The only way I guarantee that my works pass integrity tests is to keep doing things the right way every time. Each building has a building plan and it should be studied and all the specifications followed. Building is a science, and there are processes to be followed to get things right.

I usually have very knowledgeable persons around each of my building sites at the critical stages of the construction, to avoid any oversize on my part. There are times we run into difficult plans, and new methods or new styles of construction, the best thing to do is to ensure that someone who is an expert with that type of work comes around to supervise that part of the project.

Forget governments building control task force or staff, they may never visit your site after you pay them, the onus then lies on you to use the best building methods and observe every good building process in making sure the building comes out perfect.

Every builder is only as good as their last job, so I will love to be remembered for a well built, beautiful house, that's the only way I can guarantee myself of more projects.

You can measure your builder by hiring another professional to appear on site at intervals to monitor the processes and report the results to you.

you ant to build a structure that will not collapse

mitigants include but are not limited to:

regulatory oversight/ supervision
competent third party supervision
competent/professional design
competent/professional/honest workers
developers who are not overly greedy/ corner cutting/ payment guoging.

all of these should be ideally be in place, but any two should be able to see a project to a safe completion and stress free use.

in the case of collapse , all mitigants have been bypassed.

my car is roadworthy , not because of FRSC, but because i want to get from pt a to pt b without any delays.

take a lack of integrity, lack of competence and mix in some greed and there will always be collapsed buildings

You are right!

He takes great pains to ensure that his buildings do not have such an issue.

He has got a name to protect.

If you have a name, you can bill even more.

Those that go the other way don't care about building a name that they can turn to gold.

I was just singling out the part of his post that is one of the reasons why buildings keep collapsing here.

Did you notice how Lagos State refused to hold public hearings on the collapse of those towers?

Because it would have clearly exposed the complicity of untouchables in government house in the collapse of those buildings and would have led to strident calls for untouchables to leave office.

You mean between plastic and aluminium doors? Well, this door is a combination of an aluminium frame, with the lower cover made of plastic, while the upper cover is perspex.

I had to bargain for everything, plastering, dressing of doors and windows, artworks, etc.

The doors are cool, I saw cheaper doors, even those of less than N40,000, but I chose to buy these because they look beautiful and durable. The worst thing in a house is having the fittings spoiling regularly. Its usually a headache.

The external doors will be local welded iron doors with those embossed designs on it. They have started building the doors.

That is screeding with POP paste, then cornice at the while edges all over the ground floor.

Yes, the frames are built to be stronger. Made with more security in mind.

We are planning to load the bathroom tiles this morning. Everything is adding more money in the market. I just survived a N50 raise on the tiles I agreed to buy yesterday, I did the transfer, the money bounced back due to bad network, and they were already adding money this morning.

Cant blame them though, the economy is shaky right now.

I stocked 300 bags for the tiles in this house at 3,600 two weeks ago. I had seen all these price rises, it was inevitable.
