okay Benin here, upper or which side exactly. One labor rate is quite high here coz our construction methods but 8m will not finish but it will go along way and get you to a stage where you will be happy to release a little more. For top notch finish you should budget 11m for average 10m. Cement is 4200 now, blocks at least 3500 blocks for standard room spacing so if you are molding then at least 80bags of cement. You have to get your architectural drawing first I can help with that we can get you a near accurate extimate.

My client, who is also a very active member of this thread built this design of ours with about 9-10M @ Benin.
A two bedroom flat.



Essentially, when planning with a budget, it begins with a Tailored Design/plan. (A 3m x 3m room will cost less to build than a 4m x 3.6 room).

I went there to get wall anchor sets. I had run low on the 10mm set and there was none to be found.

Thankfully, I had cleared the shelves of the 6mm, 10mm, and 14mm when you first shared your warning.

So I still have some stock left

I then used that chance to buy several sets of sanding papers for my mouse sander.

As at 3years ago,it was doable. Right now with anything less than 18m forget it. Pop finishing alone if you buy materials yourself is 7k/sqm. An average 3bed with 200sqm is 1.4m for pop this is not contractor rate o.

Finishing is where you would spend money.Building this in Benin around aruogba .

I bought 10 bags of cement in Benin at the rate of 4700 per bags yesterday.
