I think we might be due for a Thread on Financing Houses. Just like we have for Students, Parents, etc. A Thread for people on the Mortgage journey would be nice. Ticha, Lexusgs430, etc have given some very good tips on this thread but we may need to compile them.

Seconded 100%

Madam Ticha, oga Lexusgs430 etc

What's your advice on LISA first time house buyer...can l sell the house or rent the house if l am moving to another city without losing the government 25% contributions with the LISA funds used for deposit for Mortgage. If am going to lose the 25% government contribution to the LISA, then I am thinking of getting my 30% deposit myself and pay for Mortgage so that I can still sell the house or rent the house if am moving out of the city. Then continue to contribute to the LISA account until at retirement.

Your opinions please

It seems your intent to make it your sole residence at the point of purchase seems to be the major consideration of HMRC in deciding to either claw back the bonus or not. They do allow for change in people's circumstances which might lead them to either sell or rent out the property. Check these articles for further information.

Good evening ancestors.
Thank you for all the advice and survival tips you always drop here for us.

Please na property advice I want this time.

Please I need to know which is better between the following
1. "Help to Buy Scheme."
2. Shared ownership.
3. Saving up my 10-20% Deposit.

I understand that for a Help to buy, one do not pay interest for a certain number of years.

Is it OK to pay the Government HELP off within the non Interest paying year, if one is able to do so?.

Secondly, Is the help to buy scheme classified as Public FUND as we are not entitled to public fund.

Thank you dear worthy ancestors.

Option 3 if you are capable, followed by option 1 if 3 is becoming a challenge. Option 2 is a no no if you can help it.

Yes you can pay off the loan if you have the means within the 5 years interest free period.

No HTB is not public fund. It is a loan, Govt has a stake in your home. Remember when you are paying back, you'll be paying the 20% of the value of your property when you come to sell and not actual amount you took from the government.

Hello fellow immigrants.

I am recently studying in the UK but realised that despite my diligent effort my lecturers in my department derive pleasure in down- grading the students maybe because it’s only international students that are taking the course. Even the previous set complained.I urgently need a sure plug for tested and trusted assignments writing services in the UK in the field of public health I saw quite a lot on Google but confused on which to go for. Pls your urgent help is needed. Thanks

This is a fraudulent act that will get you withdrawn from the school and your visa curtailed.

Seek help with the school on how to improve your scores, you can also speak to your lecturer to understand why you are not doing well then work on their feedbacks rather than outsourcing your work.

True... However, the limit varies per Bank. £2,900 is probably for your Bank. Keystone used to give £2,100 MONTHLY, while Fidelity still gives £3,500 quarterly. Some Banks give more.

Nice @Fidelity bank. Speaking of FORM A, do you have an idea of what banks have a quick response time? I’ve tried with GTB and they take donkey years to approve.

Really. I am so sorry if it’s fraudulent. I actually read online it’s completely legal. I am actually hoping to getting help in doing it together with an expert and not to completely contract it out. And none of my school regulations oppose it or is it written that we should not seek for such help. You may check out the link below for more

I remember when I asked this same request here. I was advised to at least put in more time, research and do it myself. I and my course mate that wanted to outsource, I told her I wasn't outsourcing again I would do it myself. The result came out and I passed. My coursemate outsourced to some Indian people omo she failed woefully and she's been crying since. The people you're outsourcing to will write rubbish for you and you'll still pay them ontop the rubbish they write.

Literally, all Banks are slow now. Faster for PTA but slow on Educational stuff because of the crowd and limited FX, etc.

Paying people to do your course work is legal? You believed that because a blogger says it?

House can I ask a question?
Good afternoon…
I was born in UK , but now in Nigeria ?
I have my certificate and all, how do I apply to get my British Passport?

Thank you

There are a million and one criteria to qualify, depending on your circumstances. It is therefore not a generic or straighforward answer. Your year of brith and if your parents were legal residents, and/or married at the time of your birth are all part of things to consider to determine how you would qualify. How long you also lived in the UK as a child etc.. a UK brith certificate, unlike the USA, unfortunately is not an auto ticket to citizenship.

If you cannot describe your exact circumstances for privacy reasons, you're better off doing the research yourself, especially on the UK gov website where you will find the correct and up to date information. If your circumstances are complex, it may be beneficial for you to contact an immigration solicitor in the UK, many will offer an initial 30 minutes free advise.

I hope this helps. Goodluck.

I think he meant 20% .. . Obviously once you pay off the loan before interest kicks in, you owe govt nothing

Yes. Just go with your signed lease agreement and university letter. The former should suffice but just take the Uni letter as well just in case.

Revolut is not a UK bank. Most organisations don't recognise their statements.
The bank rejected both. I was told I need a letter from the Home office addressed to me at that address... I think it's a longer run for me. I will try Monzo in the interim.

Sorry it's 20% not %25. No you don't, as the government will no longer have any stake in your property after returning the money.

Try Monzo, but try Starling as well if necessary. Their approvals have been more reliable for international students, from what I've seen.

Try a Barclays bank branch if you have one nearby. You can start the application on your phone and they'll send a letter to your address to verify your address, and then you'll go with the letter and your lease agreement to verify.

It's best to have one of the digital banks for flexibility but also have a more established one for when you need statements and access financial products down the line.

Being born in the UK I am afraid does not give you automatic citizenship except you were born before 1 January 1983. Anyone born after these date would not be eligible. You can check other criteria here https://www.gov.uk/apply-citizenship-born-uk

If this website is credible, you shouldn't be considering "Help to Buy Scheme"

Madam Ticha, oga Lexusgs430 etc

What's your advice on LISA first time house buyer...can l sell the house or rent the house if l am moving to another city without losing the government 25% contributions with the LISA funds used for deposit for Mortgage. If am going to lose the 25% government contribution to the LISA, then I am thinking of getting my 30% deposit myself and pay for Mortgage so that I can still sell the house or rent the house if am moving out of the city. Then continue to contribute to the LISA account until at retirement.

Your opinions please

If you're selling to replace the family home then that's fine as you're still buying another home to live in. Otherwise, I have no idea what happens if you don't replace the sold home - a conveyancing solicitor will be able to advise.
Re: Living In The Uk-life Of An Immigrant (part 2) by Ticha: 4:47am On Jun 24, 2022
Pearlyfaze:

Thank you our Ticha.

Yes we do not need ILR for option one.
With our planning and projection, we will be able to pay down or pay at least 80% of the Government loan before the five years expires.

Secondly we have a Lisa account that will be one year by February 2023, we intend to draw from the Lisa to add to our deposit?. -

The plan was to use only my sugars name to buy the first house and later use my name for our second which obviously will be a buy to let but the challenge is I cannot use LISA for a buy to let according to what is written on their site. So thinking of Buying the first together pulling our Lisa together.

Thank you for your advice.

1 - Yes you can add the LISA to the deposit.

2. The biggest issue with this is that the bank will only take your earnings into consideration which will of course reduce your purchasing power. Secondly If you have a joint account and any money is coming from there or sugar's account for the deposit, your sugar will have to either declare (signed and noted by solicitor) that the money is a gift to you and that they have no stake at all in the house. Thirdly buying in separate names does not reset the first home buyer advantages unless you're not financially linked in any way. It will have to be a completely arms length transaction.

My advice - buy the first one jointly as a family home and you can play shenanigans with any subsequent purchase.

The amount you will pay back is the money you were loaned plus 20% of the value as at the time you're repaying. Whichever way, unless house values fall, you will lose that 20%.
