So i have a relative who relocated to abuja as he got a job offer in the city.

He has been house hunting, he finally got a Two-bed room and one parlour apartment in Lugbe Area. He was asked to pay 980k in total.
The rent is 800k. Caution is 100k, Agent is 10% of rent = 80k

I humbly want to know if its worth paying for or should he keep looking? Abuja residents, pls help a brother out

I have one in piwoyi behind shoprite Airport road before lugbe coming from city gate

The good thing about this very apartment he can still rent the self contained for at least 200 to 220k

It depends on the area in Lugbe / Housing estate.
If it’s in federal housing : its grossly overpriced
If it’s in trademoore it could be cheaper
If it’s in light house / river park estate or that estate opposite dunamis church, then it’s totally worth it

I know Lugbe very much, almost all the areas and street.

I prefer gwagwalada than Lugbe, it's because gwagwalada is far from town, if not gwas is more lively.

It's easy to blame the mortgage banks but truth is, inflation is eating us all.
If you owned a mortgage bank, setting interest rates at 18% per annum will make you break even on every loan. You'll have to set it higher.
And a normal citizen can't afford that 18% annual interest rate.

The road network is pretty cool in that axis...from Akowonjo, to Egbeda, to Pipeline/Idimu, to Isheri Igando, to governor's road/ikotun...real good roads, and power supply is decent there too. And there are nice joints, bars, and clubs there too.

Asin ehhn too many supermarket sef , house for those area don cost like mad my friend rented room parlour self contain for 500k in governor road this year I shock And the rooms ain't that big gboys are not making things easy for herev

There’s nothing ‘highbrow’ in the part of Lugbe I visited in Abuja last year. The area looks just exactly like somewhere in Fagba in Ifako Ijaye in Lagos. Maybe there are some private estates I didn’t get to see.

Per Year or two years?

I will want to add that house rents in lugbe differ based on location and specifications. A two bedroom of 600k will be just a simple and standard house and may never be seen in areas like trade more , VON road but could be seen in low budget areas. A one-bedroom along trademore axis goes for 800k -900k and the agency is usually 15%. This is crazy and alarming!

I stay in Abuja, and Lugbe precisely, u didn't mention which area in Lugbe, any way Lugbe is cool and recommendable.

I stay in Lugbe too and I pay 650k for 2 a bedroom flat and the rooms are wide and makes sense generally, it depends on how meticulous the agent is tho ....but I can recommend some for you sha

Yes, rent go as much as that In Lugbe ,but that doesn't make it a highbrow area. Places like Asokoro, Maitama, Guzape, Garki, Wuse and katampe can be classified as higbrows
