Your understanding is wrong.
To my understanding, 400.000 units of SFS REIT will give you a return of 3,240.000 plus capital appreciation and tax free. Mainwhile, your property ideal above will only return 2.4m in which I doubt.
Plus rent defaults and plenty wahala from all side. Please take your time to go and watch tenants and landlords Saga on human rights page on Facebook.

Yetunde Brown is "deeper" inside Gbagada and the access roads were bad (no idea if they've been fixed), been some years since I was there, knew someone in that area, who later moved.
Medina Estate is closer to the main roads, you just exit the main gate and you can quickly link either 3rd mainland or Gbagada Expressway.
I would take Medina Estate over there. Medina also has excellent security.

There's also an estate called Millennium Estate, which is also excellent in terms of security, but it's only slight disadvantage is location, it's after UPS on Gbagada Expway.

If you're planning to build this idea property, just divert your money to buy sfsreit and have rest of mind. The returns is much better than the returns on visible property.

When you started using your two alternate monikers (Cleverland and Myhelper1) to talk about how wonderful SFS REIT was, I knew something was up. Clearly an advert for SFS REITs on this thread.
