Once they make their first money they buy land in a forest and start what they can't finish.

Money they could have grown gets buried in the ground just to belong to the "I dey build house" crew.

When I made my first millions many years ago all the advisers came out in their numbers telling me to buy land and start building, but I know that's not what I should do.

I ignored the bandwagon and kept working hard until I made my first billion naira.

I didn't have to buy any land to build, I went to the best estates in lekki and bought the best houses and I do whatever I want.

If you like tie your little capital down inside the ground and keep blaming the government for all your shortcomings in the future.

Started mine (4bedroom bungalow all-ensuite) in MAY 2020 with 500k cash.
But prior to MAY, I had bought 50bags of cement, 10pcs of 10mm rod, 3 iron doors, 17pcs aluminium slide windows. Stone 2 trips, sand 3 trips.
The truth is that before you start breaking the ground, you must have at least funds to pay for labour. Despite Spiking prices of materials, To God be the glory, we have done more than 80% of the work.
If you don't have steady source of income abeg forget building and hustle ooo. Building can make you look like you were duped.

I agree with you sir, it irritates me seeing someone building in bits , then rain will kill the who blockworks before completion. It is best to have a substantial amount on ground before kick-starting such a challenging and capital consuming project.

Have spend 12million plus and still not yet done

Like 3-4 m will do the rest excluding furnishing

You are poor if u are yet to build your own house! Have u been given an unexpected quit notice by a landlord? Have u been afflicted by a sickness whereby u can't do anything yourself?? U think u will remain strong for life? In civil service, when u are approaching retirement, govt will advice u to work towards building your house before retirement. U can tell me a car is not riches, but not a house. Every family man needs his own house!

Am glad you said it yourself that govt advice civil servants to build when approaching retirement and not with your first salary.

My point is same as above, your first money is capital. Capital is meant to be invested and not tied down under the ground.

That's going to be something to do research on. I have a heavy hardware background before I went to software but quickly became a manager and was simply managing. I'm now retired and flee from anything that has to do with computer technology.

You should join LinkedIn and Nigeria specific groups and just read for a while. Pretty soon you'll have a good idea of where to lean into.

Well it depends. For me when I wanted to start building in an adron estate last year, I was told I had to get it to lintel in 6 months else I'll have to be paying monthly payments so had to get millions in account before starting but still sha. Once you have a land and a steady source of income then you should start because that's what will motivate you to keep pushing. If you don't start you won't push yourself and plan financially

I just buy and build whenever I feel the money can erect a moderate building. As for the amount, no specific amount.

You don't need to pay any travel agent, before you successfully process your Visa. Check the Nairaland Travel Section, all the information you need to relocate to any Country is loaded there

Most of these travel agents haven't even boarded a plane before

Truth be told I started building out of emergency because the land I bought for like 3year fell into a dispute (long story) , so govt was to take undeveloped plots. Had less than 350k in my account, thanks to my neighbors that had already erected fence so mine wasn’t that a work, well long and short is that I now called the site my hobby as I turned site engineer angry long and short na interior we Dey now after 2 and half years .

please don't start unless you are sure to keep getting that 300k at least every 2 months. You can invest that in a business that can earn you some profits and from your earnings in the business, you can start your building project.
300k won't even finish setting out, excavation and foundation blinding. A piece of block now is over 200 naira. A bag of cement is over 4500 naira.
Foundation of a four bedroom bungalow now should take at least 600 blocks, 25-30 bags of cement, two trips 6 tonnes sharp sand, a trip of local gravel, water, up to 10 or 15 lengths of 12mm rod(if you are to reinforce the edges), another 6 lengths of 8mm for stirrups, 30 lengths of 2 by 2 for profile, lines, pegs, supervision charges, bricklaying charges, concrete casting, excavation charges, etc.
That is excluding the dpc casting or what we call German flooring.

Architect alone may charge 60-80k for drawings alone ..

Baba use you 300k chop food abeg.

Attached is a four bedroom bungalow we are currently working on at the moment.
The owner of that house has spent more than 12m at the current stage. Although his site is waterlogged anyways and we had to introduce ground beams and foundation chaining.

Let's be realistic, in 2022 how much is the minimum to start foundation at least. I'm hoping 500k to 700k for a 2 bedroom flat foundation

The truth is "Student Visa" is the most straight forward way of relocating, although stressful but it is worth it...

There are Countries in Europe and Asia you can enter with ND if you can follow the Student Visa Way

I do not really have much in my account when I started building. I was waiting till I muster enough fund to take the house to an appreciable level at once.

My mum asked me to borrow her N70k for her business and I did. The next thing she called to follow her to the site and I found out she has already gotten 500 pcs of blocks and 10 bags of cement. That was how we started.

She told me “You start by starting. Do all you can before your children start growing.” 1 started a year into my marriage and moved-in the next year.

I was considering starting when I have about 50% of the required fund.

You have a great woman as a mother
