Good catch. The ventilation will be incorporated into the aluminum doors. Additional forced ventilation will be via solar powered exhaust under the soffit. I’ll share some samples.

I'm glad I could be off help. Paying back to the community that has given me so much is my intention.

I bought mine from a blockmaker that's near iCast Hostel on Alaaka road. If you continue on Alaaka road from Teak junction to where the tarred roads ends, you will see him shortly on the left. I don't want to share his phone number on the web as I don't think he's an internet kind of a person.

But my artisans are giving me fits angry

Carpenter finished wood but now delaying on metal cover. So I mobilised the plumber to go ahead this morning.

Very easy, nothing to it at all.

Now I say this coming from flying remote control helicopters back in the days.

Had a bit of heavy rain pass through that held up the work.

So I’m solidly 7 days behind loosely set schedule. I feel for the professional builders. You guys can never say stuff like “I’ll get you in before Xmas, Ileya”.

Roofing completed.

Rough plumbing and wiring next. Just doing half wiring.

Windows and Doors guys are dribbling me.

The Accountant General said as the project stands today at just over N2M without counting cost of land, fence and gate.

It’s a shop but can easily qualify for a 2 bedroom BQ. So if you have habitable land then Bobs your Uncle.

Well done Egun are you saying that standing structure including wood and roof is 2m without cost of land, are you serious? If what you said is accurate, I hope you wouldn't mind being my consultant to open up a similar project in Ikorodu to replicate 8 units of that same design. If you don't mind can you shed a little light about what instills for the structure to stand. Although mine may need little imbanded irons in some of the joints and foundation.

They’re the same crew I’ve been using since I came back to the country. They’re not perfect but overtime we’ve came me to understand each other.

Absolutely accurate.

I’ll share some secret.

1) Vendor Relationship: I approach suppliers (Block, Cement, Wood, etc) at the start of project and build alliance. In exchange for loyalty they give me small discount. N10 per block, N50 per cement adds up. I use the Sam Dalton (Sams Club / Walmart) principle.

2) Simple Structure: My designs are simple non elevated structures. I draw my plans and then have an Architect/Draftman look it over.

3) Raw Materials: Water for example. Though I’ll still sink a well or borehole later but I simply ran a 100 foot hose from my house to this site saving money from buying water. I think water trucks are N20K now. So if I did three trips that’s like N60K saved.

Finally, my projects are self managed. No third party involvement.

You don’t need me. You just have to be onsite and be directly involved with materials purchasing.

PS: As we all know, the most expensive parts of the project is coming up.

Windows are ~N350K, Doors N200k by themselves. The POP (roofing structure cost less because we’re doing POP). Two toilet bowls and a wash hand basin.
