He sent me the quantities on Tuesday and quote quickly sent to him. I made him realized that Coleman is increasing price the next day. He quickly transferred the money to avoid additional cost. on Wednesday the price list came out

Fence casting was completed after Sandfilling because we can’t block the fence since there’s no access to the land other than the back side of the plot.
We deliberately left the casting of the pillars for the Sandfilling to be completed.

The QS was involved in the payment schedule, but he kept coming back to say materials were about to go up and that for him not to run into losses, I needed to act. I saw reason with him because iron rod was about 270k before we started, few weeks later, it was 305k, 315k.

I was trying to be human so as not to get him stuck, so i released in advance to get what he asked for.

For the security house, i released partly until he said he needed the rest to get all the materials at once.

There wouldn’t have been a need to take 97% for the job if there was no change request to install steel roofing.

I wouldn’t use my fund to take care of such job which is outside my scope of work. It wasn’t part of the plan and the subtrades has to be paid in full to do his job or the client has the free will to chose whoever will handle that part.

My responsibility to the client is to deduct the cost of materials earlier budgeted for roofing woodwork from my cost while the steel roofers take over their job which I did. My responsibility to the roofers is to ensure the site is ready for the installation of the steel trusses. This was done by me too.

Security floor is yet to be casted, the current stage started this month since May.

You’ll all be shocked at the cost of what we are dragging here.

When the QS is done, I’d be happy if he can share his report here viz-a-vis what was paid. I’ve also requested that the client conduct integrity test on the structure.

When I look at the budget the fins I’m currently doing in the project, I couldn’t but wait to receive the QS report.

A lot of times, I mediate on issues to help client finish strong on their project especially managing minor issues but I’m not so lucky getting the same help on my project so it’s no big deal.

The roof, the grill, the broken atrium cover that’ll be replaced and the security house is not even up to 8% of the project.
