Except you want to build a very basic house.


1.Roofing and parapet alone will cost you 4m at least ( Gerard , mind you the price is not so different from step tiles )
2. Plastering will cost you atleast atleast atleast 700k
3. Casement alone will cost you 800k
4. Doors will cost you atleast 700k ( all doors )
5. Borehole will cost you atleast 600k
6. Tiles will cost you atleast 1m
7. Pop will cost u atleast 1m ( mind you cost of pop is not that different from ceiling at the end)
8. A plot atworst will cost you 1m
9. Wiring will cost you atleast 500k
10. Foundation to lintel will cost you atleast 3m
11. Soakway atleast 400k
12. Plumbing atleast 1m
All this is almost 15m and I’ve not even calculated cost of fencing which will take atleast 2m including gate and half plastering .







See a least modern 3 bedroom will cost you at least 20 m bro.
If you want to manage to the core without sere sere you’ll spend atleast 15m .


Buy land 1m

3m for foundation
4m for roofing
2m for doors, conduit and window.






This can be achieved within a month . Then do the rest bit by bit
I am currently running a similar housing project and i can confirm that this comment here is on point.
The pricing are very similar to what I spent, some a little bit less, some a little bit more, but OP should take this advice.

No need to spend anything on any architectural designs or anything. Meet an experienced trustworthy bricklayer, tell him you want a standard 3 bedroom flat each room measuring 10 by 12 with toilet. Do the block making yourself, do not buy as is far more expensive that is if you have access to free or cheap water ohhh. If not buy the block. When it gets to lintel level, source for wood in thick bushes, ask experienced carpenters around they will link you. If you don't consult any architect, if you source for block yourself, source wood yourself, source for sharp sand yourself etc you are saving extra 2.5 million or more at least. From an experienced builder.

depend. A friend 3bedroom project.

Land was =1m
German floor to lintel level = 3m
Parapet = 700k
Wood work= 1m
Roofing (gerrad) 3m.

He Spent about 9m too Roofing level. Didn't know he just start spending.

Over 30m gone now and still spending

No, not a Nigeria of today. For a modest 3 bedroom with big master's bedroom and all ensuit you will probably need like 20m...

NB:

Gerard roofing sheet
Parapet
POP
Fencing
Electric security wire
Plastering
And others ...

6 inches block is around 300 while 9 inches is 400+. Based on calculations, you will need like 4k+ for a modest 3bedroom with all facilities and at least 1500 blocks for your fence if not perimeter fencing.

We haven't talked about sharp sand, German floor, and others.

I am the CEO of Distinct Consultant , I am an architect and also a builder with several building and architecture projects in Ibadan, ogun, ilorin and so on
I can assure u technically that it can
We can design a a sealed and detailed Architecture, mechanical and electrical drawing of a two bedroom bungalow, procure a land of about 700k to 1m and build with the remaining 8.8m
This is very possible in Ondo and ogun state

Several factors will determine that namely location, type/scope of building and quality of finishes.

If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

Depends on the number of rooms, plot size and materials and I'm afraid you might need to be present in the overall purchase of building materials and see to it that there's no wastage.

This is a project I started about two years ago.. with value of land at 2m and honestly I am yet to spend up to 7m.. This a 3 bedroom room bungalow and a mini flat .. pls dont be discouraged by anyone ... I believe you can build a 3 bedroom bungalow with 10 million naira cash in your hand.. the truth there is ..you are likely going to spend less that someone who builds bit by bit.. because you have your cash at hand.. just make sure you get a well experienced bricklayer.. then make sure all purchasing of materials are priced and bought by you.. you can do it bro
