So I’m solidly 7 days behind loosely set schedule. I feel for the professional builders. You guys can never say stuff like “I’ll get you in before Xmas, Ileya”.

Absolutely accurate.

I’ll share some secret.

1) Vendor Relationship: I approach suppliers (Block, Cement, Wood, etc) at the start of project and build alliance. In exchange for loyalty they give me small discount. N10 per block, N50 per cement adds up. I use the Sam Dalton (Sams Club / Walmart) principle.

2) Simple Structure: My designs are simple non elevated structures. I draw my plans and then have an Architect/Draftman look it over.

3) Raw Materials: Water for example. Though I’ll still sink a well or borehole later but I simply ran a 100 foot hose from my house to this site saving money from buying water. I think water trucks are N20K now. So if I did three trips that’s like N60K saved.

Finally, my projects are self managed. No third party involvement.

You don’t need me. You just have to be onsite and be directly involved with materials purchasing.

PS: As we all know, the most expensive parts of the project is coming up.

Windows are ~N350K, Doors N200k by themselves. The POP (roofing structure cost less because we’re doing POP). Two toilet bowls and a wash hand basin.

Try to save money before even starting the project and make sure I precured over 60% of the material required. some times with that little 40% left, it has never been easy most of the time. I'll tell you a story, I went with them to purchase tiles for one of the projects, right in my presence with the knowledge I thought I had they were manipulating the numbers of material and sizes required for the job and cutting deals in my presence with my trusted family manger by my side. That is how difficult it is sometimes, at the end of the purchase my man busted the bubble and told me how much they offered him from the payment he did not received. We ended up buying additional tiles with the money. This is just some of the stories. You are doing well, you have all the time to be with them 24/7 and I believe that's why you are making this magnificent savings.

I cannot swear that I haven’t lost some money here and there but we can only try our best.

What I like about this is that they’re All In One units.

It's five 10' X10' shops. One for me as a mini office, two combined as a shop for Madam (of course), one to be used as a barber shop (we'll outfit and supply the shop and just hire a barber on a split contract basis. The last one will be the supply room for a small neighbourhood joint. There'll be another building soon that will be about twenty or so hourly rental studio rooms. What clients do in there is their business grin

Oga mi. My four years on the ground has opened my eyes to lucrative off the radar business that brings daily income. I say it again, one can't be in the USA/abroad and plan businesses in Nigeria. We are a unique country. N1K per hour is let's say N12K per day (assuming 12 hours but could be 16 hours). N84K per week. N336K per month. N4.3M per year. One room. No rental contract. No eviction. No court nonsense. Just disinfect/clean/wash linens. 10 rooms = N43M/year.

Do you know one gentleman who asked what we were building has asked to rent one of the studio rooms on a monthly basis as a kill shelter. His words not mine grin

But you gotta be morally flexible. I am.
