I'm about to build a bungalow but the German floor cost is scaring me. So my question is, "Can I build without German floor or is there an alternative?

I can tell you that this client is not the type that owe contractors.. we got paid for the electrical part way back before it even get to our turn to work on site..

It’s shows in the client character here that he is good man.
God will guard us through on how to settled it amicably this time around

A. Required setbacks for the different rights of way

i. Federal Highway (primary) – 90 metres right of way. 45 metres from the centre to the property line. (75ft, 60ft)



ii. State High way (secondary) – 60 metres right of way. 30 m from the centre to the property line. (50ft,45ft)

The bolded is what I've been preaching here lately. But sadly it will not happen cos too many people stand to loose from such controls - pay attention to the people that usually shout down at any suggestions of controls here and connect the dots.

In the absence of a NL-enabled control, one needs a reference point to hold professionals accountable. But it starts from folks hiring true professionals in the first place.

When there's nothing to loose, then you get this type of situations like this.

Like we've seen play out may times before, very soon the enablers and co-conspirators will be unleashed. A half-hearted apology will be issued and viola! rinse and repeat.

Packaging dey there too ooo, I heard from a reliable source that most of these regular guys on this thread clients give jobs to are not even Professionals in the built arena. Yet, they parade themselves as Engineers, Builders and Architects(as the case may be).

Someone without professional inclination will act anyhow to a client because he doesn't have tie or bond with the professional body.

Clients should ask for current Practice license before giving a job out to these so called Vendors. I think that will in a way reduce issues of this nature. My humble opinion ☺️

Whether you agree or not, you will still have to FLOOR your House and floor it properly.
Now, the next question is: What is the Cost difference between "flooring" and "German Floor"?
Answer: German Floor is Costlier, way more costlier, than flooring!

Next Question: Do l need a German Floor or just Flooring for a bungalow?
Answer: it depends on the land you are building on. Some lands are such that your foundation requires that you go the extra length of doing a German floor (l am discussing a Bungalow now) because the land is not solid (Swampy, Waterlogged, Sandy soil, etc). If your Land is solid, red soil or hard Ibadan rocks, you dont need a German floor for a Bungalow.

Finally, German floor has some inherent benefits it adds to a building, which you will lose if you dont do it.
If your Soil is good, you can do without a German floor in your bungalow.
Alternatively, you can Beam-link your foundation and then do flooring (if you soil is hard and dry and it is a Bungalow).
Need l mention that you should not skip on using enough Cement, at that level.

NB: All statements are made with reference to a Bungalow

please there is no alternative for now the best you can do is to lower the thickness maybe down to 75mm or 3inches to save cost, if you don't, you will regret not doing so in future

Unfortunately in this part of the world, Architects,Engineers, Authorities and the general public tend to ignore it.
I don't think they ignore it, is all in the interest of the client, no client would be happy that a segment of a land purchased would be chucked off, if these drawings do go to approval it is in the position of the approval board to check if these things have been correctly implemented.

Half dpc can be done if the general site condition is good. Considering the topography, type of soil, water table. Etc. U need to look at all of those before considering the aforementioned.

Why is it that only the German floor cost that is scaring you? Why is the foundation cost not scaring you and don't do foundation? Why is cement cost at over 4k in some instance not scaring you and don't use cement? Why is the roof cost at over 1.5 million on average not scaring you and don't roof?

As you are embarking on your project which is probably the biggest single budget you will ever make, you must learn to spend wisely and in the right places and segment of your project.

The right Foundation, Columns/Beams (blocks quality) and Roof are structural elements of buildings. There are no alternatives. German floor is part and parcel of a PROPERLY constructed foundation. A foundation without capping it off with German floor is just cutting corner. It is a false economy. A foundation without German floor na patch patch job.

Whoever tells you that bungalows don't need German floor for whatever land type don't know what they are talking about. All brick and mortar buildings need a monolith concrete slab (German floor).

The German floor not only doubles as DPC but helps spread the dead load and you have one continuous level floor which helps during tilling. If you don't have German floor there's the chance your floor will not be level after tilling. So you may have the situation where rooms have different level which to me is very annoying.

The same you now that structurally important German floor of about 90k on average is scaring, will come here tomorrow to inquire about doing structurally useless parapet of 500k on average. But spending money uselessly is not scary.

Just learn to spend your money wisely and in the right places like the German floor and you will have a fantastic building by the end of the day.

I don’t think this is good suggestion. There is need for both parties to come to an agreement before any refund.
The total amount to be refunded as full settlement must be specified.

yes, am saying that in the event they failed to do so because they are trying to protect the interest of the client, the approval board should be the final bus stop at ensuring that the standard is adhered to.

I think this is a good suggestion... pay what you think you owe first.

I have a feeling that if he had done this earlier, together with QsFemi giving the breakdown that n3xt requested much earlier, the matter would not have degenerated to this level.

As far as I know, good faith is honesty in a person's conduct to fulfil an agreement. Agreement comes before good faith and not the reverse (Agreement here means an agreed amount and terms of payment, and not the original contract agreement). Lets not set the cart before the horse to avoid obvious consequences.
