So true! A friend bought close to 400k units some weeks ago now qualified for 3m+ dividend yield in April.
Wow! Your friend will receive about N3.240.000 in dividend payment. Sfsreit shares is the best way to invest in real estate if I must say!!!

And the guy never has to worry what type of tenant he has or waiting endlessly for a tenant to occupy the building plus things like land use charge, estate dues, development levy and risk of fire burning the building.

how with 440,000 units x 3.2 total income =1.4m on an investwment of 27m paid at the end of the year .....while a master developer can use buy land of 10m and built 3 units of 3 bedroom on 2 floors @15m naira and use 2m to package the house well then collect 700k per anum rent x3 = 2.1m ...then I will pose as the agent and lawyer to my property and chop another 300k as agreements = now my money is 2.4m and my rate of return is higher almost 11 percent while ur is around 9 cos i collect rents in the start of the Year .....

he has to worry about the negative return of around 5.3 while the land Landlord has a return of 8.8 and inflation is 17 percent instead just buy dollars and wait but suku bond at 11 .3 and use coupons to buy lands with c/o or dollars in dorm accounts...

Not a bad deal, getting N3.2 million on an investment of about N27 million

opps I taught the dividen was 3.24 kobo yeild around 11 percent....hp it will remain at 64 per share after dividen payouts ? To protect capital

The REIT is grossly underpriced, it has over N700 million in bonds and properties worth about N1.4 billion.

The REIT payout 90% as dividends and the remaining 10% is invested in fixed income. Whenever they get appropriately priced real estate, they will liquidate part of the fixed income Investments to buy more Investment properties

REIT are not marked down after dividend payments. They are not too liquid, only good for retirees and other income investors who need a steady cash flow

Oh yes! Still very underpriced compared to the market value of N122 that I read somewhere. Alot of crossed deal made last week was around N75.45 which is still good bargain price for those who knows the value.

They don't do mark down.
It is real estate investment, no markdown, no 10% withhold taxes. And capital appreciation is possible because the price is still undervalued.

ok got your but based on your expirence what the likely hood if share deprecaitions after dividen payout...5 percent? 10 percent? 0 percent or an appreciation....am comparing notes with rental......am just 5 years to my plan retirement...

If you're planning to build this idea property, just divert your money to buy sfsreit and have rest of mind. The returns is much better than the returns on visible property.

That why the correct price is good for entry, considering the price of the real value, right now the price is still undervalued.

abi trado enterprenure ...i will follow the way that is sure banker but is not bad at all i will buy some share especially the dollar yielding one ....deprecaition of naira can send some one to grave ....

Both are good, but I personally prefer sfsreit because the dividend yield is more than 11% and the price is undervalued at the moment, so there's room for capital appreciation.

REIT and capital appreciation in a sentence. People buying it do so for the steady cash flow from the investment. Abroad we have REITs that pay dividends every month
