Actually I’m willing to work around my budget. If 60m won’t be enough for 20 rooms and event hall I can do away with the hall and cut short on the numbers of rooms if need be but i need to be sure of what I’m doing first.

IMO I don't think it's a good idea for an event hall to be on top of people that are relaxing in the down rooms, the noise will make me not to lodge in such place next time

Yeah it's very possible. With direct labour and modest spending for furnishing, it's achievable. I built mine (22 rooms with a 1200 capacity event centre) though it took me 11months to complete it. Be the one to purchase all that is needed for the structure starting from sand, cement iron rods, wood etc and of course you engineer must go with you but most importantly ensure a direct supervision of the use of materials for the project at the end of it you will marvel at what your 60m has been been to achieve for you

if it's hotel and Hall, know that you will need like 1 to 2 acres because of some things like parking space, unless you won't have one, which is bad for the business, a good hotel should have gym, bar, swimming pool etc. not just room like normal house and a mini game room. Those are what could bring people because make I no lie to you, if you don't have those things, you never ready for business.
2) Do people really make income in hotel business like that, I don't argue about event hall but hotel or guest houses, if their is no customer, don't forget that running cost continues ( cost like fuelling, cleaning, workers salary, Feeding, etc.
3) That's why only those that want to have properties added to what they have tries hotel business. It's not that lucrative unless you have least room around 50k daily and people troop in.
4)You can think of other businesses, could be importation, Exportation, Farming, Real Estate, just make sure you about people's welfare.
But you still want hotel, 60m can be enough. it depends on location, land size, structure to be built, Architecture salary, structural Engineer salary, Foreman income, workers' income,
But do you know 5 million can get you a land of 100 acre at 50k per acre. which you could do a crazy palm kernel farm or coconut, or cocoa, or plant trees.

60m might not be enough for the rooms , plus event hall…you can leave the hall for now and start with the rooms first, within 6 months you’ll make enough money to get a hall, thanks

No.....As back as 2018/19, I was the construction manager of a 24 room Hotel with hall and laundry. Starting from the foundation till the roofing that I left the site for, we spent 64M. Though 2.3M was used to buy a Toyota Corolla car and 200k for Motorcycle for the job.

The upstairs was ordinary ceiling while the downstairs was to be POP but we only achieved the ceiling and not the POP.

NO Interior deco was done,
No Toilet accessories yet.
No floor Tiles yet but we tiled the outside of the building round.
No Landscaping was done yet.
No painting done but the security house was painted and POP too. It was a complete 2 rooms.
No Lister Gen yet.
No Beddings and chairs.
There was Tiles already for the Bathroom walls (not Floors)

So you can evaluate for yourself. In fact my Principal was targeting to go for loan of 20M to finish everything when I left.

Thanks guys, I’ve taken my time to read all the comments. Although I have decided to wait until after election before I commence with the project. Going by my budget and prices of building materials, I have decided to scale down to just 15 rooms and maybe a pool bar too. I have decided to do away with the even hall I have also spoken with some professionals here on NL who I think can handle the project.

Once I commence the project I plan on posting updates here on this thread. I hope I get a good headway by so doing. I must say I have read one or two comments with ideas on how to save cost.

Almost all the responses given you so far, are coming from people who know next to nothing about construction and building cost. If what you're looking to achieve is a "guest house", your 60million naira can give you the complete 20 rooms you want and a detached event hall, but interior fittings won't be a part of that budget.

But if what you want is an actual hotel, you can get a 15 bedroom structure without the event hall, because the architectural framework and structural integrity is quite different from what the guest house entails.

Also, your location is going to be a major deciding factor as to the relevance of that amount in achieving your projection. And you have to be extremely careful about the engineer you'll be handing your project to. One thing I can tell you for certain is, with that amount and the crazy prices of materials in today's market, you can effectively rule out the option of a structure that involves decking and a staircase.

my friend has spent over 33m on his 3bedroom bungalow.

The soil of the land is even okay o. Now imagine how much he would've spent if its on those water lodge land

60milion will not b enough. But it can get you started. To do this you should wing the hotel. The 60 million can comfortably build a building with 10 rooms withe reception restaurant and other support areas to standard. You can start operating the hotel and using the profit to expand by building the other wings of 10 rooms and event center

Why not take advantage of this property that has more than what you need save yourself the stress. Hotel, bar, swimming pool and hall of 1,500 capacity etc... With little maintenance & rebrand it. making steady income daily because the market is already there. An average of 3m monthly to be made.

Your rooms should be on the top floor. Party noise from upstairs will make your guests uncomfortable
