I don’t think flat roof building really has maintenance like that if it’s well built or handled by a Professional Builder with much experiences. Most of my Projects lately are Flat hidden roofs. The only Stress I see there is Testing and doing some amendments immediately when zink is installed, We can only detect errors when rain falls after installations. After this stage, then we’re free. Talking of the Painting, I mostly screed the external walls before painting and all my paintings are Emulsion,Though I always paint every Year because all the building are for commercial Purposes. Attached Pics is my last year and early this Year Project

There's a misconception I'm seeing here among all deliberating between flat roof and hip roof.
That a roof is hidden doesn't make it a flat one. I'm saying this in respect to the 2nd and 3rd pictures of urs.

Hip roof simply means is a type of roof where all sides slope downwards to the walls

Damp is not only from ground water table but mainly from stagnant surface water. The threat of damp is mainly from surface water. This is why it's imperative to concrete the whole compound to keep your foundation dry. You will be good.

Regarding roofing, I saw columns in the pic you attached earlier. At face value, you MAY do cast in place parapet. Get somebody that know what they are doing to have a look first. I'm not convinced your current team know what they're doing.

I have used, metcopo (never again), step tiles and long span. I have never used stone coated that's because I don't have a "personal" building in Nigeria. It's always rental. If I get to building my "personal building" I will use stone coated. So the choice is up to you.

you said "metcopo, never again!" Pls why is that?

There’s another two bedrooms bungalow(flat roof) I’m building presently with 4m budgets (building only;excluding fence, compound flooring and soak away) which I’m to delivered by next month ending by God’s grace.
