The landlord built that house to generate revenue but bad tenant who want to live above their means will always want to scatter the landlord's plan.
It will take up to 15-20 years before he can recover the money he use in building that house talk more of profits.
E.G you are paying 500,000, multiply it by 20 years, that will give you 10,000,000.
With the current Chicago situation in Nigeria you can not buy land in Lagos with that money talk more of building on it, now somebody built his house and you are paying rent like daily contribution, please pity the land too

again on whatsapp again concerns the second half payment which i did another 275k but to my surpise after paying the said amount i got quit notice letter just 1 weeks after making payment that i shoudn't renew my rent again and i should leave the house before january 14 or by january 14. so i went to the lawyer office and let him know how i feel about this that what my offend and when you know you're given me QUIT NOTICE why collecting money from me again and he doesnt respond to my question saying the landlady complain my wife doesnt use to greet her whereas we are living in the same compound but we tenant have our own gate while the landlord have their own personal gate and compound we doesn't share the same compound because there's demarcation between the tenant and landlord.

my problem and concerns at the moment is i dont have money yet on me to rent another apartment i will really need enough time. I want people here to enlighten me on this under the law, is it how it works in Lagos state and secondly i was told they are coming for inspection of my apartment by November if i made any damage in the apartment when am still living in the apartment likewise am new to this i pay for damage the sum of 60k i never damage anything in the apartment still this moment everything is in order. i really better knowledge on this about the quite notice and inspection of house around November because i dont trust the landlord for who they claim to be PASTOR

I just have two things to tell you... One, your agreement say a yearly tenancy, for you to have paid twice, that mean they consider ur plead which is out of agreement. If they want you to give up the possession, they( the landlord n his lawyer) re to give you a quit notice just b4 or immediately after d expiration of ur tenancy which happens to b January 2024. With that, they will give you a period of 6 months to seek for another apartment. That QNotice they served is invalid, just keep ur mind at rest, if they like, let them go to court. Don't even stress urself to get the service of a lawyer, just get ur agreement and ur payment receipts intact, if you're summon at the court, go with confidence... Surely, the court will favour you.
Secondly, for the damages, zero your mind bcoz you might not have it back again. You're to have it back if nothing went wrong in d apartment but as you're saying they are coming for an inspection, they must find out to overturned the damage paid. Good luck bro...

Don't put him in trouble with the law. Aside some areas on the Highland that will need 3-6 months grace period after your rent is due. Lagos Tenancy Law indicates that you can be served quit notice of 3 months before your tenancy expired. This was done when tenants are hiding under previous privilege of grace period after expiration of tenancy rent and abuse of court process. Afterwards, 7 days notice is given followed by forceful eviction. Kindly search for #JusticeCourt on YouTube for enlightenment of consult a TRUTHFUL lawyer.

If he didn't complain to you before hand about you wife, then that's no case. Some landlords often try to make trouble where there is none. If he tries to sue you, I don't think he has a good case against you because you have not been owing him. The ball is actually in your court. You can humbly pack out or get a good lawyer who would argue that you should be given enough time. And that would even be after you have used up his initial notice period. However with you paying 550k per annum as rent, l think you can afford to have a house of your own. Abi you dey whine us?

Quit notice doesn't you will not pay period you stayed until you park out. There are instances where Tenants properties were seized based on Court order even after parking out.

I am talking from experience...what you read in your book is different from court practice. The moral aspect of this case most come to play . I have accompanied some tenants to ogba magistrate Court...I am impressed how cases of this nature are judged . Infact in one of a tenants last appearance he was ask to take 3 more months despite spending 6minths ...Thevreadon for evicting this tenant us laughable cos nobody digs money from ground ...getting a house involved alot ...you need to raise money raise agency fee raise agreement fee and damages...is nit easy ...I am not encouraging him.to make trouble but if he can't raise money b4 the expiration of the notice ...then the landlord had to approach the court to evict him after due process ...he cannot be evicted by force ..I don't need to tell you who I am but I have helped some people on issues if this nature ......

OP don't listen to this oooo. He doesn't know what he is saying! You have been given notice. The notice start from the day you were informed. Your rent does not need to expire before they serve you notice.
You see, what he said was what inexperienced landlord do. They wait till a tenant is owing before serving the 6 months' notice. At that point, they are not interested in the rent, just interested in evicting the tenant.
You can see this landlord is smart. He envisages the tenant will have trouble renewing the rent and has given notice while the rent is still running. He is within the law. The law does not say you have to live free before you leave a rented apartment.

There is this landlord in gowon estate here . You can never live upto 3months in his house ...you will be forced to park ...when I asked why people are living while the agent is cashing out .. ? Some told me her trouble is too much ontop of that she emotionally blackmail her tenants ...they always respect her age and park out ...Recently she met her match ...she us the one begging for reconciliation...she has gotten no leave no transfer tenant ...They have gone to court many times ...she now calls for peace ...

Firstly, from all indications, you struggle to pay your rent meaning you are living above your means. I do not blame you because things are hard or maybe you're doing it to please your wife which my candid advice is to quit and go for a cheaper rent.

Note: If your two and half months salary can't pay your rent, then you're in trouble because there are many unforseen bills waiting to swallow your income.

Secondly, the Barrister only effected that just to either scare you and work on your psychology.

My Advice: Consult a Barrister who has an indebt knowledge of Tenancy Law and make sure you don't sign any Quit Notice issued to you. In November, never you grant your landlord's lawyer access to your apartment.

Finally, make plans to relocate to a cheaper apartment to avoid insult. And while doing so, save money to build even if it's a half plot of land and start building gradually.

The landlord has the right to inspect his property within reasonable time! All he needs is to inform the tenant ahead of time. Not giving the landlord access is another nail against him!

You are wrong. The notice window is 6 months. It could be six months before the expiration of the rent or after the expiration for which the tenant is obligated to pay rent for the six months.

By breaking your rent payment to half yearly it means that you are no longer a yearly tenant. The lawyers consent was verbal and not documented.

Approach them and beg and promise that you will pay your rent timely. Don't go spending money on a lawyer. They will deceive you and at the end you will still leave.

- You don't need to have committed any offence, you and the landlord had a contract, the landlord now wants to end that contract. By issuing you a 6-month notice, he has legally notified you of the intention by giving you half the term of your rent period as notice. i.e. You pay for 12 months, you get a notice of 6 months.

They would have issued you the notice in June, but refrained because YOU WERE OWING even though you are pre-paying the rent, again let's not dwell on technicalities. Now that you paid up by August 16th, you were issued the "original notice date not period" which is january 14th but in this case not up to the 6-month period. So, if we are to follow to the letter, you should get a notice till february 16th, however YOU WILL BE OWING ONE MONTH OF PRORATED RENT which is #45,833. So, you either make this point clear to them and hand over the said amount, or forfeit the one-month missing notice period in lieu. However, make no mistake, YOU ARE OBLIGATED TO PAY RENT FOR EVERY SINGLE MINUTE YOU LIVE THERE.

Another person sending you to jail. Your signature is not needed. They only need to notify you and prove that you or a member of your household was duly notified. Since you have already communicated with the lawyer regarding the quit notice, the receipt of same is automatically implied. However, same set of people may also notice that your apartment is on fire and may choose to or otherwise help you raise an alarm and assist with forming a bucket brigade to help you put it out. As it is your discretion, so is it theirs, CHOOSE YOUR BATTLES. This will not be a tenable reason to issue you a quit notice, and no reason is needed to issue you a quit notice other than "we would like to legally terminate our agreement", which is what has been done here.

That amount is actually a security deposit of sorts. Think of it as collateral, on leaving the premises, if there is no damage to the property, the landlord it legally obligated to refund it to you.

They have given you ample notice of this intention, you are to respond and work out suitable timing for both parties to carry out that inspection. Once they're satisfied that indeed the property is undamaged, you can go ahead to request for your refund when you are handing back the place over to the landlord or their representative in person of the lawyer. At this point, if the refund is not provided, you can seek legal redress.

You shouldn't care if he's a pastor or the king of the universe, all that is irrelevant. You also don't need to either trust him or otherwise. You had a legally binding agreement with him, simply ensure the agreement is followed especially if it starts to appear that you are being taken advantage of.

I promise to make this simple and short. Please kindly bear with me. however i write this am mind is filled up.
I just got an apartment where am living for now with my wife and daughter which is going to be 2yrs of me staying by January 14 2024. but the issue i have right now is that i was suppose to renew my house rent January 14 2023 the sum of 550k year due to how difficult everything was so

i make half payment on December 2022 to the lawyer and make the lawyer understand the situation of thing at the moment and he accept with me sum of 275k that's 6 month payment so hoping before June/July i will be paid the remaining half. fast forward to August 16 i message the lawyer

again on whatsapp again concerns the second half payment which i did another 275k but to my surpise after paying the said amount i got quit notice letter just 1 weeks after making payment that i shoudn't renew my rent again and i should leave the house before january 14 or by january 14. so i went to the lawyer office and let him know how i feel about this that what my offend and when you know you're given me QUIT NOTICE why collecting money from me again and he doesnt respond to my question saying the landlady complain my wife doesnt use to greet her whereas we are living in the same compound but we tenant have our own gate while the landlord have their own personal gate and compound we doesn't share the same compound because there's demarcation between the tenant and landlord.

my problem and concerns at the moment is i dont have money yet on me to rent another apartment i will really need enough time. I want people here to enlighten me on this under the law, is it how it works in Lagos state and secondly i was told they are coming for inspection of my apartment by November if i made any damage in the apartment when am still living in the apartment likewise am new to this i pay for damage the sum of 60k i never damage anything in the apartment still this moment everything is in order. i really better knowledge on this about the quite notice and inspection of house around November because i dont trust the landlord for who they claim to be PASTOR
