I have noticed something quite for some time now.
At foundation level, people tend to use polythene in between blocks to prevent moisture raising on the wall just like the picture below.
Here in my state, there are hundreds of houses that use it and believe you me, it works.
What's your take on this method?

Close the kitchen and move on with your development. Delay is dangerous in today's building materials market. Any future tenants who want open plan, let them look somewhere else, you don't have that in stock.

Just checked the 3d you uploaded,I hardly see dining window but if the dining has its own window WITHOUT relying on the kitchen window for its ventilation(in open kitchen, Kitchen and dining room always shares a single window in most cases),then introduce a sliding door between the kitchen and the dining room and leave the dining room open to the Sitting room.

When you think about capillary what comes to mind? The tiny vessels that allow blood flow to different parts of the body. Blood flows due three things, pump from the heart, the muscle in those vessels and to a lesser extent, gravity. Now same thing in water prone area. The microscope pores in the block and mortar and the resulting joints serve as capillary for water flow. Water is able to flow against gravity due pressure difference. And unless you stop the flow with a non permeable membrane, nothing else would hardly suffice.

Good practice but moisture will and cannot just affect the walls, it can also affect the rest if the floor hence the practice by some to do that to the entire concrete slab.

Just so you know I did this exact same thing to my house when I rebuilt the entire floor.

However I used double the DPM for additional or enhanced protection against moisture.

You also need a DPC based on M15 concrete ratio to prevent water ingress.


In this second video, it is applied to the entire floor ahead of pouring a fresh concrete floor.

My point is that whether the floor is built from scratch or being repaired, some professionals insist that it be installed to prevent moisture not just on the walls but for the entire floor.

You can install checkmeter to calculate each flat consumption. Hope they have individual distribution board

They said it caused sparks outside at the pole faraway, and these people rushed to switch off their lights inside their houses, but they got shocked touching the switches.
I still don’t understand how this is possible. It’s that those houses did not have earth connections?

It is a good practice to place polyethylene ( damp proof membrane (nylon) ) on the foundation blocks. This is to prevent rising dampness in the building due to capillary movement of water. It however would be much safer to place the dpm on the entire ground floor before casting the ground floor slab (German floor) instead of the block walls only.

However, this construction method in which the blocks are set above the ground floor level before casting the concrete (german) floor is not right. A building should be constructed in such a way that ground floor is resting on the foundation block/columns/or beams and not entirely on the filling sand.

These will act as support to the slab and also prevent the concrete floor from sliping into the ground in case of settlement or heavy vibratory loading during usage.

You will always know an expert when they speak. You know your onions Engr. Excellent submission on the matter.

However I would like to ask, in the event , foundation was properly done ( in this case, strip and pad) ,but DPM was omitted and capillary action has commenced in some areas of building after 5 years, is there anything that can be done to remedy the situation? I would like to hear from you.

I like what you wrote. When I rebuilt my house. I excavated the improperly built foundation then created a concrete footing, and placed DPM beneath the footing.

After curing the concrete, I demolished the walls and rebuilt the walls on the new concrete footing.

Then poured a new foundation inside the concrete footing. I also applied DPM underneath this new concrete slab.

Any negative implications to this approach?

The idea was to correct the lack of DPM without bringing down the whole house.

This is a serious matter. The only thing that can cause it is voltage surge. But my concern is electric shock from the switches and sockets. Are the switches and socket metalclad?.

Normally if there is any surge the only thing that can be affected is the main breaker in the distribution board. And if you have a very good distribution board with tripping unit of 6KA or 10KA , the breaker will trip off

And also advisable to have surge arrestor install at the point of cable entry to your apartment ..

But is the house under the high tension line ?
