Its practucally a TRUST issues.. Trust deficit is on the rise, especially or in relation to owner/contractor/engineer... We dont trust, even ourselves.... If you quote 100k to finish a job and youre paid, ENSURE you finish it! Most especially if its a small project that can be done with within a very short time, maybe in big proj we might have to consider some kind of variations.. What about labor charges...my bricklayer quoted 200k for labor, i told him to charge me based on d number of blocks, which is d standard around the area, he insisted that he doesn't do that, well i paid him, did d job to about 90% and started asking for more money, unfortunately have paid 100%, na so e abandon job o.. So my job wont suffer, had to pay extra. The tin pain me sha....The problem is TRUST.

Well, the guy strated work on tuesday, he was paid 20k at d end of the day, to balance 25k at d end of his work, got a guy beside my site to help monitor him and i paid him 5k, just to monitor.. My digger no show face since he finish work on tuesday.. Hes not picking his call.. Someone saw him and they ask him why he has not gone to finish his work, he told them the ground is too hard... I gave this guy d job because i saw d work he did for some people, just about 10 mins walk from my site... I am saying this to let you know that artisan and nigerians generally are increasingly having this mindset of NOTHING GO HAPPEN... We need them (i cant dig soakaway even if you give me one year), we must devise a new method to face this new challenge, its increasingly worrisome.

Maybe we should start employing hausas, cotonue and Togolese boys since some Nigerians artisans have chosen to be useless.

Ejire, it's not about recommendation but by funneling the money through your account.

I give recommendations too but I always add Caveat Emptor. Had you said "Oga mi the guy worked very well on my job and I recommend him based on that but please do your own due diligence o." You'll have been cleared up.

We live and learn, only a compound fool thinks he knows it all.

Maybe we should start employing hausas, cotonue and Togolese boys since some Nigerians artisans have chosen to be useless.

Everywhere you turn, you’d almost hit a brick.

- Hausas now ride Okada instead of doing labour work. The hausa labourers you‘d see today are inexperienced and very lazy Hausas. The first thing you’ll hear from them is “How mush I go pay?”
- Because of the increase in demand for their service, Togolese & Cotonou artisans now use apprentice for their jobs.
- Yorubas now do Yahoo+ and Cultism
- Igbo artisans would rather do jobs that pays more.

N2,500 per day is really not cutting it anymore for most of these guys.

Actually I'm not fans of very low quality paints.
Every year you keep repainting.

Like I quoted up there ,this project is dulux finishing paint.
Since 2017,The external still look like newly painted building.

But by using far low quality paint that flooded mkt now, believe me be ready to repaint every now and then.
Then check how much it will cost you to do this at all time till you get tired of it.

Oga, you are 10000 pec right on this.
Just last week my friend paid 4000 for Labour, just one Labour ooo per day for concrete work.
Infact I don’t know how to give Labour cost again in each region.

Same thing happened to me in eastern part in one of our ongoing project ..plastering
A Labour demands for 5k per day.
The demand choke the client.
Until we import Labour from the far 50-60km from the site project … that still collected 3-3500 per day.

The only paint that I’ve used that has given me total satisfaction was locally made. Most of the imported paints I’ve used are sparingly used to creat accent and original effects.

Question for Painters

If I may ask, how long should a paint last before it’d need a retouch/repainting?

I’d also like to ask “Are there paints that lasts forever?”
Nothing lasts forever.
A good paint should last 5 years upwards.
The paint on the building in the picture below is over 5 years old and it's medium grade emulsion.

For future reference, regarding the digging of soakaway, DO NOT commission just one wo/man to dig your soakaway. It is strange to me when I read your experience and realized you used just ONE hand. The chance that the single hand will be overwhelmed leading to site abandonment is very high.

I have never used less than FOUR hands in digging soakaways. No site abandonment and the Job done in about four hours with pure water breaks and chit chat in-between. The attached photo was done by four men for 60k.

Guys if you want to dig a sizeable soakaway, commission a minimum of two hands to at least prevent site abandonment. Site abandonment is very high with lone rangers.

There's really no respite each corner you turn. Each of the group of workers he mentioned has done some fraud in some of my sites. A Togo worker stole my POP cement this year.

This ain’t digging. This is excavation.

The ground shown in the image you shared is as soft as Lekki/Ajah Ground where we use shovel to excavate up to 5m.

I think you need to see hard ground in Abeokuta or Ibadan where you need to blast rocks or soak the ground for days before digging. That’s exactly the type of ground we are talking about.

Some even deliberately underquote to get the job. You can’t trust most contractors/artisans completely with your money.

I asked someone to get me 10 bags of cement last week. He bought 4 bags and brought stories grin

I asked another guy to estimate the quantity of paving stones we need to buy for a small backyard project. He told me 9sqm. I gave him money for 4sqm. We still have almost 1 sqm left. cheesy

oga next just nailed it @ the bolded na Every artisan get their own for body, the best thing is just know how manage we artisans.

There's is a client of mine that you cannot steal even nail from his site, he is always on site to check whether all the materials you quoted for him are being put to use. He trusts no artisans

Unfortunately, you can’t do everything by yourself!

When we talk about managing a very good construction project, it’s actually about managing people and the processes.

This is one of the reasons I’m not really in for rental properties (at least not in naija for now). I can’t imagine going through all these stress and someone somewhere still decide to owe me or mess up your building.

It’s your personal residence. Any guest that feels it’s odd don’t have to come back.

My suggestion is to build to your taste and how your family lives, but structurally sound.
