Akoka multidwell are Lekki/Ajah returnees with main reason for "porting" back to mainland being easier traffic and better value for a N1 million rent house.

Is that an area where its close to the lagoon ? I saw a plot of land there, going for a good price but at the far end of the road is the lagoon and I said to myself No Thanks (Area is after community/Moronfolu St area)!

Is it because the building is multi level or the soil test dictated pile ?

This is after St. Finbarr's coming from Unilag. To be precise, around the Kemist B/stop area (by the Total gas station). The area is not that close to the lagoon but for Akoka, Gbagada and other sorrounding areas,the soil bearing capacity is notoriously low. Before the town planning guys will even accept a building plan from you to consider for approval, it must be accompanied by a soil investigation report like they did in my case. I actually bought the property with the full knowledge that i would have to demolish the existing structure on it because it had "settled". The soil investigation report recommended "pile" and since i was looking at multilevel, the diameter was wider. I imagine a bungalow there will require piles with smaller diameter.

That community/moronfolu street axis also have same soil problem. I abandoned the option to purchase a value property there because children of the deceased owner permitted me to do a limited soil test. With the result, i could not see any economically viable options to own and hold the property.

My thoughts too. He may have spent N27 million but its only a fraction that ended up in the structure i see. Maybe because he was building from diaspora. As someone who recently concluded a multilevel structure in Akoka, but with 31 nos of 18 meter pile points, i know what it cost me to get it done.

You only need a gutter to collect water at the end of a sloped roof.

Exhibit 1 is the mono slope roof on my garage apartment.

This only needs a gutter at the one sloped side and I will be collecting the water into one of many containers that I already have - exhibit 2. (The caged white ones).

Exhibit 3 / you can see how I'll need gutter all around this roof including in the internal courtyard.

The gutter spouts will all go into collection containers.

Hope this clarifies it.

Even though I have sand-filled, when you dig up to 70cm, you will hit water and when it rains heavily, you need to only dig 30 cm and you will hit water. in this kind of case, of what use is a roof gutter? the main source of the water is not even water from your roof but the natural water level for the area. The street gutter is usually always with water. Mind you, on this house, I have roof water collector that is channeled to the street gutter but I had to sit down to ask myself that aside from aesthetics, what is this roof gutter really doing? Water will hit the building one way or the other. The roof water collector takes the rain water and channels it to the gutter alright. But the gutter is usually at the natural water level of the area so what's the point? angry

Are you sure about those bolded figures? 30cm is about a foot and is really short. Means you are practically working on water.

I'm installing gutters under each sloped roof because:

1) I'm collecting water that can be used to water plants, wash cars, etc trying to be green

2) I'm going to tell water where it's going to go on my property.
So this means gutters can be installed in select locations without having to run it round the whole roof?

The project manager/Procurement officer/Client supervisor has never been to the site, He does is management from lagos, Thats one of the reasons that lead to so many site issues and delays.
