It is part of the value, good location, amenities, security etc.

I know tenants who paid for 12 months in Lagos and had the vacate the area after 6 months, not minding the fact that the landlord won't compensate them by returning part of the rent paid

This got me to remember some years ago I paid 400k for an accommodation in Ogba Ikeja to stay close to work place in Ikeja GRA for 1 year posting , after 2 weeks of hold-ups coming to work late and reaching my accommodation late in the night, I got another accommodation very close to my work place. The previous landlord promised to refund som part of the money, till today, nothing. But I think God my sanity was preserved from Lagos traffics.

For the tenant to tell the landlord he is moving, it means he has options na.

If the tenant doesn’t have options, it means the rent increase is not unreasonable. And he should just suck it up and pay and be on the look out for another place.

An old man said 80% to 100% of the money realized from the sale of a land or house must be reinvested back into real estate, eg renovate, build a house or buy another land.

Do you agree with him.

He said dont sell land or house to start a business or any other Investment, if you must it should not exceed 20%.

If you want to do business you can use the 100% of the rent from the property, but should not be proceeds from the sale of the property.

The old man said the gods of the land will be annoyed, do you believe this.

I think his advice might work with most people sha, maybe 95% of us.

I have a friend who sold his house in Nigeria, he took the money to invest in Hotel business in East Africa, this was in early 2019, Covid arrived l think late 2019, but before then the business was already nose-diving to Sahara desert and covid arrived to finally bury his hotel business in the graveyard , as l saw your post, l just remembered the guy, nawao shocked

Well, from what he told me, he was doing hotel business in Nigeria and he decided to go start one in East Africa after visiting, according to him, he carried out lots of business investigation in East Africa and settled for the hotel business ( since he was already into it in Nigeria, the first month he said that he made 5000 dollars and his hotel was always fully booked and he started the second hotel in the same East Africa, after the second hotel, business kasala started + Mr Covid arrived with koboko to flog businesses globally shocked

The bolded is not right at all. Na this kain entitlement attitude dey make landlords like Oga Emma and his lawyer to put that ‘over familiarity 5 year limit clause’ for their contracts.

Na the guy house and if you no like the rent increase, then move out of his house immediately!

We know say na the guy house but at least we expected a reasonable increase. The guy does increase every two years and we no complain. Maybe na wetin make am come dey do 60% be that. Even Oga Emma no dey do increase every 2 years and no dey do such high percentage.

One thing is that by the time you do such high increase and the people move out, a desperate tenant will come and pay the high amount and after one year, quarrel go start. One did like that and by the time he was leaving after so much fight with the landlord, you need to see the destruction the guy did to the flat. It was pure wickedness on the part of the tenant but other people said what was the landlord expecting?.

Yes. Move out. Trust me, most landlords will call a good tenant to negotiate when the good tenant refuses to pay an unreasonable increase and lets the landlord know they would rather move.

Landlords know that it is not easy to find good tenants.

He refused negotiation now. You do not give somebody an increase of 60% after a prior increase of 2 years and say it is a 'take it or leave it' increase. Somebody must rent a house. It is a two way thing.

A successful business man with midas touch, does not believe in this

Business is not easy, real estate is steady. After the business must have failed the steady cash flow from real estate is the consolation.

Find out the story of those who sold their land to start Uber or High Yield Investment Schemes, importation etc.

Probability of succeeding in business is very low but the return is high when you get it right, probability of succeeding in real estate in high if you have a target of 15 years and above, the return is average but has an inbuilt mechanism to build wealth, you don't have to do a personal compounding, it does it on its own

That is where the issue is coming from. It is never written into it. It is codedly done in the 5th year in order to collect a higher rent from new tenants because by the 5th year, there is no way you can increase the rent of an existing tenant to match that of a new tenant.

There is a landlord in my area. Once a new building springs up, he goes to find out the rent for it and then tell his tenants that the going rate in that area is that price and so they should all pay that new price even though his property might be 15 years old.

Iam sure when the tenants came in, there was no agreement on percentage increase and frequency given to them. I have noticed that most landlords do not like doing this or shy away from it because they want to be able to wake up anytime and give a percentage. My landlord once gave us a 60% increment after 2 years. What can you say to that as a landlord?.
I know of another that gave over 100% after 7 years.

I do not support this. He should quit them. My landlord does an increase every 2 years which we the tenants are comfortable with. Initially he was slamming a 40-60% increase which was the cause of our disagreements with him. He is no longer doing that. He now does a reasonable percentage increase.
Now, this is understandable because
1. You disagreeed to agree
2. You guys are paying promptly

The money left my account immediately before settlement but as I am typing this, I have not gotten the allotment. I have contacted my broker severally on it but was told it hasn't been allotted. I don't know where my money is and the terms/condition of the Investment. That is why I am not going to try this one now.

Okay, maybe your expectations were wrong in the first place. From what I understand about your complains, these are my contributions. First off, bonds do not give returns monthly, only HYIP promise that, most of them pay biannual while FG bonds I believe pay quarterly.

When you say it was not allotted to you, I'd like to know how you arrived at these, because I know it takes a while for them to do their in house cleaning up before they communicate the details to you, that is if they even do.

As long as you filled the form and did not just transfer the money to their account just like that, I'd like to believe you are fine. June 2021 is just 7 days ago I believe.

Chairman there was something you mentioned the other day, if someone won fifty million naira jackpot what will the person invest it in?
What was the conclusion of that as I am faced with very similar situation, I have no idea what to put the money in. There is a N20m property with 4.5% return which doesn't look like a good investment. Bonds and TBills are doing 9.5% ATM so I was wondering something else like foreign stocks or liquid investment options if any.

You still don't get me. First off, I haven't said anything about the returns. However, the payment for FGN Savings Bond return/coupon should be quarterly. This particular Bond " FGN Savings Bond" is offered/issued by the DMO monthly except for special events.

When I said I have not been allotted, I meant that at least by now I should have gotten the allotment notice. Shortly after the settlement day, the allotment notic should get to all subscribers na..They are supposed to be done with June before the commencement of July.

For your third and final point, you are not always fine just because you filled form and transferred money to them ooo. Sometimes things could go wrong if you don't keep tabs on them. Even the last SUKUK I did; filled the form, payed and was issued allotment had issues when I was to get my Rental Pay. It was when my broker got tire of my disturbance and transferred me to those incharge at the CSCS that I figure out they made a mistake while entering my account number into their system for the Rental Pay.

Why I will prefer MMF at the current rate to one year Tbills.

If you are following the low risk investment vehicles of recent particurly Tbills and money market fund MMF you will notice it's looking brighter compare to last year.

Some reasons why I will prefer mmf are:

You can start MMF with much lower amount compare to Tbills. With 1,000 you can start investing in Abacus MMF. The least for TBills is 100k.

When rate increases it will not affect already invested funds in Tbills but it does with MMF

You can't top up with Tbills. Top up is very possible with MMF even if you want daily top up.

Terminating before tenor expiration in Tbills comes with penalties. For MMF after just 30 days exit is without penalties.

MMF has other instruments like commercial papers that contributes to its rate.

You can easily automate reinvestment of interest in MMF ie taking advantage of the power of compound interest.

It's the investor that determines MMF tenor hence you can hold MMF as long as you wish no restrictions, Tbills particularly primary auction has fixed tenors 3 months, 6 months or 1 year.

Right now mmf rates is on the rise.

The above are my opinions. Do your due diligence.

If the land is an inheritance,dont sell to invest in business but if it was bought by u,u have no reason to be afraid.

When NEPA was privatized by GEJ and the workers paid off in millions, some of them use the money for frivolities and are now broke. I heard of someone that got 5m and went to buy a brand new SUV for 3m+.

I sent a mail to your customer care on Monday for funds redemption. The personnel acknowledged my request.

But I haven't received the funds. My previous redemption requests were concluded in less than 10 hours. So this one is unusual.

This morning, I sent another mail and the officer said that they have a glitch with redemption requests.

Please, what does that mean? Advise.
