Update

The lawyer called me today requesting a meeting. He said though they want to renovate the house they were not ready to evict anyone.
We're looking at alternatives of where to put items and other things during renovations.

By the time you put together agency and agreement and commission and al those nonsense money we'd be looking at millions for a mini flat

They will give him hopes... by the time he pays their appearance fees in court twice, he will have a rethink. Then he may start begging the landlord

You can use the remaining time to look for another apartment or try to appeal to the landlord of the apartment to see if he can have a change of heart.

Seems states have different mode of operations. The lawyer we used to evict some tenants in Abia state had a stamp of the high court on it.

Whatever you mean by being 'into the legal system' is not equivalent to being a lawyer. The Notice in this instance is clearly in accordance with the Tenancy Law. If you pay your rent yearly, you are entitled to 6 month's notice to quit.
Where the term expires and your rent is in arrears, you will receive only the 7-days Notice.
That the court system could be manipulated to prolong your stay in a house is a dying culture in Lagos now. Pray you don't tempt a wicked landlord with this jungle plan as you may find yourself on the streets without knowing why.....

It's not that I don't want move but the notice seems too sudden even though it's in 6 months time.

You have said exactly what I said, I don't know why say I am not correct.
The moment the payment of a new tenant is refunded and he is given 6 months notice it means his rent is not running, that fulfills the law that you cannot give a tenant notice based on his valid rentage. That is 419, you collected the man's money and asked him to be looking for another apartment with which money,?

The law says he must enjoy the money paid in peace without harassment otherwise you refund his rent.

We are saying different things.

Tenant pays for 12 months.
Tenant stays for 1 month & landlord decides they don't want the contract anymore.
Landlord issues 6 months notice and refunds 5 months of rent.
Tenant collects 5 months refund and stays for the 6-month notice period which he's paid rent for.

I don't know exact figures as they may vary per location, however, it won't be expensive.

Must it be issued by a Lawyer? Can't the landlord issue the quit notice and the seven days notice himself?

So today the lawyer in charge of the property I stay in brought a notice to quit for us. Our rent is due November 31st and in the quit notice, it states we must leave that same date.

Please I want to ask is this what the law states ? Because he claims we now have 6 months notice to vacate the apartment even as our rent will be due in November...

First of all, a quit notice doesn't have the constitutional rights to forcefully evict you from the house, only the court does.

Secondly, contact your lawyer, so at the 6th month, your lawyer will reply the notice, by seeking a redress in court, and believe me, the landlord would start begging, because the court can grant you free stay of up to 6 months and another 3 months, if you please with the court, due to the economical hardship.
