and pick the geographical coordinates of the land. Then he will chart the coordinate on base map of lagos state to know the status of the land (weather the land is free from government acquisition or not). The result of the charting will help you to know the types of documents you should ask the seller. C of o, Gazette no, registered survey, family receipt incase if the land is free from government acquisition. Mind you government acquisition is divided into two. We have committed and acquisition. Committed land are no go area, cause is the land government have designated for public infrastructure or usage. ( just sad that some people buildings and investment are sitting or proposed fourth midland Bridge, coastal road e.t.c. ) please don't fall a victim. But if the land is allocation
That means government must have allocated it to the seller. Just ask for allocation letter, layout plan, and c of o.
Engaging a surveyor will safe you alot of stress , you will be help to get genuine land with good title.

It is also in the same vein that you must ensure you have all the documents required after the transaction, in order to avoid unnecessary issues with the government or land grabbers.
No matter what you do, DO NOT PAY IN CASH when buying a land. You must ensure everything is properly documented from the cost of the land to the receipt of survey fees. The only way you can save yourself from unnecessary stress in the future is by documenting all the payments.

I have been cheated before but now, I have a secret to successful land buying. I now buy through labour unions. The one I bought recently was through my old school mate that works in NTA. Their labour union was selling to their members and friends so he intimated me.

Don't be so sure oh. I know of a group that bought from their school's( govt. Owned) cooperative. Years later, none of them could lay claim to the land or money.

1.Physical inspection

Always endeavor to know the location, features of the land you intend to buy. Ask questions from owners of adjourning properties.

2. Investigate the Seller’s title.

Ensure you investigate the seller’s documents. Recently, my client wanted a buy a land. It was quiet cheap for my liking. The seller informed me that the land was purchased in 1978. He brought a family receipt and a deed of conveyance. Both documents were actually dated 1978 but there was an error. The receipt and the deed were typed with a computer using century gothic font. There were no computers in 1978. Atleast not so common in Nigeria. Again, there were other features that showed that the deed was not prepared by a qualified lawyer. The lawyer’s name was not there. Just a law firm with a non existing address.

These issues prompted torrential questions the seller could not answer.

3. Conduct search

I always advise my client to chart the coordinates of the property they are buying so as to know if the property is under a government encumbrances. Also check the court, if there is a lis pendis ( pending court case on the land). Always involve a lawyer. A lot happens at the various registries. But a lawyer knows when a report does not add up.

Honestly, alot (if not all) has been said.

Nevertheless, land acquisition and ownership in Lagos is not child's play infact it is very complicated, complex and cumbersome than trusting any person (even professionals) to explain or lead you.

Our society is wired wrongly, government left us to our respective fate by allowing the predators to feast on the prey. In this case, the predators are the land owners, grabbers, vassals, Omo-oniles and all other professionals whose work revolves around landed properties while the preys are we the unsuspecting gullible prospective buyers or investors dying to own a property.

In sane climes, it's government responsibility to provide housing for citizens. The madrush to own a property is borne out of government's inability to do the needful. Everyone just want to feed off your hard earned money. They want to rush and pressure you into buying anything acting like they are seeing things you can't see. Behold! They are as blind and unsuspecting as you if not far more.

However, you still need folks (solid and intelligent people) to succeed in anything.... BUT be wise, use your intelligence and intuition more than your impulse i.e use your head and not your heart. Ensure you keep a circle of accomplished friends/family of which some of them know about what you are about to put your hands.

I realized your intention is to own two separate lands at two separate locations simultaneously. IMO, This clearly shows you are investing to make more return in future and not so desperate to put a roof above your head. So my advice for you will be limited to that line of option.

Everyone has really helped you by saying one thing or more. Please take to their words, appreciate them and read between the lines as much as you can BUT shine your eyes.

In addition, any land you want to acquire, make sure you have double (or more) of the cost of the land. The reason is for you to get instant allocation of your land and begin construction almost immediately. In Lagos today, na who get house or structure on the land get upper hand o. I know some novice may want to quote law, but as I have said earlier, land matter especially in developing areas of Lagos is another wahala one should avoid. I am experienced in all of these palaver, so I am no stranger. I can conveniently say it's a business I have stayed-in in the last 10yrs.

You mentioned "paying for deed of assignment". Apparently, that is the practice in recent time. Do your negotiation once and pay up after all due diligence.

In summary,
1. Be aware that the procedure for buying of land varies from location to location.
2. Know that you can not succeed in secret nor can you succeed alone please go there with few persons (possibly professionals) of substance who understand the workings of buying and developing lands.
3. Conduct independent findings both formally and informally (if you can) formally is land matters offices with state government and registered surveyors while informally is people from within the location of the property.
4. When done and satisfied with feedbacks and findings, negotiate well with the right party and pay with reasonable term. While doing that, get video evidence of your agreement and endeavour to pay via bank transfer for record purpose. In addition, get all the right documents e.g right of ownership or deed of assignment, (family) receipt,Survey plan and certificate of occupancy (if involved), Job card (where and when necessary).
5. Take ownership of your newly acquired property by erecting or altering the structure to establish the dawn of a new era.

However I know my pedigree and while I can sound off by saying ask for CofO, ask for Deed of Assignment/Conveyance, ask for receipt of purchase, is it a family land, if yes who is the head of the family, what is the registered title, etc, the fact is I haven't been in the business of land acquisition in the past more than 15 years and therefore will want my colleagues who are more recent and up to date in that line of business to speak up. Fact remains he said nothing relating to the OP's question. It is not a matter of pride, it is someone's money on the line.

Finally there is nothing basic about land matters, It is one of the most complex aspects of legal practice. If you buy wrongly, you either get a worthless piece of paper or endless litigation. No be gragra matter bro. You know what you know.

1. Make sure you're dealing with the rightful owner. And how would you know he or she is the owner?

A. Ask around. Don't base your findings on just one person or two unless you know them from Adam or a reputable person.

2. Papers to look out for; RofO ( Right of ownership) and CofO (Certificate of occupancy). Check whether or not the names correspond with the one he's telling you and the one on paper.

3. Go with a site engineer. They usually have more knowledge of landed properties or real estate businesses.

4. Remove yourself from a community land. Unless you're the president of this country.

5. Go to the board that houses or is in charge of the area land database. Submit the available document given to you by the land owner for cross-check. That's where everyother step you'll follow lies.
