Dear Abuja residents..

So i have a relative who relocated to abuja as he got a job offer in the city.

He has been house hunting, he finally got a Two-bed room and one parlour apartment in Lugbe Area. He was asked to pay 980k in total.
The rent is 800k. Caution is 100k, Agent is 10% of rent = 80k

I humbly want to know if its worth paying for or should he keep looking? Abuja residents, pls help a brother out [/quote

No, because in my area in same Abuja it's worth 400-450k. And Lugbe is far from central Area for me. Thanks

as at 2017, a decent 2 bedroom flat in kubwa was 1m. If the 2 bedroom flat in lugbe is decent and spacious, then it's cheap. In kubwa then, the light was constant, very good road, water and it was a new building. So if you have all of this, it's damn cheap.

Living in Abuja is quiet expensive, but if you’ve got a good paying job and the environment is conducive and with good security you. An go for it. I’m dis same Abuja people pay 1.5m for 2bedroom apartment. But I’ll advise you buy land in Lugbe there and build to your taste. Trust me you go thank me later. Good luck

That's almost a million naira. If no be say na you dey find comfort, there are villages in the city you can comfortably buy a 2 bedroomed house and say bye bye to Landlord for a long time, at least, even though you may not get C of O, but it works. Don't ask me where o, cos I'm not a realtor.

Best advice

Get a cheaper one, buy land and build den park into your home... you can use 6months to build a 3bedroom flat (bungalow o) or even storey sef... 1 storey building no dey pass 3 months if funds dey come in well

Brother, we are just looking at the amount in view of the area and facility.

There are areas in Abuja where you will not get 2 bedroom flat for less than 1.2 - 1.5million naira per annum.

There are also areas where you will not get same 2 bedroom apartment for less than 2.5-3million naira per annum or even more.

There are also areas you can get 2 bedroom apartment in Abuja for 500k per annum or even less.

4 to 5 years ago, I lived in a 1 bedroom apartment, around Lugbe FHA, for 150k per annum.

So you see, all fingers are not equal and life na in classes and grades.

Yes, I understand that it's the area. The reason I stated that if the basic amenities are there and the environment is peaceful, you should go for it. At first, I didn't believe the amount I stated because of that area, but getting into the 'estate', I was surprised at what I saw. They also have constant power supply and I don't know how they do it.

Don't also forget that, property owners are taking advantage of the current economy situation in the country.

Yes it is.

Its a middle income area with most amenities and a reasonable distance from the city centre. Better than Lugbe anyway, if you ask me.

That's the price of a standard 2-bedroom in Lugbe in a relatively new building and a compound with water in it. I am not sure about the caution deposit though.

It's too expensive. Shouldn't be more than 500k

Some estate in Lugbe is something else, in River Park Estate, 2 bedroom flat is 2m and above. FHA, Police signboard, Voice of Nigeria, Aco etc are affordable.

Oga You can't a decent two bedroom @ #800K in Dawaki, the price range for a two bedroom at Dawaki is between 1.2 to 2 million. That's a fact.

If its Lugbe across, your friend has been scammed. If its FHA, then its good deal. But if I have that amount, I would have move to Dawaki
