Its still going to be functional without a door but I would install a kitchen door for my tenants since you dont know the preferences of your future tenants and again kitchen gives some form of privacy especially when you have a visitor in a small apartment like the one you described.

Its like kitchen cabinets without door, its still going to be functional but all your garri, maggi and co will be exposed to whoever walk into your kitchen.

Our duplexes are designed differently, the bedrooms are mostly on the 1st or 2nd floor.......so climbing stair once a day is unavoidable.....good thing work places has multiple lifts or escalators...... bungalow seem a better solution for stair climbing and easy movement around the house.

Agreed with your point. We installed stair lifts for grand parents and till now we're using it without any trouble and issues. The service providers were stair lifts new jersey and it was a nice experience with them. Anyways, Stairlifts allow the elderly to use the stairs safely and with confidence. Stairlifts are available to fit different types of staircases such as straight stairs and those with curves and landings, so you should install it if you've budget and resources. Thanks!

ADVICE NEEDED, I wish I can run this on a separate thread but it is what it is.

I started building this house on the first land I got, a gated estate in a serene environment but electricity is bad (once in a month kinda light) and the road leading to the estate too is not quite good though the neighborhood is the most populous area in the state capital.

The Goal deep down was to build the biggest in the area so it was a duplex with around 10rooms (2 living rooms, office, library, gym, and laundry room inclusive) 8 toilet/bathrooms, kitchen, and store. And by God's grace, we were able to do everything including plastering, wiring, plumbing, burglary, and window with the main doors fixed, and we were left with normal interior and exterior finishing. That was when my eyes cleared!!! I became wiser and I already have like 2 other lands in better estates with better electricity.

The house became too big and my taste changed to something smaller and simpler, my mind already moved out of the environment due to the electricity ish and how populous the area is (the house is noticeable from all angles and it stands out while I am just a single young guy).

That was how I abandoned the project in 2020 till I make up my mind.

I went there today and my mind broke, the property and the works we've done are wasting away, and my money is wasting away.

I need your advice, should I complete the house (which will gulp 20M + in this tough economy, money I can use to do better business) and rely on Generator and Solar for the rest of my life?

Or I should sell it and use the money to build something smaller and simpler.

That's the building, we've built it to this stage just left with the finishing and co.

Now, we wanna decide if it's possible to convert it to apartments..

I just want to know the number of apartments we can get it from it before I start the process

Hello sir , I’m sorry for late response, I’ve been offline and so busy. I think I spent about 500k not really 460k .
It’s precast parapet
1. 35 bags of cement for the pre cast and after cast ( the bricklayer also cast it round when they mounted it ). @4100 x 35bags ( plus transportation 143500) although I bought 48 cement i foolishly followed his quotation.

2. I bought cutter rod 30 lengths ..@ 1000 naira each ( dem use only 20) and I used 5k for transportation. so let’s put it for 25k.

3. I spent 20k for 2by2 wood , nails and transportation.

4. I spent 30k in total for scaffolding ( including workmanship , binding wire and facial board ). The scaffolding formed L. So when they finished with the right side, they moved to the other side.

5. Workmanship is 186k ( 3k per meters. Total na 62meters)

6. The bricklayer that did the final casting collected 15k

7.I bought a trip of sharp sand (they call it double ) 40k
They no use am finish .

8. I bought gravel for the final casting 35k. Dem use am finish

Total 494k . ( these are what I could remember)

I later used the extra 13 bags of cements ( remember I bought 48 bags initially) for flooring( I bought additional 10 bags) total 23bag for flooring.



And he gave me 35 bags in quotation o.
My advice is that
1. Don’t always follow their quotations
2. Be there to supervise yourself if you’re not using an engineer .
3. If the quotation is 500k , make sure u have 600k budget incase…

Weldone, but you are investing for the future. The money is not a waste.

Also remember that where you are staying presently was once a bush. Give the area 3-5yrs you will see massive development. I will also advise if you have money you can get plot and keep for the future.
